NATIONAL BUILDING CODE STANDARDS FOR MIXED USE DEVELOPMENT

BUILDING STANDARDS AND REQUIREMENTS

•Floors above established grade determine the number of storeys and their height in
meters for different building types.

•Setbacks for buildings are determined by the required open space and the distance from
the property boundaries.
•Abutments for R-5 lot types are only allowed on two sides or one side and the rear
property line boundary.

•The width of the rear or side court increases by 300mm for each additional storey up to
the fourteenth storey.

•Ceiling heights and room standards are specified for different spaces, including habitable
rooms and kitchens.

•Airspace requirements are necessary to determine the size of rooms.

•Window openings should be a certain percentage of the total floor area of a room.

•Artificial ventilation requirements are stated for different spaces and air changes per
hour.

•Specific provisions are provided for basements, including setbacks, maximum depth,
and provisions for natural lighting and ventilation.
NATURAL VENTILATION SHAFTS PLACEMENT AND USAGE GUIDELINES
FOR BUILDING DESIGN

•A primary or main natural ventilation shaft, located at the center of the building, should
span the entire height of the building above and below grade, with a clear distance of at
least 3.00 m.

•Secondary or support natural lighting and ventilation shafts should emanate from the
front and rear perimeters of the building, with a clear distance of at least 1.20 m and
traverse the entire depth of the building.

•The angular shafts should be at a 60-degree angle from the horizontal with the maximum
Philippine solar angle.

•Encouragement is given for separate angular shafts emerging from the side perimeters of
buildings.

•The vertical and angular shafts serve as natural air and light intake only, while exhaust or
air exchange is not permitted to maintain minimum temperature levels inside the shafts.
