Simple Form of Appointment of Broker

AUTHORITY TO NEGOTIATE TO SELL

THIS TO AUTHORIZE (name and personal circumstances

of broker), as my exclusive BROKER TO NEGOTIATE FOR
THE SALE of my property consisting of a residential house and
lot located ______________ at covered Transfer Certificate of
Title No. ___________for the period of _________ months,
commencing from _________to __________, upon acceptance of
the following terms and conditions:
a) Selling Price on Cash basis: ___________’
b) The Buyer shall update the realty taxes at the time of the
sale; and shall shoulder the capital gains, documentary stamp, and
transfer taxes, notarial expenses, registration expenses and all
necessary expenses and charges to transfer and consolidate the
title of said property in the name of the Buyer.
c) The BROKER's commission of % shall be based on
the actual selling price and shall be released upon full payment of
the selling price stated above.
d) The BROYGR shall be entitled to the said commission
despite the expiration of this Authority; provided that the buyer
had been registered with the Owner prior to the expiration of this
Authority; and provided further, mat the sale with such buyer is
consummated not more than _____ months from the expiration of
this Authority.
As the exclusive BROKER of the Owner, all inquiries from
buyers, real estate brokers, or any interested person or parties shall
be referred to broker. The broker is not authorized to appoint a
substitute.
 It is understood and agreed that this is an EXCLUSIVE
AUTHORITY TO NEGOTIATE FOR THE SALE of the subject
property. The BROYÆR is not authorized to sell, transfer and
covey or in any manner dispose of or encumber the said property.
The Deed of Sale will be executed by the OWNER of the subject
property.
