RENTAL AGREEMENT

THIS RENTAL AGREEMENT is made and executed at Bangalore on 1st Day of August 2023
(01/08/2022) BETWEEN:-
Mrs. Sharadhamma
W/O. Giri Raj
R/at 72, "Sri Sai Nilaya, First Floor,
A2, 1st Cross Street, Anjanadri Layout,
Babusapalya, Near Vincent Pallotti School,
Kalyan Nagar Post, Bangalore-560043.

Hereinafter called the "OWNER" of the ONE PART; AND


Mr.ARPAN BANDYOPADHYAY
#8, Ashadeep, 2nd cross,
nanjappa garden,
babusapalya, Bangalore -43

Hereinafter called the "TENANT" of the OTHER PART

NOW THIS AGREEMENT OF HEREBY WITNESSETH AS FOLLOWS:

1. The tenant has agreed to pay a monthly rent of Rs.13,000/-(Rupees Thirteen Thousand Only)
payable on or before 5th day of every English calendar month.

2. The tenants shall pay the separate electricity bill regularly to the concerned authorities as per
meter provided without any default or arrears.

3. The tenants have occupied the schedule premises of RESIDENTIAL PURPOSE only and the same
shall not be used for any illegal activities and business activities.

4. The tenant has paid an advance of Rs.70,000/-(Rupees Seventy Thousand only) to the owner as
rental security deposit the receipt of which sum the owner hereby acknowledges. This total amount
shall be returnable to the tenant at the time of terminating the agreement of rent, without any
interest after the deductions like arrears in rent, Electricity, painting, and damages cost etc.

5. The rental agreement is for a period of 11 months. Commencing from dated 12.12.2022. This
agreement can be further on extended mutual consent on fresh terms and conditions with an
increment of 5% in the existing rent.

6. The tenants shall not do any alteration in the schedule premises without the written consent of
the owner.

7. The tenants must not sub-let, under-let or part with the possession of the premises without the
written consent of the owner.

8. The tenants shall keep the schedule premises in a clean and tenantable condition during the
period of tenancy.

9. Both parties shall give Two (2) months prior notice to have the schedule premises vacated.

10. The Tenant shall pay as painting charges, at the time of vacating the house or else the amount
will be deducted from the security deposit.

SCHEDULE
All the piece and parcel of the Residential house situated at No. 72, "Sri Sai Nilaya, 3rd Floor, Door
No. C1, 1st Cross Street, Anjanadri Layout, Babusapalya, Near Vincent Pallotti School, Kalyan Nagar
Post, Bangalore-560043. Consisting of 2BHK attached Toilet and bathroom with electricity and water
facilities.

IN WITNESS WHEREOF the Owner and the Tenants have affixed their respective signatures to this
rental agreement on the day, month and year first above written.
