Scope of Work and Specification


6 Units Duplex

General:

The general description for the construction of 6 new family units located at Duplex Compound,
Daanlungsod, Toledo City includes furnishing of equipments, labor workforce, layout of work features
and manpower supervision.

Below are the details of work for the accomplishment of the project.

For demolition, debris removal, disposal, electrical works, painting works and plumbing.

I. Scope of work:

4. Ceiling
5. Column
6. Kitchen Area
7. Wooden Flooring
8. Plumbing and Doors

II.Processing and Securing of Permits

The contractor is responsible for securing all necessary permits related to the project, which shall
include but not limited to the following:

a. Building permits
b. Occupancy permit
c. Locational Clearance
d. Others

III.Roof, Trusses, Purlins

Demolish and replace dilapidated roof sheets, wooden purlins, wooden trusses and web truss and
replace/install new one. Corrugated and pre-painted G.I sheet with gauge #26 shall be the material for
the roof sheets. However for the gutters, downspout and flashing G.I sheet gauge #26 should be plain.
Installation Workmanship and Materials

A.)Roof Sheets
Lay-out of roofing sheet must overlap on the side edge of the wall to avoid unnecessary
leakage/dripping of water and possible prevailing wind. Extension of sheet shall measure not less than
300mm and 1 ½mm corrugated on side laps of both sides. Attaching also the roofing sheets to the
purlins shall use G.I rivets and 1 inch wide G.I tiles.

B.)Gutter
For the connection of gutter, this shall use brass rivets with the recommended Nikolite lead as sealant to
provide lasting bond. A minimum of 1% slope shall be created to allow water to flow towards the
downspout.

C.)Downspout
Downspout shall be 2”x 4” plain G.I sheet or collared PVC pipe as standard requirement of the owner.

D.)Flashing
This shall be plain G.I sheet over corrugated roofing that measures of not less than 300 mm overlap.
Extend G.I flashing until it covers. Please see actual length of item.

E.)Trusses
This shall use angle bars for the trusses.
Top and Bottom Chord - Use Back to back or Double 2”x 2” x 6 mm
Web Members Chord – Use Single 2”x 2”x 4 mm

F.) Purlins
Use metal C-Purlins with depth of 6”.

G.) Fascia
Use 1”x 12” Hardisenepa for the fascia.

H.)Sealant
Use a good quality vulcaseal sealant.

V. Wooden Partition Wall

This section will be the demolition of existing dilapidated wall partition and wall joist that will be
replaced by a new concrete partition wall.

Installation Workmanship and Material

A.) Concrete hollow block shall have a minimum face shell thickness of 1” (25mm) Normal size with
4”x 8” x 16”.
B.) Wall reinforcement shall be 12 mm diameter steel bars.
C.) Sand shall be river sand, well screened, clean, hard, sharp, siliceous and free from loam silt or
other impurities, composed of grain of varying size with the following limits.

D.) Recommended cement shall be “Portland Cement”


E.) Mixture of Mortar
Mortar mixture is from 3 to 5 minutes as required provided this will be used immediately. Allow
all mixtures to be used within 1hour to supply necessary concrete strength however, once
mortar stiffens, remixing is prohibited.
F.) Plastering shall be clean and evenly wet surface. Keep moist for two days and allow it to dry out.
G.) All interior partition shall use PLAIN SMOOTH CEMENT.
H.) Concrete Hollow Block (CHB) walling shall be plastered and lined with ¼” nail strip.
I.) Toilet wall finish shall be 300mm x 300mm porcelain tiles.

VII. Scaffolding
Contractors shall provide all scaffoldings for masonry works. Included in the work are the cleaning of
material upon completion and removal of all established frames.

VIII. Ceiling

This section will be the replacement of existing interior and exterior ceiling, detachment of all lightning
fixtures and install new one.

Installation Workmanship and Material

A.) Interior and exterior ceiling shall use hardiflex or gypsum board with 1 ½” crown molding with
ceiling modern design.
B.) Outside ceiling eaves shall be of 1” x 4” T and G kiln dried tan guile, with air Vents covered
with screen.

4. Structural Support

This section implies the replacement of existing dilapidated wooden column and demolition of existing
concrete pedestals .And install new concrete footing, column, tie beam and beam.

Installation Workmanship and Material

A.)Column footing

 See the attach plan the design of concrete footing.


 Use Concrete mix 1:2:3
B.)Tie beam

The tie beam shall be reinforced by a concrete that measures 150mmx 200mm in dimension.
Also, steel should be 12mm diameter bar. The lap joint between steel bars should be at least 2
feet apart. The minimum concrete cover in all steel reinforcement shall be 1 inch. Steel
reinforcement shall appear in the structural details.

C.)Column

The column shall be constructed from reinforced concrete and the size should be specified in
the Drawings. Steel should be ½” diameter mild steel bar. The lap between the steel bars should
be at least 2 feet. The minimum concrete cover in all steel reinforcement in the beam shall be 1
inch. Steel reinforcement for column shall be shown in the structural details. This shall be
lapped and tied to the exposed steel reinforcement from the footing.

D.)Reinforcement bar and concreting work

D.1. Formwork

D.1.1. The formwork panels or timber shall be smooth. This will be held with support and
bracing at close interval to prevent bending, twisting and buckling. Removal of the formwork
shall be taken care to prevent chipping of fresh concrete.

D.2. Steel Reinforcement

D.2.1. All reinforcement bars installed shall be clean, free of rust and oil.
D.2.2. The reinforcement shall be installed in accordance with detailed drawings. The
longitudinal lap between 2 bars shall not exceed 2 feet long. The hook bends in bars shall be at
least 6” long and in stirrups of 3” long and connection of 2 feet long. All reinforcement shall be
supported in its correct position by an approved bar chairs, spacers or support bars before
pouring the concrete.

E. Concreting

E.3.1. Cement Quality: Approved cement for all concrete work shall conform to Portland
cement (recommended brand of cement). All cement in bags shall be fresh when delivered,
stored, raised above ground on timber, kept free from moisture including rain and surface water
and kept in a well-ventilated location. Cement from different deliveries shall be kept segregated
and used according to age, (old first used). Cement of age greater than 90 days or 3 months shall
no longer be used in the project. Cement shall not be stored outside.
Sand used for producing concrete shall be well graded, clean and sharp. The range of sand
particles size shall be between 2mm and 5mm. The sand shall not contain any clay particles or
organic material.

2.3.3. Gravel used for producing concrete shall be clean, hard, and durable stone. The gravel
shall be 10mm-25mm in size. No dust organic matters or fines shall be mixed with the gravel.

2.3.4. The water for the concrete shall be potable water, which is clean, free of oil and organic
matters.

Note: All excavations shall be approved by the Site Supervisor before placement of reinforcement.

5.) Kitchen Area

This section will be the renovation and demolition of existing wooden kitchen area.

Installation Workmanship and Material

A.) Use granite counter tiles with dimension of 300mm x 300mm and apply tile grout after.
B.) Use marine ¼” plywood for each cabinet and a good lumber for its framing.
C.) Brand for paint should be ” Davies or Boysen ”.
D.) Use porcelain tiles for floor measuring 600 x 600 mm.
E.) Install new kitchen sink.

6.) Wooden Flooring

This section will be the demolition of existing wooden floor and dilapidated floor joist and Install new
concrete floor with glossy floor tiles.

A.) Use 600 mmx 600mm mariwasa tiles.

7.) Plumbing Works:

This section will be the evaluation of existing plumbing line, administration of cost estimate and repair
as assessed by the engineer.

To replace old plumbing accessories such as faucet, water closet hose, drain pipe, downspout, etc.

8.) Lightning fixtures

This section will be the assessment of the existing electrical wiring, administration of cost estimate,
repair of such and installation of new wiring diagram as required by the engineer.

To replace existing bulbs, socket, breaker, utility box, pvc wire tubing, panel board as assessed by the
engineer for safety purposes.

All work shall be done under the direct supervision of a licensed plumbing and in strict accordance with
the specification and methods as prescribed by the National Plumbing Code of the Philippines.
9) Windows and Doors

This section will be the removal of the existing doors and windows and replace/install new one.

Doors

A.) All interior Bedroom doors shall use solid panel doors with (.8 m x 2.2 m).
B.) Front door and back door shall use solid panel door with ( .9 m x 2.2 m).
C.) All toilet door use pvc door with Glasgow design.

Windows

A.) All Windows shall bear steel window casement and awning type with simple ½”
Square wrought iron railings and secured with screen.
B.) All windows shall have sliding panel.
C.) All windows shall be glazed on the outside with steel casement putty.
D.) Use 3/16” thick glass.

1.) Painting works :

This section will be the repainting of duplex house.

General painting and surface finishing shall be interpreted to mean and include sealer, primers, fillers,
and intermediates and finish coats, emulsions, varnish, shellac stain or enamels.

A.) All paint materials shall meet the requirement under classification “A” as recommended by the
institute. Prefable paint to use is Boysen or Davies or equivalent.
B.) All surface to be painted shall be examined carefully at the beginning of any work and see that
all work of other trades or contractors are installed by the workforce like condition to receive
paint, stain or even upon completion.
C.) Begin work only when the owner inspected the area and approve the ready-to-paint surface
otherwise no credit for coat shall be applied.
