AUTHORITY TO NEGOTIATE SALE

By virtue of my fiduciary trust, and in consideration of your acceptance of my offer, I hereby


give the above Broker the Authority to Offer my Property for Sale for the property
described below at the price and under the following conditions:
I, ESTER LADESMA JAYOMA of legal age, widow, a resident of 4336 Anatolia Drive,
Racho Cordova, California 95742, HEREBY AUTHORIZE, JOSE QUERUBEN G. CAJES REB,REA,
to sell my property situated in BARANGAYS OF TIPTIP & UBUJAN, CITY OF TAGBILARAN,
PROVINCE OF BOHOL, ISLAND OF BOHOL. A parcel of land (Lot 13, Blk IX, of consolidation-
subdivision plan, PCS-07-002328, being a portion of Lot Nos. 4909, 4910, 4922, 4925, 4926,
4944, 5462, 5463, 5485 & 5486, Cad. 235), with a Lot Title TCT No. T-33820 covered by Tax
Declaration No. 2008-15L-0993 (land) and 2008-15B-0628 (building). CONTAINING AN
AREA OF TWO HUNDRED (200) SQUARE METERS, MORE OR LESS.

OWNER’S PRICE: A fixed amount of Two Million, One Hundred Thousand (P


2,100,000) pesos only.

SELLING PRICE: A fixed amount of Two Million Five Hundred thousand (P


2,500,000) pesos only.

NOTE: The SELLER shall give directly to the broker/agent the amount of Four
Hundred Thousand(P400,000.00) pesos from the selling price as the
broker’s/agent’s commission/broker’s fee for the said transactions.

EXPENSES: Capital Gains Tax and Documentary Stamp Tax shall be shouldered by
the SELLER/OWNER AND the other expenses Notarial Fee, Transfer of Title and
other incidental expenses shall be shouldered by the BUYER as per agreement.

PERIOD OF AUTHORITY: (6) months from the period of this instrument

REMARKS: If the sale will be perfected after the expiration of this Authority to Sell and the
transaction commence within the effectivity of this ATS, provided that the buyer/s had been
registered thru email, chat or by text duly acknowledged by me, the concerned
brokers/sales persons below shall still be entitled of their commission as agreed. It is
understood that during the term of this authority, all negotiation regarding the sale of the
above property shall be coursed through the above-mentioned salespersons.
The broker shall protect & hold the undersigned free from any claims, obligations from any
brokers and agents registered under his network.
