LEED INDIA
• Leadership in Energy and Environmental Design (LEED-INDIA) Green Building Rating System
is a recognized point of reference both in our country as well as worldwide for the design,
construction and further, operation of high performance green buildings. The organization
supplies building owners, architects, consultants, developers, facility managers and project
managers the paraphernalia that they require to design, construct and operate green buildings.

• The principal features of a green building include valuable use of soil and landscapes, resourceful
utilization of water, usage of energy efficient and Eco-friendly apparatus, operational control &
building management systems, use of renewable energy, use of recycled or recyclable materials
and most significantly, better indoor air quality and air circulation for health and comfort.

• LEED-INDIA is one of the chief councils to give a green rating to a structure, whether an
apartment, independent home or office. LEED-INDIA promotes a holistic methodology to
sustainability by way of the fact that it recognizes the functioning of a green building in five of
these crucial matters.
In order to earn credits to achieve one of the above categories, the
project must meet certain criteria and goals within the following
categories:
• Location and transportation - You should take into consideration the location of
your project and how it can be combined with the transportation option within the area,
in other words how the users of the facility can get in and out of the facility.
• Materials and Resources - Earn credits by using sustainable and earth-friendly
products, while reducing waste promoting better indoor air quality.
• Water efficiency - The building must be designed in such a way that potable water
usage is reduced or resources can be reused, minimizing the needs of water inside the
building.
• Energy and atmosphere - The building must enhance energy performance and
promote great indoor air and environmental quality.
• Sustainable sites - Design the project in such a way that the natural resources and
ecosystems nearby can naturally take part of the design minimizing environmental
pollution.
• Indoor environmental quality - Increase daylight usage and promote natural
ventilation.
• Innovation - Any idea that is not covered under the five LEED main areas.
• Regional priority credits - Addressing any particular concern based on the regional
or geographical location.
DRAVIDIAN ARCHITECTURE STYLE
• Chola Style temples mostly consists of 4 important features,
arranged in different way:
 The temple architectural design and main shrine comprised a
rectangular flat-roofed mandapa (ardhamandapa) leading into a
square flat-roofed sanctuary which supports a vimana
 The dvarapalas, or guardian figures, at the entrance to the
mandapa, or hall which started from the Pallava period became a
unique feature of the Chola Temples.
 Gate-pyramids, Gopurams, which are the principal features in the
quadrangular enclosures that surround the more notable temples.
 Pillared halls or Chaultris—properly Chawadis — used for various
purposes, and which are the invariable accompaniments of these
temples.

Special rules for High Rise Buildings
• Road width:- The site shall either abut on a road not less than 18
metres in width or gain access from public road not less than18
metres in width through a part of the site which can be treated as
an exclusive passage of not less than 18 metres in width.
Provided further that High Rise building may be permitted with
limitations on maximum FSI of the building on a site abutting or
gaining access from a public road of min. 12 m or 15 m in width, or
gain access from public road not less than 12 m or 15 m in width
through an exclusive passage of not less than 12 m or 15 m in
width, subject to compliance of the planning parameters according
to the table below
The extent of the site, FSI, Set back etc. for High Rise Buildings shall
be regulated according to the table below:
Set Back
• The space specified above shall be kept open to sky and free
from any erection or projection such as sunshade or balcony
of any building other than a fence or compound wall provided
that these open yards may be used for the provision of access
ways to the building’s parking facilities.
• A watchman or caretaker booth or Kiosk not exceeding 2.5m.x
2.5m. in size at each gate and not exceeding 3m. in height and
open transformer yard shall be permitted in the set back space
after leaving 7 metres clear set back from the main structure.
Basement Floor
• The height of basement floor shall not exceed 1.2 metres above
ground level and the headroom shall be minimum 2.4 metres.
• In cases where more than one basement is proposed for parking
and incidental uses, sufficient provision for lighting and
ventilation and also for protection from fire to the satisfaction of
Directorate of Fire and Rescue Services shall be made.
• During the construction of the basement floor, it shall be the sole
responsibility of the Building Permit holder to ensure that the
building or structure in the adjoining sites are not weakened or
damaged.
Basement Floor
• The basement shall be permitted below the ground and
beyond the building lines at ground level subject to a clear
minimum front setback space of 4.5m and side and rear
setback of 3m, subject to non habitable uses and provision for
mechanical ventilation and all safety provisions and drainage.
However, it is essential that the basement top slab below the
external circulation at ground level should be designed for
firefighting vehicular loads
Conformance to National Building Code of
India
• In so far as the determination of sufficiency of all aspects of
structural designs, building services, plumbing, fire protections,
construction practice and safety are concerned the
specifications, standards and code of practices recommended in
the National Building Code of India 2016 shall be fully
conformed to and any breach thereof shall be deemed to be a
breach of the requirements under these rules.
Conformance to National Building Code of
India
• Every High Rise Building erected shall be provided with:
▫ lifts as prescribed in National Building Code of India, 2016;
▫ a stand-by electric generator of adequate capacity for
running lift and water pump, and a room to accommodate
the generator;
▫ an electrical room confirming
▫ at least one metre room of size 2.4 metres by 2.4 metres for
every 10 consumers or 3 floor whichever is less. The metre
room shall be provided in the ground floor.
Premium FSI
The Premium FSI over and above the normally allowable FSI relating the
same to road width parameter may be allowed as follows:

The Premium FSI charges shall be collected at the rate of 50% of Guideline
value for the excess FSI area over and above normally permissible FSI area
for Non High Rise Building and at the rate of 40% of Guideline value for
the excess FSI area over and above normally permissible FSI area for High
Rise Building. In case of multiple survey numbers for a site the maximum
Guideline value shall be considered.
Exit Requirements
The following general requirement shall apply to exits:
• Every building meant for human occupancy shall be provided with exits
sufficient to permit safe movement and also escape of occupants in case of
fire or other emergency.
• All exits shall be free of obstructions.
• No building shall be altered so as to reduce the number, width or portion of
exits to less than required.
• Exits shall be clearly visible and the routes to reach exits shall be clearly
marked and signs posted to guide the occupants of floor concerned.
• All exit ways shall be properly illuminated.
• Fire fighting equipment where provided along exits shall be suitably located
and clearly marked but must not obstruct the exit way and there should be
clear indication about its location from either side of the exit way.
• Alarm devices shall be installed to ensure prompt evacuation of the
occupants concerned through the exits, wherever required.
• All exits shall provide continuous means of egress to the exterior of a
building or to an exterior open space leading to a street.
• Exits shall be so arranged that they may be reached without passing
through another occupied unit, except in the case of residential buildings.

Types of Exits
• Exits shall be either horizontal or vertical type. An exit may be doorway, corridor
and passage to an internal staircase or external staircase, ramp or to a verandah
and/or terraces that have access to the street or to roof of a building. An exit may
also include horizontal exit leading to an adjoining building at the same level.
• Lifts, escalators and revolving doors shall not be considered as exits.
Number and size of Exits
• The requisite number and size of various exits shall be provided, based on
the occupants in each room and floor based on the occupant load, capacity of
exits, travel distance and height of buildings as per provisions of the NBC
Part 4 ‘Fire and Life Safety’.

Arrangement of Exits
• Exits shall be so located so that the travel distance on the floor shall not
exceed 22.50m. for residential, educational, institutional and hazardous
occupancies and 30m. for assembly, business, mercantile, industrial and
storage occupancies. Whenever more than one exit is required for a floor of a
building they shall be placed as remote from each other as possible. All the
exits shall be accessible from the entire floor area at all floor levels.
