OUTLINE SPECIFICATIONS

A. SITE WORKS

A.1 Foundation trenches shall be dug out to the exact width of foundation concrete and
the sides shall be vertical. If the soil is not good and does not permit vertical sides, the
sides should be sloped back or protected with shoring. Excavated earth shall not be
placed within one meter of the edge of the trench.

A.2 The bottom of the foundation trenches shall be perfectly levelled both longitudinally and
transversely and the sides of the trenches shall be dressed vertical from bottom up to
the least thickness of the loose concrete so that concrete may be laid to the exact
width as per design.

A.3 Water, if any accumulates in the trench, should be bailed or pumped out without any
extra payment and necessary precautions shall be taken to prevent surface water to
enter into the trench

A.4 Finish grade line in roads area shall be 2% slope higher than the existing sidewalk.
a. Finish floor level in entry Porch shall be 400 mm higher than the finish grade line.
b. Minimum of 75 mm dia. uPVC Series 1000 shall also provide for downspouts.
Moreover, minimum of 100 mm to 150 mm dia UPVC Series 1000 for every Catch
Basin as specified in the Plumbing Drawings.
c. Soil Poisoning
 Thoroughly drench and saturate every linear meter excavation for footings
and other foundation work with soil poison working solution before pouring of
concrete. Soil poison shall not be applied when soil is excessively wet.
 After grading and leveling of soil in the ground and layers of gravel lay
preparatory to the pouring of concrete, flood or soak every square floor area
with soil poison working solution.
 Prior to landscape of the lawn, saturate every lineal meter perimeter of the
building about three (3) meter wide with soil poison working solution.

B. CIVIL / STRUCTURAL WORKS

1. Foundation
 Soil bearing capacity assumed in the design is 220 KPa. The Constructor at
site shall verify this parameter prior to commencement of construction. If actual
bearing capacity is less than the assumed value, the Architect / Engineer shall
be notify immediately, and footings shall be redesigned and adjusted with
respect to actual condition.

 All foundations, ground slabs and other below ground structures and
substructure concrete block walls, unless otherwise noted, shall be constructed
on top of 50 mm Grade 20 blinding.

2. Concrete Works
 Footings, columns, beams, suspended slab, canopy and stairs shall be 3,000
psi (21 MPa)

 Slab on grade, wall footings, curb and outside stairs shall be 3,000 psi (21
MPa).
 Aggregate shall be of invert material and should be clean, dense, hard, sound,
durable, non-absorbent and capable of developing good bonding action.
 All reinforcing steel shall be new billet, hot rolled, deformed bars with minimum
yield (fyi) equal to 275 MPa (Grade 40)
 The cement concrete shall be of proportion 1: 2: 4 or as specified. Cement shall
be fresh Portland cement of standard specifications. The coarse aggregate
shall be hard and tough (granite stone) of 20 mm ( ¼” ) gauge, well graded and
free from dust, dirt etc. the sand shall be coarse of 5 mm ( 3/16”) maximum size
and down, well graded, clean and free from dust, dirt and organic matters
 Minimum clear concrete cover shall be as follows:

 Openings of any size in walls, slab, beams and columns shall not be made
without the Architect’s approval. Minimum of two 16 mm steel reinforcements
of shall be provided at all sides and corners of provided openings.

3. Masonry Works

 Use 100 mm thick Concrete hollow blocks (CHB) shall have a minimum
compressive strength of 5 N/mm2
 All exterior walls shall be 100 & below partial of 125 mm CHB with 10 mm steel
reinforcement at every 400 mm as specified in the Structural Drawings.
 All interior walls shall be 100 mm thick CHB with 10 mm steel reinforcement at
every 400 mm except as specified in the drawings.
 All CHB walls shall be stiffened with reinforced concrete roof beams.
 All doors, windows and other openings shall be provided with minimum of 200
mm X 300 mm lintel beams and columns, reinforced with 4 of 12 mm diameter
longitudinal bars and 10 mm at 200 O.C. ties.

4. Roof Framing

 Steel roof framing shall be angular steel section trusses (ASTM A-36), cold
rolled various sizes specified in the Structural Drawings. C- Channel Section
50 x100 x 1.2 mm for purlins min. spaced at 700mm O.C.
 All welds shall be 3 mm minimum continuous fillet welds all around unless
otherwise approved by the Architect/ Engineer.
 Roofing sheets shall be pre-painted long span, 0.50mm thick, rib-type profile
complete with insulation, stainless gutter, ridge roll, flashing & accessories by
the Proven & Recommended Supplier.
 Finished work shall be free from defects, warps and buckles.

6. Formworks

 The interiors of all forms shall be thoroughly cleaned out before any concrete
is placed
 Formwork shall be general quality plywood. Reasonable re-use is allowed if
accepted by the Architect / Engineer.

 The periods before removal of temporary formwork shall be as follows:

 Formwork shall be removed without shock to or disturbance of the concrete.

C. PLUMBING WORKS

All Plumbing works shall complied according to the latest Plumbing Code and all the
plumbing materials & fixtures provided shall be of the Philippine Standards.

1. Water Supply
 All water supply lines shall be Moldex or other the same quality brand pvc
pipes and fittings.
 Provide 3.60 cu. m. cistern near the existing overhead water tank.

2. Sanitary Lines
 All sanitary and ventilation lines shall be Neltex, or other same quality brand
uPVC Series 1000 pipes and fittings.

3. Plumbing Fixtures
 All fixtures shall be provided such as water closets, lavatories, urinal, floor
drains, toilet paper holder, facial mirror, etc.

4. Catch Basin
 PVC/Pre-cast concrete pipe, catch basin and manholes shall be provided as
indicated in the drawings.

5. Downspout
 Downspout shall be 75 mm dia. uPVC series 1000.

6. Septic Tank
 One (1) septic tank shall be provided.

7. Grease Trap
 One (1) grease trap shall be provided near kitchen

D. ELECTRICAL WORKS

 All electrical lines shall be provided with uPVC conduits and RSC conduits for
main electrical and telephone lines coming from the service entrance pole.
 Conduit boxes shall get flush with the surface of the walls. All fixtures shall be
of approved quality and properly installed. Conduit, junction, pull boxes shall
be fitted with proper box covers.
 Service entrance pole shall be reinforced concrete.
 ACU outlet shall be provided as indicated in the drawings.

E. ARCHITECTURAL WORKS

1. Walls
 All exterior walls shall be plastered and painted in accordance to each design
features.
 300 mm x 300 mm glazed wall tiles for all toilet and bath.
 All interior partition are plastered & painted approved 4” Concrete Hallow Block
as shown in the drawing.

2. Floors
 300 mm x 300 mm unglazed ceramic floor tiles for toilet and bath and kitchen.
 600 mm x 600 mm unglazed ceramic floor tiles for toilet, plain cement on all
other areas.

General. The work shall not be started until the rough in for plumbing and electrical
works had been completed and tested. The work of all other trades in the area
were tile work is to be done shall be protected from the damage in a skillfully
manner as directed.

Surface preparation. The substrate must be fully cured, structurally stable and
level, smooth, clean and free from dirt, dust, loose materials, oils, chemicals and
other contaminants.

Mixing. Into the plastic pail containing clean tap water, pour a sufficient quantity of
ABC TILE ADHESIVE that maybe used within the pot of 3-4 hours. A 25 kilo bag
of ABC TILE ADHESIVE needs approximately 8 liters of water. CAUTION: use only
plastic or galvanized iron sheet as mixing base. Stir with devise by hand. Wait
15min, then mixed again briefly. The Tile adhesive is now ready to use.

Application:
-Wet the substrate lightly before applying the tile adhesive especially during hot
or windy conditions.
-Spread the adhesive mortar over one (1) square area at a time and comb with
special notched trowel, fix the tiles immediately within the adhesive open time of
15 min.
-Adjust align accordingly. Also, check if the adhesive mortar still adheres to
your fingers. If not removed the adhesive layer and throw away. Do not mix with
newly prepared batch of tile adhesive mortar.

3. Ceilings

 Interior ceiling shall be painted lightweight fiber cement board on metal furring
or kiln dried with anti-termite treated lumber frames on all room areas.
 All interior ceiling shall be provided with 3” cornice kiln dried wood.
 Roof eaves shall be metal /spandrel with ventilation panel as per drawing.

4. Doors
 Main Door & Back Door shall be at least 50 mm solid hollow core panel door,
face with approved particular design, with appropriate hardware & supports.
 Interior Room Doors shall be at least 50 mm solid hollow core panel door, face
with design, with appropriate hardware & supports.
 Other interior doors shall be of hollow flush door with ¼” thick marine plywood
and painted, with appropriate hardware & supports.
 All toilet and bathrooms shall be PVC or Enamel Painted Marine Plywood flush
door with louvers at the bottom.

5. Windows

 Sliding & awning window shall be provided with sliding window lock and
window handle, 100 mm long, heavy-duty type, surface-screwed-mounted as
approved.
 Aluminum window materials, extruded aluminum sections shall conform to the
specification requirement of ASTM B-211, vinyl weather strips shall be first
class quality flexible vinyl forming an effective seal and without adverse
deformation when installed, pile weather strip shall be silicon treated and free
from residual wetting agents and made of soft fine hair as on wool.

6. Glass & Glazing

 Each glass shall have the manufacturers label showing the type, thickness and
quality of glass. Labels shall not be removed until the glazing work has been
approved.
 Provide type required for the applicable setting method specified in the
FGMA glazing sealing systems manual unless specified otherwise herein, do
not use metal sash putty, non-skinning compounds, non-resilient preformed
sealer, or impregnated preformed gaskets. Materials exposed to view and
unpainted shall be gray or neutral colors.
 Glazing sealant shall be single or two component silicon rubbers or two
component polysulfide types

7. Kitchen and Pantry

 Kitchen shall fit with kitchen counter top complete with stainless sink and
fittings, gas range, upper & lower cabinets, lights etc.

8. Paintings

 Concrete neutralizer shall be applied on all concrete surfaces before


applying paint.
 Surfaces to be painted must be fully cured, structurally stable and level,
smooth, clean and free from dirt, dust, loose materials, oils, chemicals
and other contaminants.
 Paint shall be Boysen, Davies or equivalent quality.
 Finished painting works shall be free from any defects.

9. Specialty Finishing

 All specialty finishing or other architectural features shall be in accordance with


the approved design plan or under the appropriate instruction of the Architect
in coordination of the proven and recommended suppliers.

 In case there is a conflict between the contract drawings and outline


specifications, the latter shall prevail subject to confirmation with the Architect.
