commission amounting to two thousand pesos (P 200,000.00) provided the property
is sold not less than forty million pesos (P40,000,000.00).

Should the sale be made or affected on modified terms or such other terms as may
be accepted by me, you are likewise credited for the said sale and shall be given the
above mentioned professional fee based on the revised/agreed price. 
The broker shall protect & hold the undersigned free from any claims, obligations
from any brokers and agents registered under his network.
