Dear Sir;
This is to extend to you Sir, Mr. SAMMY CALLEJA, as a Real Estate Agent, on a non-
exclusive, first-come, first-served basis, my Authority to Sell the property of our client, HEIRS OF
PEDRO MELITON, described below and under the following terms and conditions:
Area : with 77,703 square meters, with a frontage of about 310 meters at
Almeda Highway.
EXPENSES : Realty Taxes up to current year, Brokers & Agents’ Commission Gains Tax,
Documentation, Notarial, DAR Clearance to Sell are for Seller’s Account; while
Documentary Stamps & Transfer Taxes, Registration with ROD, Land Use Conversion
with DAR & Relocation Expenses, if needed, are for buyer’s account.
Hold-Over Clause : Your group shall still be credited with the sale of this property and therefore be entitled
to the above commission in full even if this sale is finally consummated by your buyer after the
expiration of this Authority, provided however that you shall have formally registered in writing
with us Sellers, your said buyer during the validity of this authority.
The 5% commission will be shared 50/50 between the Listing/Seller’s Brokers and the Buyer’s Broker/Agents.
All prospective buyers must be formally registered with us prior to any negotiations of such terms and conditions.
This extension of authority is valid for 180 days from your date of acceptance hereof.
