Demand has shifted post­pandemic to bigger homes in gated communities

ery,’ they will only raise prices
to an extent the market is will­
ing to bear. Developers benefit­
ed  from  the  demand  boom
post­COVID­19 and will not be­
come too aggressive with pric­
ing. But the combination of un­
avoidable cost escalations and
healthy  demand  still  means
that prices will rise — gradually
but surely.
Housing prices have gone up
by at least 8­10% across the ma­
jor cities already. We will have
seen  another  8­10%  price  in­
crease  in  most  urban  markets
two  years  from  today.  In  10
years, prices will go up by bet­
ween 20­35% and ­ even higher
in some micro­markets.
Appreciating potential
Affordable  housing  was  the
poster boy of the Indian hous­
ing  market  for  several  years
since 2016. This was also due to
the  government’s  Housing  for
All vision, which actively incen­
tivised affordable housing, and
also because it was the cheap­

People  want  a  larger  locus  of

avoided  homeownership  and
preferred  renting  as  per  their
requirements,  have  suddenly
become very convinced buyers
— and  they  want  larger  floor
spaces.  The  working  from
home (WFH) and hybrid work
options have put a bigger focus
on the home as not only a place
of residence but also as a place
of work. This requires sufficient
room  for  the  family  to  multi­
task in, and affordable housing
is primarily made affordable by
its smaller sizes.
Zero impact
All the previous rationales that
drove affordable housing — that
it is the biggest requirement in
the country and that it consti­
tutes  the  highest  shortfall  of
housing — remain true in theo­
ry  but  are  having  zero  impact
on the new housing demand.
As a result, because supply fol­
lows demand, developers have
started  churning  out  bigger
housing options and are giving
budget housing a miss. This is
unlikely to change in the future
unless  the  government  an­
nounces new schemes and in­
centives  for  buyers  and  deve­
lopers  of  such  housing  and
makes  land  available  in  areas
where budget housing is most
required — in the city centres,
near workplace hubs.
This  could  kick­start  a  new
wave of demand from the low­
ven  that  land  is  the  costliest
component  of  housing  prices,
it  is  unlikely  to  happen.  If
you’re looking for housing op­
tions  that  perform  well  as  in­
vestments,  you  will  need  to

think  bigger  —  literally.  Mid­
range  and  premium  homes
with  bigger  living  spaces  are

limelight.
Within  this  category,  gated
communities  and  integrated
townships  are  now  the  most
popular with homebuyers. De­
mand  for  properties  in  such
townships will overtake all oth­
er housing types in the coming
years.  Why?  Because  of  the
new  constraints  and  concerns
brought about by the COVID­19
pandemic.
Homes  are  now  being  bought
to literally act as future­proofed
fortresses  against  any  unfore­
seen events like the pandemic.
Indian  homebuyers  now  long
for privacy, security, generous
open  spaces,  a  walk­to­work
option  if  possible,  and  adeq­
uate common facilities.
Both homebuyers and tenants
are now on the lookout for ease
of living, overall safety and se­
curity from both a general and
pandemic  point  of  view,  and
wellness­oriented features and
amenities.  Buyers  also  want
large enough homes to accom­
modate  WFH  and  e­schooling
comfortably,  should  these  op­
tions exist or become available
again.
Needless to say, none of these
options  are  compatible  with
the affordable housing format.
When will demand for budget
housing  return  convincingly?
It’s anybody’s guess; as stated,
there are steps that the govern­
ment can take to boost demand
there again, but housing invest­
ments  must  consider  current
and  future  demand.  On  that
score, affordable housing does
not have much for in the fore­
seeable future.

by their long­time friend, inte­
rior designer Tejal Mathur.
With a style that is a riot of
dramatic textures, bold colours
and  Indian  handicrafts,  Math­
ur’s designs have held a promi­
nent  space  in  eateries  across
the country, such as Pali Village
Cafe, The Nutcracker and Dear
Donna. “We first met around 15
years ago, when I styled Ram’s
ancestral  home,”  she  recalls.
“Sona’s always wanted a space
that would suit and reflect her
personality and style of living.
She  didn’t  want  any  conven­
tional structures in the house —
it was more important to enjoy
a room  by  herself  or  with  the
few close friends she likes hav­
ing over.”

ing. In this article I am looking
at  a  prominent  element  of  a
window — the grillwork.
A ‘grille’ or ‘grill’ is a French
word derived from Latin ‘cratic­
ula’  meaning  a  small  grill  or
grate. It was originally intended
as  multiple  slit  openings  in  a
wall, metal sheet or other bar­
riers, to create breezeways and
to prevent animals and intrud­
ers. Window ‘grills’ have been
seen  in  varied  forms  and  pat­
terns  historically  throughout
the world.
In India, as early as 900 AD,
the Kalleshvara temple in Kar­
nataka incorporated intricately
carved,  decorative  window
grills  in  stone.  Carved  stone
grills were also a common fea­
ture  of  the  Indo­Islamic  archi­
tecture  as  early  as  the  1100’s.

When  the  couple  bought  the
home, it was in mint condition
like any other newly construct­
ed  apartment  in  the  city  with
marble  floors,  tall  windows,
ample  sunlight  and  a  well­
thought­out floor plan.  “It’s  what  they  don’t  say  that

Mohapatra is also a compulsive
home­décor  shopper  and  col­
lector,  and  a  true  aesthete  as
Mathur describes. “I can’t resist
picking up things every time I
travel. I’ll buy them and figure
out  where  to  place  them
around the house later,” laughs
Mohapatra.  Moving  upstairs
(which houses the couple’s be­
drooms)  we  start  to  see  this

space is more pared­down and
minimal, with ample concealed
storage  and  everything  syste­
matically organised to be with­
in  quick  reach.  Hers,  on  the
other  hand,  is  like  Aladdin’s
cave, as Mathur describes. “It’s
a universe. The biggest room in
the  home  was  given  to  her  to
accommodate the clothes and
pieces  she’s  collected  through
her career.”
Down memory lane
“This house is a combination of
a lot of memories of my travels.
My  first  show  overseas  was  at
The Raffles Hotel in Singapore.
I remember  seeing  black  and
white  tiles  on  the  floor  and
wanting  them  in  my  own
home.” Today, you’ll find a strip
of  them  in  an  area  in  her  be­
droom  that’s  separated  as  an

The  room  that  truly  comes  to
life  is  her  walk­in  wardrobe,
where racks and shelves of gla­
morous  and  bedazzled  outfits
pour out of every corner. “I’m a
performing artist — I wear eve­
rything  in  here!”  Mohapatra

cludes  a  desk  in  a  far  corner
where  she  spent  most  of  the
pandemic recording music and
hosting live videos every day.
Lovingly christened ‘Tarasha’,
the home’s name is a portman­
teau  of  Mohapatra  and  Sam­
path’s  mother’s  names  —  Tara
and  Asha.  “Everything  in  my
home  has  a  name  —  it’s  never
seen  as  an  inanimate  object.
I’m  a  fauji kid  who  changed
homes  every  three  to  four
years,  so  I’m  almost  tuned  to
not feeling settled or rooted. I
feel I must move every now and
then, but this home makes me
feel  like  I’m  at  home,”  she

more sustainable especially in
the post pandemic world, it is
time  to  relook  at  the  window
grill as an important element of
the building facade.
The  good  news  is  that  now
some design firms are focussing
on restoring and preserving ol­
der  buildings  and  recreating
building elements to match tra­
ditional designs and styles. This
will  slowly  lead  to  growing
awareness of our rich architec­
tural heritage and result in in­
corporating such features in a
contemporary manner.
With the available technolo­
gy today and wrought iron be­
ing very expensive, it is possi­
ble  to  create  window  grills
using varied materials such as
GFRC  (glass  reinforced  fibre
concrete), terracotta and sheet
metal  other  than  metal  rods.

older buildings that have been
demolished can be given a new
lease of life in new buildings.
As  a  window  grill  is  an  im­
portant  aesthetic  element,  we
should think of creating innova­
tive patterns that not only will
form interesting light and sha­
dow patterns but also serve as a
unique feature for the building
besides being a charming cultu­
ral  element  in  our  currently
bland urban built environment.
