Your client, a housing developer, owns a few plots of freehold land in Singapore and has recently been
alerted to the following happenings:

The housing developer is keen to implement the concept of selling individual units within the housing
development and the land that the housing development is built on based on short leasehold estates.

Your group has been appointed to conduct a research and market study advising on the following:

Part A – 100 marks

(a) The meaning of land, real property, property interests and property rights in a residential property
market. (15 marks)
(b) The types of short leasehold estates that may be used to sell residential property by the
developer to purchasers. (5 marks)
(c) A discussion and recommendation on the property pricing of the types of short leasehold estates
that the developer may use to sell to purchasers. (15 marks)
(d) A discussion and recommendation on urban land management policy to be adopted by the
developer. (15 marks)
(e) The acceptability of short leasehold residential property by aspiring property owners and investors
through the carrying out a survey.

 Collection of data via questionnaire (10 questionnaires per member of the group with
individual names written are to be submitted) (20 marks)

 Discussion of Findings (15 marks)

Part B – 50 marks

A discussion, with reasons and explanations, on the use of the following:

(a) five easements to facilitate the better living of owners and occupiers of the property development
(b) five restrictive covenants to exercise control over the property development for the better living of
owners and occupiers

Resources:

1. You need to collect data using the set of questionnaire for data analysis.
2. You need to gather data relating to property prices for residential properties. You can log on to
REALIS through the NP Library Home Page.
3. You may like to make reference to the State Lands Act, Housing Developers (Control and
Licensing) Act and Rules, Land Title Act, Land Titles (Strata) Act, easements and restrictive
covenants relating to land over the Internet.

Important Points:

1. Students are to work in the sub-groups that has been formed at the beginning of the semester. You
are to translate the questionnaire on Google Form and collect responses via the internet (10
questionnaires per member of the group). The assessment will constitute 30% of the overall
final marks for the module.

2. A formal report with citations and references, cover page, content page is to be written for the
housing developer. A hard copy of the report is to be submitted on Academic Week 11 – 12 – 18
July 2021 during your tutorial session (may be subject to changes). As a guide, the report should
be of about 15 pages, Font Style and Size - Arial 12.

3. Late Submission - For each day past the deadline, 10% of the total possible marks will be
deducted up to a maximum of 7 calendar days, after which a zero mark is given.
