RENTAL AGREEMENT

This agreement of rent is made and executed at Bangalore on this 19TH day April, 2023 by
and between: -
Mr. N.MANJUNATHA
S/o. Late Sri Nainathai Mudaliar,
Residing at No.520, 3rd Cross, Shivashakti Temple Street,
Babusapalya, kalyannagar post, Bangalore -560043.

Hereinafter called the OWNER of the one part, and in favour of: -
A.CARMEL JASINTHA,
D/o. Anthony Das,
677, Karumariammman Temple treet,
RS playa, Bangalore North, Maruthi Sevanagar,
Bangalore , Karnataka -560043.

Hereinafter called the “TENANT” of the other part.

This term “OWNER” and “TENANT” which expression shall mean andinclude their respective
legal heirs, executors, administrators,representatives, assigns, successor etc. Witnesses as
followsWHEREAS OWNER is the sole and absolute owner of the premise No.47,
Ground Floor, 6th Cross, MM Garden, Babusaplaya, Kalyannagar Post, Bangalore -560043.
Hereinafter referred to as the “SCHEDULE PREMISES” andparticularly described in schedule
here under mentioned. WHEREASthe Owner has agreed to LET-OUT ON RENT and the
tenant hasagreed to TAKE ON RENT the Schedule Premises on following terms
and conditions:

1. The Owner shall rent the Schedule Premises with effect from Date 19th . April.2023
for a period 11 months from the dateof this agreement and it can be renewed by
mutual consent ofboth the Owner and Tenant,
2. The Tenant has agreed to pay the rent of Rs. 3,000/(Rupees Three Thousand Only)
per month. AndTenant has agreed that the rent shall be payable for eachEnglish
Calendar month on or before 5th of every month in advance.
3. The Tenant has paid a sum of Rs. 30,000/- (ThirtyThousand Only)towards the
security deposit by cash pay. Thus, the Owner has received and acknowledges the
receipt of thesame, this amount shall not carry any interestand the same will be
refundable to the Tenant at the time ofvacating the schedule premises.
4. The Scheduled Premises shall be used for Residential purposeonly by the Tenant and
shall not sub-let or assigned. TheTenant shall not carry on any offensive trade or
business orillegal practices in the premises.
5. The Tenant shall maintain the Schedule Premises the fittingsand fixtures in a State of
good order and shall not cause or sufferany damages there to. In case the tenant
caused any damages, the owner will deduct the cost of damages from the advance
amount.
6. The Owner is liable to pay the property tax and the otherlevies to the authorities in
respect of the Schedule Premises.
7. The Tenant shall pay the electricity charges according to the bill issued every month.
8. The Tenant shall allow the owner or his agent to inspect thepremises at all
reasonable hours with intimation from thetenant.
9. After completion of the rent period if the tenant wishes tocontinue the same, he will
execute fresh agreement withenhanced rent of 5% once in every 11 months.
10. The tenant shall do the cleaning, colouring of the flat or else pay one month rent
towards thesame at the time of vacating the premises.
11. The Tenant shall not make any alteration in the schedulepremises.
12. The Tenant shall keep the premises in good and tenantablecondition.
13. The Tenant shall maintain their pets according to the rules of the apartment
association and see to that no harm and nuisance is caused to the neighbours.
14. Notwithstanding anything contained hereinabove it is also hereby agreed between
the owner and the tenant that this agreement can be terminated by the owner or
the tenant with two-months notice subject to the vacating clauses.

SCHEDULE

All the piece and parcel of premises at No.47, Ground Floor, 6th Cross, MM Garden,
Babusaplaya, Kalyannagar Post, Bangalore -560043.Consisting one hall one kitchen, one
bedroom and one toilet with water and electricity connection.

IN WITNESS WHERE OF the above-named Owner and Tenant has affixed their respective
signatures to this agreement on the day month and year first above written.
