Bye laws & standards


➢ Requirement of group development, group housing, cluster housing,
residential enclaves, row housing schemes
➢ Such developments shall be considered where the site is developed
together with the building construction and all amenities and facilities
and not disposed as open plots
➢ All group development schemes, group housing scheme, cluster housing
schemes applications shall in addition to the requirements under there
rules in a rule accompanied by..
• Services and utilities plan as per standards for water supply system,
drainage system, storm water disposal system, sewage system, rain
water harvesting system, and other facilities.
• A landscaping plan including row housing/water recycling details.
• Parking and internal circulation plan along with the common pools
parking area
➢ The main plot size for group housing schemes and group development
schemes shall be 4000 sq m and minimum road width shall be-12.2 m
wide.
➢ In case of housing in large plots or blocks, the proposals should be
promote with the immediate improvements of the accessibility of the
site from the nearest main road by the way of an approved road
develop plan by the competent authority with a minimum width of
12.2m which should be implemented by the licenced developer with a
period of 3 years any road widening required shall be deemed to be
approved under these rules and has to be developed with complete
infrastructure facilities amenities.
➢ These shall be applicable in case of govt sponsored housing
scheme/approved NGO’s or private scheme and the guidelines and the
requirements as given in NBC for low costing housing government
orders.
Group development schemes & group housing scheme

1. Group housing schemes are reckoned as apartment block in 2 or


more blocks in a site. these could be high rise or single walkup
units. These can be normal height buildings or high rise blocks or
combination of both.
2. The open space setbacks for such types of development shall be
as follow.
➢ Heigh of building block-above 12<18m
➢ Distance to be maintained from periphery to building - 6m
➢ Distance between the two blocks -6m.
➢ Stilt +2 or more cellars allowed for parking area. Stilt
parking floor permissible to building <15m.
➢ Height of stilt floor shall not exceed -3m.
3. No balcony projections shall be allowed to extend on the
minimum distance to be maintained &other open spaces.
4. Common amenities and facilities like shopping centers,
community hall, etc.. are to be provided in up to 5% of the area
and shall be planned and developed in cases where the units are
above 100 in number to be part of the residential block.
5. Public access road of 9m width of 2 lanes black topped is to be
developed on any side at the periphery as per suitability and
feasibility for the convenience of accessibility of other sites and
lands located in interiors.
6. In case of blocks up to 12m height access through pathway of 6m
width branching out from the internal roads & paths shall develop
as per standards
1. Minimum of 10% of site area shall marked for open spaces,
greenery, totlot and soft landscape.

Minimum setbacks & heights for all types of non-high rise buildings
1 The setbacks are to be left after leaving the affected area of
the plot/site, if any for road widening.
2 Where the lighting and ventilation of a buildings is through
the means of a chowk or inner open space shall be open to
sky and area of at least 9 sqm and not<2m.
3 A strip of at least 1.0m greenery/lawn along the frontage of
the site within the front setback developed and maintained
green.
4 For all residential /institutional/industrial plot s above
750sqm above 5% of site area.
Other requirements for building above 10m
• The parking space should be effectively designed and clearly marked and
provided with adequate access, aisle, drive & ramps required for
guidance of vehicles.
• For parking spaces in basements & upper storeys of parking floor at least
two ramps of min 3.6m width or one ramp of minimum 5.4m width.
• Basement/cellar may be set back at least 1.5m from property line.
• Up to 10% of cellar shall be used for non habitataion purpose like A/C
plant room, generator room, electrical installations, laundry etc.
• Space over and above 6m in front set back may be considered as of
street parking space.
• Visitors parking-10% of area.
• Parking required for residential apartment -30% of MCH(Master of
Chirurgiae) areas and 20% in municipalities and rest of development
authority area
