affordable housing sector.
Myth 1: Affordable
housing is not affordable
anymore
With  the  Indian  govern­
ment’s  flagship  mission  of
‘Housing for All’, the afforda­
ble  housing  sector  has  re­
mained  the  focus  for  many
years  now.  This  massive
housing  programme  has
sanctioned  over  114  lakh
houses,  with  a  stupendous
outlay of ₹7.52 lakh crore in­
vestment. An investment of
this scale and substantial fi­
nancial help under many ca­
tegories  have  indeed  made
housing  affordable  for  the
weaker sections of society.
Myth 2: Affordable
houses are of
substandard quality
A lot of attention has been gi­
ven  to  the  affordable  hous­
ing  idea  in  a  long­term  and
sustainable  manner.  With
lakhs of crores already sanc­
tioned,  it  is  focussing  on
good  quality  projects  de­
signed by well­known archi­
tects,  big  contractors,  engi­
neering  firms,  along  with
panels  of  town  planners.  A
tender is usually issued and
after various rounds of scru­
tiny, the contract is given to

ing  board.  Or  else,  real­es­
tate developers have to build
and handover a certain part
of  their  plot  to  the  housing
and development boards. Al­
so, efforts are on to bring in

put are unfounded.
Myth 3: Affordable
housing drives property
prices down
The sites for affordable hous­
ing projects are chosen after
careful analysis and survey.
The  needs,  demography,
connectivity, physical infras­

tructure,  and  social  ameni­
ties are ensured before shor­
tlisting  a  site.  In  fact,
affordable  housing  projects
have been found to expedite
the development of the con­
cerned  area.  When  a  large
number of housing units are
planned in an area, econom­
ic activities and demand for
services  automatically  in­
crease  in  the  region.  It  in­
creases manifold the proper­
ty  prices  and  Return  on
Investment  (ROI)  potential
of the properties.
Myth 4: Affordable
housing is only for the
ultra­poor
The  affordable  housing
schemes  that  have  been
rolled out are not limited to
only the Economically Weak­
er Sections of society (EWS).

dable housing schemes is to

housing schemes is primari­
ly  aimed  at  the  poor  and
undeserving  applicants  try
to  grab  the  low­cost  units.
These instances have led to
a verification process where
the  needy  applicants  get  a
fair chance to get affordable
houses. Now the process in
most  States  has  been  com­
pletely  digitalised,  right
from the application, regis­
tration  and  allotment  stag­
es, through an online lottery
system. The lottery process
is projected live on YouTube
and  Facebook. This  results
in a fast and fair manner of
units’  allocation  to  the
applicants.
Myth 6: Affordable
houses are not available
in metros
The government is focussing
on  providing  housing  op­
tions across Indian cities. Be
it  a  metro  city  like  Delhi,
Bengaluru,  Mumbai,  or
Chennai, or tier­II and tier­III
cities  like  Surat,  Jodhpur,
Agra,  Lucknow,  Raipur,  or
Palakkad,  the  affordable
housing  schemes  are  eve­
rywhere. 
A holistic  approach  dri­
ven by the idea of providing

In fact, the government is fo­
cussing  more  on  tier­II  and
tier­III cities so that they can
turn into the engines of eco­
nomic growth.

der  neighbourhoods,  resi­
dential  streets  were  spaces
filled  with  activities,  con­

omen are emerging in
great  numbers  as  key
home  purchase  deci­
sion­makers. Over the
years, an increasing number of In­
dian women have been making in­
dependent  and  individual  invest­
ments  in  the  real  estate  market.
According  to  the  latest  ANAROCK
Consumer  Sentiment  Survey,  real
estate  is  now  the  preferred  invest­
ment asset class for 64% of women
respondents. It was 62% in the last
study (H2 2020) and 57% in the pre­
COVID survey (H2 2019).
Their choices
3BHKs are the most favoured config­
urations for approximately 41% wo­
men respondents, followed by 36%
women  home  seekers  voting  for
2BHKs. At least 11% are looking for
4BHK homes or larger.

Group,  says,  “Women’s  affinity  to
housing  purchase  has  increased
markedly  since  the  pandemic  —
from 57% votes in pre­COVID­19 sur­
vey to nearly 64% in the current edi­
tion. Now, we see that the pandemic
has  also  influenced  their  property
preferences.”
There has also been an increase
in women looking at real estate from
an  investment  perspective.  Of  the
total women respondents looking to
buy homes, approximately 26% de­
clared  investment  their  primary
motivator, while 74% had an end­us­
er perspective. The survey indicates
that  over  38%  of  participating  wo­
men  home  seekers  prefer  the  city
peripheries,  while  30%  will  buy
homes  within  the  city  limits.  Only
11% are eyeing the city centres.
In budget categories, at least 67%
of  women  home  seekers  will  buy
properties in the mid and premium
segments  (properties  priced  ₹45
lakh to ₹1.5 crore). 
In the same survey last year, affor­
dable  and  mid­segment  homes
priced within ₹90 lakh were the top
pick of participating women home
seekers, with nearly 66% voting for
this budget range.

respondents prefer either ready­to­
move­in homes or properties to be
completed  within  the  next  six
months.  Over  10%  of  women  res­
pondents are looking to buy proper­
ties  in  newly  launched  projects,
while  another  11%  will  purchase
homes  in  projects  scheduled  for
completion in more than one year.
