    There’s a new town.

    There are two teachers.

    It’s/They’re + adjective (e.g. hot, cold).

    There’s + a/one + singular noun (e.g. town).

    There are (+ two/three/four/ a few / lots of) + plural


    noun (e.g. teachers).
