1.0 Purpose
During the implementation on the ground of the 2012 DMP
; minor modifications of the Building Design Regulations
and Guidelines were considered in order to accomodate
the impact of the removal of Desert Modern Typology and
the re-distribution of the established prototypes villas.
The purpose of this Development Control Regulation
Document is to provide the mandatory development
regulations for all villa plots within Phases 3, 2A, 2B and 2C
West Yas masterplan, refer to Figure 2. These regulations
will control the quantum, location, access, utility provision,
design, heights, and other special requirements for all villa
development in West Yas (subject to further approval by
ADM). This document should be read in conjunction with
the West Yas - Residential Community DMP Amendment
Report and Plot Regulation Sheets (PRS).

2.0 Relationship with


the Development
Code
These regulations may be referred to in the related
Development Code and will be enforced by the
Municipality through the Relevant Division. Only requests
that meet these regulations may be approved for
development.

3.0 Introduction
3.1 Site Location
As illustrated in Figure 1, West Yas is low density residential
development, located along the western shore of Yas
Island within Abu Dhabi, UAE. The project site is located
within close proximity to key attractions on Yas Island,
including: Yas Waterworld, Ferarri World and Yas Mall.
The site is located within 5km of built and ongoing
developments, including:

−− Abu Dhabi International Airport


−− Masdar City
−− Al Raha Beach

The overall site area of West Yas is equivalent to 222 Ha.

3.2 DCR Introduction


West Yas consists of 5 Phases. The DCRs presented in this

4.2 Statutory Requirements - Off
Phase 3 building footprint should be accommodated within
the built zone with respect to the setbacks and detailed plot
requirements. Refer to section 7 further details. All land that is off-plot is either owned by or is the
responsibility of ADM. No work shall be permitted in this
area without the written permission of ADM.
