PLEASE TAKE NOTICE, you are hereby notified that pursuant to an oral agreement under
which you hold possession of the residence described in this notice, the undersigned is
demanding that you quit and deliver possession of the residence at the expiration of this
notice upon you.

FURTHER, you are being served with this notice based on the fact that you have violated
numerous California statutes related to your occupancy. This being that you are committing,
permitting to exist, or engaging in illegal conduct which constitutes a “Nuisance” as defined in
California Civil Code Section §3479. This Nuisance is jeopardizing the safety and security of
the residence, furthermore, creating an unreasonable interference with the comfort and
enjoyment of other local residents and the general public.

FINALLY, If you fail to vacate the residence as outlined, the undersigned does hereby elect to
declare any/all agreements invalid and will institute legal proceedings against you for Unlawful
Detainer in Sonoma County Superior Court, to recover possession of the premises, plus court
costs, attorney fees and for such further relief as the court may deem proper.
