Subject : REMINDER TO DEFAULTERS - BAR ACCESS CARD

Dear Valued Owners/Residents,

Please be informed that in order to reduce the number of defaulters in Citizen 2 @
Old Klang Road, the Management will take action against all defaulters who fail to
pay the maintenance fee. The Management has sent the first reminder and final
reminder through i-neighbour.

Therefore, we seek the cooperation from the defaulters to settle the

outstanding fees by 1st March 2023. The Management will block access
cards on 2nd March 2023
Pursuant to the Strata Management (Maintenance and Management) Regulations
2015, Third Schedule, Part 2-Clause 6 (4) & (5) – Defaulters and House Rule
Clause/Section 9.2
At the expiry of the period of 14 days and without prior notice, The Management
will
1. Deactivate the access card issued to a Defaulter. Access card shall only
be reactivated upon full settlement of all outstanding charges and a
reactivation charge of RM50.00.
2. During the deactivated period of the access card, proprietors are required
to sign in a defaulters’ register book each and every time that the defaulter
requires any assistance for entry into or exit from the building or the
development area.
3. To publishes or post the names of the defaulting Owners or Residents at
notice boards;
4. To bar the Residents and their Guests from using the Service Apartment
Common Facilities;
5. Not to issue or replace the Access Card and/or Car Sticker to the Residents;
6. To bar entry of any vehicles belonging to the Residents into CitiZen 2 @ Old
Klang Road; and/or

NOTICE

As such, we appeal to all owners and residents promptly make payment on a

monthly basis to ensure the continues smooth operation of Citizen 2 @ Old Klang
Road. Kindly ignore this notice if payment has been made.
