EXCLUSIVE AUTHORITY TO SELL

By virtue of my Judiciary Trust, I hereby given to VIRGINIA C. HANRIEDER

with residential address at 148 Don Vicente Street, Don Antonio Heights, Brgy.
Holy Spirit, Quezon City, the Authority to Offer my Properties for Sale and under
the following conditions/information:

LOCATION OF PROPERTIES : Sampaguita, Solana, Cagayan

TITLE NUMBER : TCT-1 154376

LOT NUMBER : 69

AREA : 237 Hectares (more or less)

BROKER’S COMMISSION : 5% of the final negotiated price and/or over

price from the original price of the owner
whichever is higher as the commission of
the broker of the properties.

TERMS OF PAYMENT : Full cash payment or bank transfer to the

owners account as NET payment. Depends
on other agreement with the consent of both
parties.

VALIDITY : One (1) year or extended upon agreement

of both parties

PRICE : P550,000 per hectares NET is for the owner

of the property.

EXPENSES : Real state taxes, transfer tax, capital gains

tax or (CGT), broker’s commission and other
expenses must be on the Buyers account.

CONDITIONS:

1. In the event when the final Absolute Deed of Sale is done, down payment
is required, which is 50% from the total value of the property. From this, 25% is to
be given to the broker, but it is deductible from the over price.

2. This authority will expire with the termination of the period stated, unless
extended by the undersigned in writing.

3. Should the sale be made or affected on modified terms or such other

terms as may be accepted by the owner with written consent.

4. The principal brokers (as mentioned above) whom this authority is given
is responsible to his partner/associate for any monetary consideration generated
from this sale.
 5. This authority is exclusive and irrevocable for Ms. Virginia Hanrieder
and if any other broker is designated by the owner to sell the property, the
commission (5%) from the final price due to Ms. Hanrieder’s group must also be
paid by the owner.

6. The brokers/seller shall protect and hold the undersigned free from any
claims, liens, and obligations from any brokers and agents registered under his/her
network.

7. This Authority to Sell is exclusive and irrevocable to Ms. Virginia

Hanrieder.

8. In case of the final sales, all the expenses encountered by Ms. Hanrieder
group will be liquidated and be paid by the owner.
