Care andMaintenance
The following procedures and inspections should be performed in accordance with this section, in addition to any specific
requirements of the NFPA. Any impairment must be immediately corrected.
NOTICE
Performing the care and maintenance procedures will result in operation of the associated alarms. Consequently,
notification must first be given to the owner and fire department, central station, or other signal station to which the alarms
are connected.
Before closing a fire protection system main control valve for maintenance work on the fire protection system that it
controls, obtain permission to shut down the affected fire protection system from the proper authorities and notify all
personnel who may be affected by this decision.
The owner is responsible for the inspection, testing, and maintenance of their fire protection system and devices in
compliance with this document, as well as with the applicable standards of the National Fire Protection Association (e.g.,
NFPA 25), in addition to the standards of any other authorities having jurisdiction. Contact the installing contractor or
product manufacturer regarding any questions.
It is recommended that the following inspection procedure be performed at least quarterly by a qualified Inspection
Service

The design of Automatic Wet Foam Water Sprinkler System is based on the requirements of
NFPA 16 – Foam Water Sprinkler System. – major equipment components
Maintenance of System
It is the responsibility of the owner of the protected building to ensure that the installation is
tested in accordance with the requirements specified in this code with any additional tests,
which may be required by the relevant authority.
Regular inspection and proper maintenance of the installation are necessary to ensure full
operating condition and satisfactory performance of the system at all times. Such inspection,
maintenance and testing of the installation shall be carried out by competent and experience
personnel who shall be thoroughly trained in the functions they are expected to perform.
Inspection tests and maintenance work performed shall be fully recorded in a logbook and shall
be available for examination by the Fire Service.
For every periodic testing, the Fire Service shall be contacted prior to the transmitting of the fire
call, to inform them of the simulated fire condition to be tested. On completion of the test, the
Fire service shall be contacted to ensure that the fire call was received and to advise them that
the installation was reset and left in an operative condition.
At the completion of all periodic test, the system shall be reset and verified as being in operative
condition.
Weekly Test
The following check and tests should be made every week:
1. Check all stop valves are secured in the open or closed position as appropriate. Particular
attention shall be given to the main control valve, drain valve and test valve.
2. Check and record the pressure at the installation gauge and water supply gauge and ensure
that normal water pressure is being maintained.
3. Visual Inspection to ensure the connection is a contact.
4. Check that required spare sprinklers and sprinkler spanner are on hand.
5. Check the Fire Service breeching inlet to ensure it is in good condition, easily visible and
accessible.
6.2 Quarterly Tests
In addition to the normal weekly tests, the following additional tests shall be performed:
1. Check and ensure that the flow switch operational by using or opening the test valve installed
at the last or most remote point of the sprinkler pipework to activate the Fire Alarm on Brant
Building Fire Alarm Panel. Isolate the Bladder Tank to ensure no foam discharge in the area.
Normalized the system after the test.
2. Check the condition of all sprinklers. The sprinkler shall be replaced when painted, corroded,
damaged or loaded with foreign materials.
3. Operate and check to ensure that all isolating valves and any other water supply stop valves,
are fully open.
4. Check to ensure that all water supply non-return valves are correctly seated.
5. Clean the strainer of the water alarm gong and check the water alarm gong is in operation
6. Check for obstruction such as partitions, racks or piled stock, which are placed as to interfere
with the effectiveness of water discharging from sprinkler. Annual Tests
In addition to the normal weekly and quarterly tests, the following additional tests shall be
performed:
1. Carry out water supply periodic check test to ensure that the water supply satisfies the
pressure/flow requirements appropriate to the hazard class.
2. Physically check the internal mechanism of all pressure switches to ensure that all
components are free of corrosion, securely mounted and in working order.
3. Examine all pipes and hangers for corrosion and mechanical damage. Clean, paint and
replaced as required. Loose hangers shall be replaced or refastened.
4. Oil or grease all valve stems. Completely close and re-open the valve to test its operation and
distribute the lubricant.
5. Check all gauges with an inspection gauge.
6.4 Three-Yearly Tests
In addition to the normal annual tests, every three years, overhaul all stop, non-return and
pressure-reducing valves. Replaced all damaged and worn parts as necessary.
d) Check that required spare sprinklers and sprinkler spanner are on hand.
e) Check the Fire Service breeching inlet to ensure it is in good condition, easily visible and
accessible.
6.1.2 QUARTERLY INSPECTIONS & TESTS
In addition to the normal weekly inspection and tests, the following additional tests shall be
performed:
a) Check and ensure that the flow switches operational.
b) Check the condition of all sprinklers. The sprinkler shall be replaced when painted, corroded,
damaged or loaded with foreign materials.
c) Operate and check to ensure that all isolating valves and any other water supply stop valves,
are
fully open.
d) Check to ensure that all water supply non-return valves are correctly seated.
e) Clean the strainer.
f) Check for obstruction such as partitions, racks or piled stock, which are placed as to interfere
with the effectiveness of water discharging from sprinkler.
6.1.3 ANNUAL INSPECTIONS & TESTS
In addition to the normal weekly and quarterly tests, the following additional inspections and
tests shall be performed:
a) Carry out water supply periodic check test to ensure that the water supply satisfies the
pressure/flow requirements appropriate to the hazard class.
b) Physically check the internal mechanism of all pressure switches to ensure that all
components
are free of corrosion, securely mounted and in working order.
c) With electrical equipment isolated from all power supplies, the motor starter should be
cleaned
and the condition of all heavy-current-carrying contacts checks. Any item showing signs of wear
or corrosion shall be immediately repaired or replaced.
d) Examine all pipes and hangers for corrosion and mechanical damage. Clean, paint and
replaced
as required. Loose hangers shall be replaced or refastened.
e) Oil or grease all valve stems. Completely close and re-open the valve to test its operation and
distribute the lubricant.
THREE-YEARLY TESTS
In addition to the normal annual tests, every three years, overhaul all stop, non-return and
pressure-reducing valves. Replaced all damaged and worn parts as necessary.
Where investigation suggests that sediment may have collected in the pipework, all system
pipework should be flushed. Conditions that may indicate the need for investigation include the
following:
a) Discharge of obstructive material during routine water tests.
b) Foreign material in sprinkler pumps or in check valve.
c) Heavy discoloration of water during drains tests.
d) Plugging of sprinklers
Operation and Maintenance Guide For Type 1 Fire Hoses (KFH65/30-T1)
Operation Guide:
1) Run out hose and securely plug in one end of hose coupling to valve connection and one end to the
nozzle.
Maintenance Guide:
1) Pressure testing shall be carried out at least every twelve months. Each hose shall be visually
inspected then hydrostatically tested at a pressure of 50% in excess of the intended working pressure or
at 10 Bar.
2) Hydrostatic Pressure:1) Connect the hose to the water supply.
2) The hoses must laid straight.
3) Pressurized the hose with water at pressure 10 bar.
4) This required service pressure must be maintained for two minutes
2) Visually inspection after each use and before placing them in storage to check the hoses external
surface are free from cuts, gouges, scorch marks and abraded areas.
3) Hose should be stored in cool dry and well-ventilated conditions. When loaded on fire appliance /
vehicle it should be stowed in such a way that air circulation can take place and that excessive chaffing
against the sides of vehicle lockers due to vibration is minimised.
4) After normal use, the hose may be wiped down with a damp cloth and stored in a cool, dry, well
ventilated place.
5) After contact will oil or chemicals, a mild detergent may be applied to the affected area using a soft
brush and then the area washed down using abundant of clean water.
6) Hose repair shall be carried out in accordance to KOLLING repair recommendations. Consult
KOLLING for the appropriate repair system for your hose
Care andMaintenance
The Model TJR TYCO Resilient-Seated Gate Valves must be maintained and serviced in accordance with this section.
Before closing a fire protection system main control valve for maintenance work on the fire protection system that it
controls, obtain permission to shut down the affected fire protection system from the proper authorities and notify all
personnel who may be affected by this decision.
After placing a fire protection system in service, notify the proper authorities and advise those responsible for monitoring
proprietary and/or central station alarms.
The owner is responsible for the inspection, testing, and maintenance of their fire protection system and devices in
compliance with this document, as well as with the applicable standards of the NATIONAL FIRE PROTECTION
ASSOCIATION - for example, NFPA 25 - in addition to the standards of any authority having jurisdiction. The installing
contractor or product manufacturer should be contacted relative to any questions. Any impairments must be immediately
corrected.
Automatic sprinkler systems are recommended to be inspected, tested, and maintained by a qualified Inspection Service in
accordance with local requirements and/or national codes.
See Figure 1 for valve components referenced in this section.
Debris lodged in the sealing area of the Wedge (2) may cause the valve to close hard. Backing off the Handwheel (10) and
closing it again, several times if necessary, can correct this problem.
The valve should never be forced to seat by applying a wrench or extension to the Handwheel (10), as it may distort the
valve components or score
Wafer Style
Maintenance
The TYCO Model BFV-300 Wafer Style Butterfly Valves must be maintained and serviced in accordance with this section.
Before closing a fire protection system control valve for maintenance or inspection work on either the valve or fire
protection system which it controls, permission to shut down the affected fire protection systems must be obtained from the
proper authorities and all personnel who may be affected by this decision must be notified.
