Property product (case study): Busana Building@Menara MARA

Busana mall or Busana buildimg is a Muslim shopping mall that were opened in 2015 which
is 6 years ago. It is a 5-storey building that located in Kuala Lumpur. Busana building is
located in the heart of the bustling Jalan Tuanku Abdul Rahman, a shopping heaven. It is a
strategic spot to build a mall or to open any business there. It was developed by Mara
Corporation Sdn.Bhd. Busana is planned to revive a more sophisticated shopping experience
in the centre of Malaysia's favourite fashion area, raising the bar for Malaysian brands in
fashion, food, lifestyle, and IT. Jalan Tuanku Abdul Rahman is a location that is always
visited by many people because there are various types of business done in the said location.
The popular stores that people always went for shopping in this area are BATA, a shoe store,
Nagoya Textiles, a fabric store and also clothing stores like Muaz and Gio Fabrics. A few
shopping malls also were located near each other such as, SOGO, Pertama Complex and
Campbell Shopping Complex. There are also some great restaurants that have become
people’s choice to eat at such as Nasi Kandar Pulau Pinang Restaurant, Al-Arfa restaurant,
Ayam Penyet Best and few cafes. Jalan Tuanku Abdul Rahman is not strange with foreign
tourists. A lot of people from abroad love to come and shop here. Usually, they will stay at
hotels located here such as Prescott Hotel Kuala Lumpur, Chow Kit An Ormond Hotel and
MPalace Hotel Kuala Lumpur. Another reason why Jalan Tuanku Abdul Rahman is a
strategic location is because people can easily go there by using the Light Rapid Transit
(LRT), drop at Dang Wangi station and just have to walk few kilometers to get there. This
street is always busy regardless weekend or weekdays but busier in weekends and any public
holidays.

The first issue for Busana building is the lack of customers. It worked very great 6 years ago
when it first opened which is in 2015. In the beginning, this shopping center was very popular
with local people. This is because this shopping center aims to help Malay people who want
to do business. There are many types of businesses here such as, clothing, cafe and beauty
business. Many types of stores that got permission to rent there but the main attraction of this
shopping mall is the IT section that located at the top floor called IT Digital Mall. Most
people went to this shopping mall to go to the IT stores. The mall lacks customers due to the
un-strategic location of the store. For example, a customer aiming only to repair a computer
or mobile phone will not go to the top floor of a building. they tend to find single shops that
are outside high-rise buildings and this will reduce their energy and time consumption. It will
lead to lack of customers because the un-strategic location of the stores in the shopping mall.
Same goes to restaurants, all of them were located at different floors and makes people hard
to find the exact place they want to go to eat.

The next issue of this shopping mall is poor sales turnover. In the first four years of business,
the sales turnover was good. The price of the supplies that they use were not high than
nowadays and number of customers that come to this shopping mall was satisfying. But in
2020, business’s sales went down because of Covid-19. This happened because of the
‘Movement Control Order’ (MCO) that has been implemented by our prime minister. There’s
no profit in the business if no customer was involved. Moreover, three-month rental
exemption was given by the owner to the tenants to provide some convenience to them. this
is because the owner knows how hard people to find money to survive in pandemic. The sales
went downhill and there’s nothing they can do to fix this if pandemic Covid-19 were not done
yet.

The last issue of Busana mall is lack of supplies and expertise among the sellers. This is
pointed to certain stores in this shopping mall only such as IT Digital Mall which is IT
section in this building. The stores mostly had the same issue. The supplies of IT stuffs were
not enough and it will lead to lack of customers. Customers will never go to stores that does
not satisfy their needs. Also, most of the things they sold there are old stuff and were
outdated. Customers tend to find a latest product in these kinds of stores. It also has another
related issue which is lack of expertise sellers. As we knew, IT is mostly dominated by
Chinese because they are more inclined towards computers and technology. Malay also has
certain that completely knew about IT but it is not enough. As a seller, you should know
almost everything about computer and technology since customers depend a lot on you. But,
Busana Mall is only open for Bumiputra vendors only since it was distributed by MARA so
that is why all the vendors are Malay people.
