SPECIFICATION FOR A 1 BEDROOM BUNGALO

PREPARED BY

ISHAKU IBRAHIM BOYI

19/48362D/FPB/4

This document contains a technical description and requirements for the standard architectural plan for
a skid-mounted PSA Plant building. The purpose of this document is to define a baseline scope of work
and requirements of the project for vendors to develop a scope of work and accompanying quantity
surveys. Although the selected supplier will be required to develop each individual scope of work and
associated construction document package based on a detailed site assessment, this document intends
to summarize a set of general standards and common practices that will need to be included in the final
design of the structure. The structure shown in the plans is referential. The number and sizing of
columns, wall type, foundation type, roof truss configuration, etc. to be determined by structural
engineer. 1. Programmatic requirements − Allow for a minimum clearance of 1 meter for access to
maintenance on all sides of the PSA plant (including distance to electrical panels). − Allow for a ramp
(1:8, min 2m wide) to provide necessary access to deliver and service the equipment, as well as
efficiently transport cylinders. − All ‘extra’ spaces than are proposed in the standard design will need to
be justified. − Provision should be included to provide transport and installation of PSA Plant (mainly
access to the structure and planning of activities to facilitate installation of PSA plant) 2. Structural
requirements Foundation and floor structure − Depth of foundation should be min 600mm below
ground level − The slab height above grade should be determined based on drainage and flood
protection requirements of the site, however min 300mm. − Reinforced concrete slab (floor), min
200mm thick (Ø12mm bars, 200 C/C), completely level and with wire mesh reinforcement above and
below, Cement mix PCC 1:2:4. − Industrial top floor, smooth with sand-cement finishing (mix cement 1:3
sand) − Outside walkway can remain concrete if smooth and flat. Walls − Walls made of brick or
concrete blocks − Walls plastered on inside and outside. − Wall finishing with washable paint on the
inside, outside with weather coat. Roof − Steel roof structure (height min 3,5m), treated against
corrosion and painted. Structure dimensions defined by civil engineer. − Use insulated sandwich panels
or fibre cement roof sheets rather than corrugated iron sheets (or other means to reduce heat radiance)
− The roof shape and geometry can be adapted to the local context but should extend over the front
walkway and along all sides of the building to provide weather protection to all louvers and openings. −
Install rainwater catchment canals and connect them to local drainage system − Ceilings are in principle
not required, however could be considered and justified in hot areas to reduce heat radiance from the
roof surface. Doors/windows − 1x wide roll up door or two big separate doors (min 1,8m wide and 2,5m
high) to facilitated PSA plant equipment access and cylinder transportation. − Material for windows and
doors of good quality and depending on local availability of materials Ventilation − Building will in
principle be ventilated by natural ventilation. Additionally, exhaust fans should be installed to assist in
ventilation and the extraction of hot air when required. − Include louvers at the front and back of the
building to create sufficient airflow in the plant room. − Windows sufficient big and located opposite to
each other to promote cross ventilation. − An exhaust duct (per manufacturer specification) must be
provided to directly vent the air compressor exhaust to the building exterior and turn down 90 degrees
for rain protection. 3. Electrical requirements Regulations and Standards − The electrical installation
works must be done according to local safety and electrical regulations. − All cables used outdoors to be
armoured and installed underground. Electrical works (assuming that the PSA plant will come with an
electrical control panel and a MCCB/breaker switch) − Supply 20m. 4C copper armoured cables from
utility power source to the MDP (Main Hospital Distribution Panel) − Supply 20m. 4C copper armoured
cable from MDP to PSA Plant − Associated supply cabling (20m.) from the hospital MDP to the PSA plant
building distribution panel. − Provide sufficient illumination to operate the PSA Plant during day and
night time. − Provide sufficient electrical sockets for the installation of the PSA Plant and extra electrical
sockets for additional equipment. − Final circuit wiring (incl. distribution panel) for light fittings,
receptacles, concentrators, compressors, booster compressors, driers and any other loads required in a
PSA plant house. − Earthing system inclusive of earth rods and manholes. Min 4 earthing threads
required (min 10mm.). − Trenching, removal of earth, sifting of the soil , laying duct for the underground
cables. − Diameter 150mm Heavy Gauge PVC ducts for underground power distribution. Electrical works
that need to be installed, but will not be included in the construction quotation (will be defined after site
assessment is completed): − New backup generator dedicated to the PSA plant and fuel tank. − New
automatic transfer switch (ATS) between the utility supply and generator supply. − Associated supply
cabling from both the new MDP and backup generator to the ATS. − Associated supply cabling from the
ATS to the PSA plant main panel board/kiosk. − Associated cable infrastructure items: conduits, ducts,
cable trenches, cable trays/ladders. − Supply, Installation, Testing and Commissioning of the following:
The new main (hospital) distribution panel (MDP) to supply the existing hospital electrical network main
incomer (the PSA plant), with spare capacity to supply future loads. 4. Water and sanitary requirements
In principle there will be no water points or sanitary available in the PSA Plant structure. Any request will
need to be justified.

INTRODUCTION

A specification details the requirements of the procurement. It is the basis of all offers and therefore the
foundation for a contract. A specification becomes an essential contract management document which is
used to ensure that the chosen supplier provides what is specified. It must therefore be clear and
accurately define what is expected from a supplier regarding the outputs or the functional and
performance requirements.

Specifications writing are written documents that describes the materials and workmanship requirements
for a development. The do not include cost, quality or drawn information but needs to be read alongside
other contract documents such as quantities, schedule and drawings.

Specifications frequently make reference to relevant supporting documents: typically, consultant drawings, as
well as various schedules, reports, room data sheets and a myriad of other potential sources of information,
depending on the nature of the project. Effective cross-referencing between these documents should be utilised
so that it is clear to the reader which aspects of the specification should be read in conjunction with other
documents.

Drawings containing overly descriptive annotations can create clashes in information that may result in a
‘drawings over specification’ rule of thumb being applied on projects, which diminishes the value of the
specification documentation. To avoid these discrepancies, it is important to take full advantage of the tools that
the digital era provides (for example, by using hyperlinks to tie cross-referenced documents together
seamlessly and utilising collaborative software packages to regularly share and update project information).
In Nigeria building industries, less attention are being given to specification documents, forgetting the
fact that this specification documents is considered the backbone of successful structure or development,
because it define the quality of product, material and workmanship (installation).

Specification just like other legal documents has its standard, which is the Master Format' the master
format help both the architect and the contractor communicate to each other due to it's standards.

The masters formats is divided into divisions, master format expand the division by assigning number to
contraction subject know as Specification section . This system of number is open and flexible to allow
users assign numbers for additional subject . Each specification section is divided into three parts:

Part one the GENERAL, part two PRODUCTS and part three EXECUTION (installation). Each part
include particular information about subject of the section. These three parts are fixed in number and title
and are included in all specification sections.

As stated above, specification documents which is legal documents in a contract document is to be

EXECUTION

Rough staking the plot

Vegetation and other obstructions on the property are to be removed after rough staking is complete.
Rough staking involves setting out the site boundaries. The operator marks out the sections of the land
allocated for clearing and determines the type of clearing necessary. Individuals can carry out the tasks by
carefully following guidelines and the property blueprints and dimensions. Professionals with experience
will be able to carry out the rough staking quickly and more accurately than an individual.

Professionals will also have experience in complying with the construction regulations, rules, and permits
associated with land clearing. This is likely to make the process of setting out rough stakes run more
smoothly. It also helps to maintain the project deadline and get the job done right the first time.

Pinpoint the removals

After land clearers establish the clearing boundaries, they can pinpoint the removal of specific objects
within the boundary. The objects may include vegetation, such as roots, stumps, plants, bushes or trees,
and other items that will cause obstruction.

When selecting removals, preserve as many trees and natural vegetation trees outside the clearing
boundary as possible. This will help preserve the natural environment and ecosystems in the area. It will
also add to the aesthetic of the development’s surroundings.

Clearing the land

The pivotal step of the process is the actual clearing of the property. The vegetation in the marked out
areas, as determined by the rough staking, should be fully removed from the ground. The land clearing
team will need to remove all the cut-down vegetation and debris from the lot and transport it offsite to a
dump. Land clearing is an extensive task. It is important to hire professionals that will complete the work
thoroughly and have the capacity to manage the work.
The activities involved in land clearing typically involve big machinery and equipment suited to the scale
of the job. Excavating companies involved in these activities, like CF Excavating, will have the necessary
equipment on hand. This could include things like chainsaws, bulldozers, track or wheeled carriers, and
various hand tools.

After clearing – building preparation

The first part of the clearing process removes all the necessary vegetation and obstructions. After this, the
workers must adjust the land to an appropriate grade specific to the project. This may include raising the
land, sloping it in certain areas, and flattening it in others to create the desired terrain. Strategic
excavations create the specific slopes needed for various reasons. Regarding is important in order to
improve the stability of the land. It also influences the positioning of the development and potential road
routes. These should be placed strategically at an appropriate grade. The slopes also affect the direction of
storm water runoff. The runoff should run in the direction away from infrastructure. The strategic
placement of slopes helps to create effective drainage paths. It also assists in preventing damage to the
infrastructure and the land from erosion. Final Thoughts
