To Landlord, Fernando Cerda:

I hereby advise you that Mr. Teofilo Hernandez Villena, and Mrs. Maria Lopez

Gámez (“clients”), tenants of the property located at 1814 E. 1st, Los Angeles CA

90023, have retained my legal services in order to assert their rights as tenants. On or

about 3 years ago, you opened my clients’ mail and retained Mr. Hernandez’s for a

period of time of approximately 3 months. You have continuously retained my clients’

mail in the past, and you recently committed the same offence once again. My clients

received Mrs. Lopez’s paycheck through mail, and you maliciously took the envelope

with such check. My clients hereby demand you cease and desist from retaining their

mail. This behavior will not be tolerated under any circumstance.

On a last note, I advise you that pursuant to the Los Angeles City Ordinance No.

186585, my clients that they are protected from being evicted in the state of California

due to Governor Gavin Newsom’s Executive Order N-28-20 issued on March 16 th,

2020, and extended on June 30th, 2020, which protects tenants in the State of California.

Shall you continue this harassment, my clients will not hesitate to assert their rights as

tenants.
