Dear NDBT Tower Tenants:

The safety of our Tenants and building security are especially important to NDBT. Therefore, we would like to make
everyone aware of recent incidents that occurred on the NDBT Tower property.

On Tuesday, February 28, 2023, a jeweler who was visiting his clients in the building was followed to our property, then
followed off property and robbed at the Galleria. An account of the incident, as captured on video footage, is below:

At approximately 1:20 p.m. two vehicles arrived on property and parked adjacent to each other on the upper deck on the
east side of the parking garage. At approximately 1:51 p.m. one vehicle left the property and parked across the street, in
the Chili’s parking lot, facing Preston Road. At approximately 2:07 p.m. the victim is seen leaving the property followed by
a black SUV. The victim makes a left-hand turn from our property onto Preston Road and appears to be followed by both
vehicles that were previously on the property.

The victim was robbed at the Galleria and suffered minor injuries, from a knife, during the robbery. The victim’s injuries
did not require transportation to the hospital.

The same afternoon, at approximately 4:40 p.m. it was brought to the attention of building management that three
vehicles were broken into on the South side of the upper parking deck. Each vehicle had a window broken that was pushed
into the vehicle. One vehicle belonged to a tenant and the other two were visiting the tenants in the building. Dallas police
were notified of the incident and responded along with their crime scene unit; statements were taken from the victims,
photographs and fingerprints were also obtained from the vehicles.

On Wednesday, March 1, 2023, we received notice that another vehicle had an attempted break-in the previous
afternoon. The owner of the vehicle did not notice the window had been broken until they returned home as the window
was broken but not pushed into the vehicle. This victim also notified the police of the incident.

On Wednesday, March 1, 2023, NDBT’s corporate security officer met with DPD and a representative of the FBI regarding
the two incidents. The FBI believes the robbery suspects are part of a high-profile cartel that is known for following their
victims from the airport when they arrive in DFW or from the World Trade Center. They do not believe the building, or
any occupants of our building are being targeted due to their profession.

In an effort to improve the safety of our property NDBT began updating and expanding the video surveillance equipment
in mid-February. Additional cameras have been added and aging equipment has been replaced with improved/enhanced
technology, this project is scheduled to be complete by the end of March.

Be aware of suspicious persons in and around the building. If unusual or suspicious activity is observed during normal business
hours, please notify building management so the situation may be investigated. If unusual or suspicious activity is observed after
hours, please contact the building courtesy officer at 469-559-2886.

If an incident occurs that requires emergency assistance, please call 9-1-1 and ask for the proper authorities, then notify building
management so that we may assist emergency personnel when they arrive on site.

Be suspicious of solicitors and persons seeking directions. These individuals should be reported to building management,
immediately. When reporting the solicitor, please give a description of the solicitor so that they may be located and escorted
from the building. Each entry to the building is clearly marked “no soliciting” and we have a zero-tolerance policy which we
actively enforce.

Be aware that burglars/thieves often use the ploy of asking for directions, asking about employment opportunities, or selling
products as a means of surveying offices for later thefts. Please store all personal belongings in a locked cabinet or drawer.
Personal items such as wallets and purses should not be left in plain site or under desks. Thieves target office buildings looking
for offices where they can easily steal a wallet or purse while the victim is away from their desk. Never leave your reception area
unattended or leave your suite unlocked. This is an invitation for thieves to come in and help themselves to your belongings.

Please be cautious, ensure your vehicle is locked and refrain from leaving cell phone chargers, electronics, shopping bags or
briefcases in plain view. Thieves are looking for items that are easy to obtain and sell for fast cash.

Do not allow anyone to enter the building or parking garage that does not have an access card and do not prop the doors open
after the building closes. If someone needs assistance after hours entering or exiting the building, that does not have an access
card, please ask the courtesy patrol officer for assistance.

If you would like an escort to your vehicle do not hesitate to contact the courtesy patrol officer at 469-559-2886, after 5:00 p.m.
weekdays and 24/7 on weekends.

When leaving for the night double check that your office doors are secure, including deadbolts, and that all office lights are turned
off. We receive reports daily from security that doors are being left unlocked and lights are left on. Your efforts to help reduce
energy consumption are appreciated.

NDBT considers safety throughout the property a priority. In an effort to increase security additional high-resolution cameras are
being installed at various points on the property, including the upper parking deck of the garage.
