This set of specification shall govern the methods of construction and kinds of materials
to be used for the proposed project shown on the accompanying plans and detailed
drawings.
The plans, detailed drawing and the specification shall be considered as complementing
each other so that what mentioned or shown in one is although not mentioned or shown
in the other shall be considered as appearing in both. Any conflict to be found between
the two should be referred to the designing architect/engineer for clarification.
1. GENERAL CONDITIONS
All parts of the construction shall be finished with the first-class workmanship to the
fullest talent and meaning of the plans and the specification, and to the full satisfaction of
the designing Architect/Engineer and the project owner / representative.
The construction shall confirm to all the requirements of the National Building Code of
the Philippines and the rules and regulations enforced in the locality.
The building site shall be leveled to a suitable grade according to the plans. It should be
cleared of rubbish, roots and other perishable materials.
The building lines shall be staked out and all lines and grades shown in the drawings
accurately established before any excavation are started
All excavation shall be made to grade indicated in the drawings. Where the building is
covered with any kind of fill, the excavation for the footings shall be made deeper until
specification safe bearing capacity of the soil is reached.
5. BACKFILLING OF EXCAVATION
When the concrete poured for the foundation has hardened and can already withstand
the pressure resulting from the fills, the materials removed from excavation shall be used
for backfilling them.
The fills and backfilling shall be placed in layers not more than 150mm in thickness.
Each succeeding layers shall be thoroughly compacted by wetting, tamping and rolling.
6. CONCRETE WORKS
Concrete should be mixed thoroughly such that there is uniform distribution among the
cement and the aggregates. The concrete should be vibrated and its form should be
tapped as it is deposited to its final position, to prevent formation of voids in the concrete
member which will weaken the building.
Water to be used for the mixing concrete shall be cleared and free from injurious amount
of soil, acid, salt, alkalis and organic material.
B. Columns
Reinforced Concrete (3,500 psi.); from column footing until roof deck floor column; with
the necessary reinforcing bars as indicated in the structural plan using grade 33 for
deformed bars.
C. Beams
Reinforced Concrete (3,500 psi.) for all beams while; with the necessary reinforcing bars
as indicated in the structural plans using grade 33 deformed bars for main while grade
33 deformed bars for secondary bars.
Forms for all reinforced concrete shall be adequately supported and braced or tied
together to maintain the correct positions and the shapes of poured concrete. Wooden
forms shall be constructed sufficiently tight to prevent the bulging of concrete upon
pouring or leaking/draining of water during curing.
The forms shall not be removed until the concrete has attained sufficient strength to
support its own weight and any temporary loads placed on it. The side of forms of girders
and beams may be removed earlier than the bottom forms. However, additional supports
and shoring must be placed under until they have attained strength.
8. MASONRY WORKS
9.1. Interior
4.5mm thick fiber cement board with .50mm Double Metal Furring Ceiling Joist.

4.5mm thick fiber cement board with .50mm Double Metal Furring Ceiling Joist.
The designs and specifications of materials for doors and windows to be installed for this
project are shown in the schedule of doors and windows detail plans.
10.1. Doors
BED ROOM DOORS = 80 x 120, Molded Door with Wooden Jamb (Paint Finish),
3 ½” Butterfly Hinges, Lever Type Door Knob.
TOILET and BATH DOORS = 70 x 120, Molded Door with Wooden Jamb (Paint
Finish), 3 ½” Butterfly Hinges, Lever Type Door Knob.
10.2. Windows
UPVC frame with ¼” thick reflective bronze glass and Steel Grill.
Following are the specified materials to be used as floor finishes for the different rooms
of the project.

Other walls shall be in paint finish.
During construction and lying of tiles, the owner may require that decorative tiles
and moldings be installed at certain parts of floor and wall for accent to enhance
the overall design of each room.
All tiles to be used for this project shall be of first class quality. Each piece should
be free from chipped off corner, serrated edges or other defects. The tiles must
be set in place accurately and firmly with ¾” thick cement mortar for floor and at
least ½” thick on wall.
All electrical work shall be done in accordance with all the requirements of the latest
issued Philippine Electric Code. Specifications for the electrical works are included in the
electrical plans of this project.
All works shall be under the direct supervision of a licensed plumber and in strict
accordance with these specifications and of the methods as prescribed by the latest
National Plumbing Code of the Philippines.
Plumbing works and materials shall be in accordance with the National Plumbing Code
of the Philippines. Soil and waste pipes shall be properly graded or pitched downward to
facilitate easy discharge of the solid and liquid wastes from the plumbing fixtures or
receptacles to their place of disposal. Sloping pipes must be well supported and rigidly
suspended to prevent sagging, displacement or pipe breakage, resulting in leakage of
waste matter.

16. ROOFING

Materials, design and details were specified in the structural plans.
INSULATION
5mm thk., Single Side Insulation Foam.
All painting works for this project shall be executed in first class. Surfaces should be
thoroughly cleaned to remove mortar, dust, grease, rust and other foreign substances
that may be present on areas to be painted.
Surfaces defects such as cracks, dents and holes must be filled with putty and sand
papered before final coat of paint is applied.
All concrete surfaces to be painted shall be first be given a coat of concrete neutralizer.
Metal and steel must be primed with anti-rust paint before the application of subsequent
coats of paint.
The overall scheme to be followed in painting and varnishing the building, including
those of materials like tiles, plumbing fixtures and other accessories shall be left to the
decision of the owners and the Architect/Engineer.
WOODEN CABINETS
All Wooden cabinets must be Liquid tile paint finish.
FIRE WALL
Fire wall must be applied with water proofing before applying top coat paint.
