AUTHORIZATION TO SELL: NON EXCLUSIVE

The undersigned owner(s) hereby give High Point Real Estate Group, the right and
authority to procure a buyer for their property located at ________________

commencing on _____________________ and ending on ______________________,
for the following price and terms, or at any other price and terms acceptable to the
undersigned owners

It is understood and agreed that this is not an Exclusive Right to Sale Agreement
and that the owners are free to work with any other Buyer Broker(s) or to
personally sell the property themselves. It is further agreed that, if High Point Real
Estate Group brings a contract from a buyer who is ready, willing, and able to
purchase the property at a price and terms acceptable to the undersigned owners, a
buyer brokerage fee of 3% of the selling price will be paid by the owners at closing
to High Point Real Estate Group. If this property is sold within three months from
the expiration date noted above to any person with whom the undersigned Broker
has shown during the term hereof, owners agree to pay the above Brokerage fee.

Owners acknowledge and agree that High Point Real Estate Group will show the
property as a Buyer Broker, and will only be representing the buyer.
