DEED OF AGREEMENT OF

MONTHLY TENANCY
This AGREEMENT is made on this day of 1 st December of the year 2022 at House
# 03, Road # 02, Sector # 09, Uttara, Dhaka-1230.
BETWEEN
Alhaz Hafiz Shafiqul Islam Molla, Son of tate Mobarak Hossain Molla, resident of
House # 03, Road # 02, Sector # 09, Uttara, Dhaka-1230. (Village : SHasonpara,
Post office: Sasonpara, P.S: Kachuya, Dist: Chanpur).
AND
Mr. Minhazur Rahman (Sobuj), son of Hossain Ahamed, Village: East Laxmipur,
P.O: DalalBazar, P.S: Laxmipur Sadar, Dist: Laxmipur (hereinafter called the
tenant) of the SECOND PART. NID Number: - 2822403354
Whereby it is agreed as follows:
1. T he owner of the house shall grant ant the tenant shall accept a lease of
the flat situated at House # 03, Road # 02, Sector # 09 (1 st Floor South side)
Uttara Model Town on monthly tenancy basis starting from the 1 st day of
December, 2022 for a monthly rent of tk 30000 (Thirty Thousand) only
payable amount of penalty may be charged by the owner of the house and
also a security deposit of TK. 60,000/= (Sixty Thousand) only be paid at the
time of entering into the contract.
2. The tenant agrees with the owner of the house as follows:
a) TO pay Electricity, water and gas charges based on meter reading or the
amount fixed by the respective authority or by the owner of the house as
the case may be and also to pay a monthly service charge (to cover the cost
of maintaining the security of the house and other maintenance cost to the
amount TK 2,850/= (Two Thousand eight Hundred & fifty) only.
b) NO to make nay addition or alteration of the premises during the
continuation of the tenancy:
c) To use the house for residential purposes only.
d) Not to assign or sub-let or part with the possession the premises:
e) To leave the side premises including such as sanitary, electric and gas
fittings, door windows and glasses ect. fixed up by the owner of the house,
and effect in a good state, condition and repair or replace as they now are,
reasonable wear and tear excepted.
f) TO indemnify for any loss or damage caused to the premises for negligence
of the occupants during stated period of tenancy.
g) Not to carry on any trade or any activity within the house which is against
the law of the land or cause inconvenience of the neighbors:
h) To project the interest of the owner if his interest in the said premises
rented for or at least to inform the owner if his interest in the said rented
premises is threatened any time during the period of tenancy agreed for:
3. The owner of the house will enter into the following covenants:
a) To keep the house in good repair with tenantable conditions:
b) when the lease is determined, to pay back money taken as security deposit
at the time of contract from the tenant amounting to TK. 60,000/= (Sixty
Thousand) only. Further, the cost of damage negligently caused shall be
deducted from the said security deposit.
c) The owner of the house shall pay the ground rent, corporation tax and any
other tic that may be levied on the property.
4. The owner of the house and the tenant covenant as follows:
a) That the lease be determinable in case of urgent and unavoidable
circumstances and important necessity before the expiry of the tenure of
the contract by either party by registered post at the respective address:
b) That the terms and conditions of this deed is to be kept effective till
December 2023 starting from the date of this agreement. The tenancy may
be renewed with consent of the owner for further period on fresh terms
and conditions provided the tenant offers in writing his intention at least
three months before he expiry of the agreement failing which the tenant
looses all rights and privileges laid down in this contract.
5. In case of breach of any terms by the tenant the owner of the house shall
have the right of re-entry into the premise;

kitchen, I (One) drawing room 2 (two) Bath rooms, one commode etc.
