CONSTRUCTION SPECIFICATION
Scope of work
The specifications shall govern the methods of construction and kinds of materials to be used
for the proposed building plan.
All parts of the construction shall be finished with fast class workmanship.

EARTHWORK
A. Clearing
The building site shall be leveled according to the plans and cleared of rubbish roots
and other perishable and objectionable matters to a suitable subgrade.
Apply for permit of cutting tree and clear the tree in the area where the house is to be
built. Level the soil and compact to start excavation and construction.
B. Layout
The building site shall interpret construction plans and mark location of proposed house
plan. It must be performed to ensure that the project is built according to engineering plans.
Use boundary stones to establish layout.
C. Excavation
Site surface: Excavate the site surface to give correct levels and profiles required for
construction, site services, paving and landscaping. Allow for compaction or settlement or
heaving.
Footings: excavate footings to the required sizes and depths
: excavate 1.50 m deep for column footing.
: Dimension of column footing is 1000 x 1000mm.
: Excavate 0.5m deep. 0.4m wide for wall footing.
D. Termite proofing
This includes soil treatment for the termite control.
Materials: Use Fipronil based termiticide. Do not use graded stone particle system.
Application: All slab penetrations to be fitted with termite protection collars. Apply one gallon
per square meter of chemical as treatment to soil.
E. Concrete works
a. CONCRETE: All concrete work shall be in accordance with standard specification for
concrete work.
: Use class A(1:2:4) for all footings, beams, columns, fillers and reinforced
concrete slabs.
: Use class B(1:2 ½:5) for concrete slab on fill, stairs, steps, driveways
and other concrete works not specified herein.
b. STEEL REINFORCEMENT: Provide reinforcement including wires, plastic support
chairs, spacers and accessories. Shall be utilized under ASTM A615-68
Identification – supply reinforcement which is readily identifiable to as grade and
origin.
Specification – sizes of bars to be used are 10mmΦ, 12mmΦ, 16mmΦ and
20mmΦ for vertical, horizontal bars and other steels not specified herein but is in
the plan.
Application – splice and anchorage length shall follow those set for development
length unless indicated in plans or approved by structural engineer.
c. MASONRY WORKS : Drawings and general provisions of contract including general
and supplementary conditions apply to work of this section.
i. CHB Layout – use locally manufactured CHB Brand.
- use 4” THK x 8”H x 12”W and layout vertically leveled.
ii. Mortar and Plastering: Properties shall be as follows.
Plastering – 1 part cement, 2 parts screened sand
- Applied in all wall finish in interior and exterior.
Laying Mortars – 1 part cement, 3 parts screened sand
- Used in laying out and filling CHB Construction.
iii. Steel reinforcement
Materials: Hot dipped galvanized steel wire: ASTM – A82 fir uncoated wire
and ASTM A-153 Class B-2 (1.5 oz per 50 ft) for zinc coating applied after
prefabricartion.
iv. Masonry Finishing – must follow specifications indicated in plan toilet and bath
flooring shall be “sand stone ivory” with dimensions 450mm x 900mm as
indicated in plan. Wall tile shall be 452 mm x 900 mm “Sandstone plex grey” 2m
above T&B floor line. Siroho included in toilet and bath blow up plan.
kitchen counter top finishing shall be 30mm marble specs not included
herein are in blowup plan.
All interior flooring finish shall be 200 mm x 800 mm of “chalet rovere rett”.
Siroho and tile pattern indicated in plan tile set out starts at the middle of the
main door.
All external floor finish shall be pebble wash out. And 150 mm x 150 mm
sandstone ivory tiles. Set out indicated in plan.
All interior wall finishes shall be plain cement finish except toilet and bath.
All exterior wall finishes shall be sand blast finished. “Future concept core”
tile 250 mm by 700mm in dimension shall be embedded in rear elevation. Set out
specified in plan.
All tiles are from adventure import, export, Bacoor Cavite.
FORMWORK
Forms and scaffoldings shall be constructed complete with center cores, molded to conform to
required slopes, lines and grades and mounted with sufficient rigidity to prevent determination under
load.
Removal of forms shall be only with approval of the architect or engineer and with supervision
of safety officer.
TRUSSES AND ROOFING
A. Trusses: Members should be fastened by splicing and welding and with the use of bolts.
Cee Purlins – us 2” x 4” x 1.5mm of size indicated in plan.
Angular bars for members shall be 2 – 1½” x 1 ½ x ¼” as indicated in plan.
B. Roofing Accessories – check and adjust alignment of the roof structure before any sheets.
Roofing Material – formed from G550 steel with an am 125 finish confirming to as 1397.
Metal Fascia and Barge – Stratco 0.55mm BMT prepainted steel 210 mm or 185 mm deep
to suit particular application.
Eaves – Fit purpose made ridge and eves fillers to closed cell polyethylene similar to unisil.
Gutter – Prefabricated gutters to the required shape where possible from top ends, bends
and returns. Provide overflows to prevent backflooding.
Downpipes – 0.55mm BMT prepainted steels. Prefabricate downpipes to required section
and shape with lock.
ELECTRICAL WORKS
A. Electrical works shall conform with all the requirements of the Philippine electrical code with
the rules and regulation of Meralco.
B. Complete electrical plans for specifications electrical wiring for installation shall be
provided.
a. Lightning switches
b. Convenience outlet
c. Other outlet as indicated in plan.
PLUMBING WORKS
All plumbing systems for which permits are required by the national plumbing code of the
Philippines (NPSP) shall be inspected by the administrative authority.
A. Water Supply
For water supply, line shall be galvanized steel pipes, schedule 40 conforming to
ASTM destination A 120.73, with galvanized malleable iron fitting/
Piping, tubing, which were previously used for any purpose other that potable
water system shall not be used.
B. Sewer
Excreta drainage piping shall be cast iron, ductile iron, galvanized iron steel,
galvanized wrought iron, lead, copper, brass, series 1000, PVC, PWV or other approved
materials.
PAINTING WORKS
A. All masonry wall shall be treated with sodium sulfate before any paint coating is applied.
B. Masonry and wood surfaces interior and exterior shall be given with three coats.
