PRELIMINARY DOCUMENT’S CHECKLIST

❖ Preliminary Documents Checklist for Real Estate Projects (Copies) but not limited to:

➔ Documents required Before Commencing site Visit:

1. Term Loan Sanction Letter to study terms and conditions of the sanctioned loan.
2. Land Deeds to clarify land details.
3. Project Layout Plan approval to assess construction details.
4. Project’s implementation schedule to track Project’s Physical Progress.
5. Detailed estimates of construction cost to track construction works as per estimates.
6. List of plant and machinery to be purchased and their Quotations/Purchase orders/Invoices.
7. Environment clearance Approval to track Project’s environment friendly construction practices.
8. NOC from Pollution control board to track Project’s environment friendly construction practices.
9. NOC from fire department to track fire retardant practices of the project
10. Height clearance from Airports Authority of India.
11. NOC from Geologist.
12. Permission from Forest department.

➔ Documents required During Site Visit (Subject to further revision as per Project’s characteristics):

1. Approved Layout Plan and Architectural Plan of the Project to track Project’s construction.
2. Permission for water Connection/ ground water withdrawal from PWD.
3. Permission for Electricity Power.
4. GST registration certificate and PAN Card.
5. License to operate lift.
6. Term Loan account statement to justify the payments made.
7. Current account statement to justify Promoter’s contribution.
8. Agreements with consultant and contractors to study the terms and conditions of the contracts.
9. CA certificate showing up incurred expenses up to ______ with supporting documents.
10. Architect certificate showing Physical Progress up to ______
11. Structural engineer certificate if the building construction is completed.

7. List of plant and machinery to be purchased and their Quotations/Purchase orders/Invoices.
8. Environment clearance Approval to track Project’s environment friendly construction practices.
