I was born and raised to the age of 9 in Vietnam, then my parents moved us to
America. We were extremely poor. My parents pushed me hard to constantly be
earning so I could have a better life than they had. As a young teen my parents
had me working a job picking berries during the summertime after school.

At age 17 I dropped out of high-school. I knew college wasn’t for me but I needed
a plan. At 18 I met Loan, who is now my wife. We moved into a little shed in a
mobile home park behind her family’s house. I got a job making shoe insoles. But
I craved more. Loan and I began brainstorming different ways we could make
more money than an hourly wage.

At age 27 I discovered real estate. The first 6 months were terrible and I made no
money. But when I met a real estate mentor my entire world changed because I
closed my first deal for $50,000! I knew then that real estate was the path for me.
Within just a few years I became a millionaire at the age of 32. I now have a highly
efficient team running the business for me and pulling in over $100,000 every
single month completely virtual.

My goal is to teach the magic of wholesaling real estate to as many people as I


possibly can. I want you to be able to escape the grind of a day job like I was able

In a nutshell, wholesaling houses can
be broken down into 6 easy steps:
1. Develop a marketing strategy
2. Make offers
3. Negotiate & write agreement
4. Find buyers
5. Contact a title company
6. Get paid!

#1 Develop a
marketing strategy
To get started on your wholesaling journey you need to find
motivated sellers.

Where do you find motivated sellers? They're all around you if


you live in a city or large town!

The trick is to seek them out with marketing. So step 1 for


getting your first wholesale deal is to develop a strategy for
marketing to motivated sellers.

There are several ways you can market:


Drive for dollars (requires cost of gas, nothing else)
Pull high quality lists of vacant or expired listings
Find FSBO listings online (free)
Bandit signs
Water shut-off lists (free)
Bird dogs (no upfront cost)
Contact a realtor (free)
Bulletin boards (low cost)
Code violation list (free)

Houses that are great for wholesaling are usually either:
Owned by someone who is financially motivated
Physically distressed (vacant, broken windows, sagging
roof, overgrowth, etc)

A vacant, run-down home.

#1 Develop a marketing strategy

Let's say you choose the very popular, and cheap, strategy of
Driving for Dollars. That means you drive around your local
area and find houses that have exterior damage and severe
overgrowth in their yards.

After several weeks of doing this you now have a large list of
properties with potentially motivated sellers. Now what?

Now you skip trace the list! Skip tracing is the process of
finding owner contact info using a public database like
TruePeopleSearch.com (free) or Deals4MeNow.com (paid).

Call the list and see who's motivated to sell.

#2 Make An Offer
After several weeks of working hard on skip
tracing property owners, you finally come in
contact with someone who is highly motivated to
sell their old house. It's time to make an offer!

Study this simple formula:

ARV * 0.7 - repairs - your fee =

The first variable in the formula is ARV which stands for
After Repair Value.

In other words, what is the market value of the house if it


was completely fixed up?

To find the ARV you must look at houses in the area that
were recently sold that have a similar number of bedrooms,
baths, and square footage.

The second variable represents the 30% discount you're


getting on the ARV because the property is damaged and
the seller is highly motivated.

The third variable is the estimated amount of repairs the


property needs to be living condition.

And finally, the fourth variable is the amount you get paid
as a wholesaler for finding and facilitating this deal. Because
of the amount of time you will spend marketing it's fair to
say you should get at least $10,000. When you get more
practice you'll be able to charge much more than that!

#3 Negotiate with
the Seller
With the formula from the last step you have a
pretty good idea of what the property is worth
to you and what you can offer the seller.

Next, get on the phone with the seller and


make your offer. If the seller agrees you can
have him sign a purchase agreement.

#4 Finding Buyers
You're half way to getting paid!

The hardest part was finding a motivated seller and


getting the property under contract.

Now you just need to find a buyer who will purchase


the contract from you so you and the seller can get
your money.

There's several ways to source buyers:

Real estate Facebook groups


Local real estate auctions
Find houses that were recently renovated
in the area and call the owners
Craigslist
Facebook Marketplace

#4 Finding Buyers (continued)


It's important to note here that when you're marketing this property
around you must say the contract is for sale, not the property itself. In
most states it is not legal to sell properties directly without a real estate
license.

You want to find many potential buyers so that you can sell the contract
to the highest bidder. And if one buyer backs out you have others you
can call to close the deal with.

The buyers will want to visit the property, conduct inspections, and
maybe negotiate with you on the price. Your agreement with the seller
should give you enough time (usually 30 days) to deal with buyers.

When you find a buyer, have them fill out a Purchase Agreement
(available on my website).

#5 Title Company
Now that you have a property under contract and
a buyer who has agreed to purchase it, you need
to find a title company to finalize the transaction.

Do a Google search in the county that the


property is located in. Then start calling title
companies and ask if they are "investor friendly"
and are familiar with "assignment contracts".

The ideal title company is one that is not a major


national franchise. The large corporate chains are
less friendly to small investors and wholesalers.

#6 Get PAID!

The title company will act as a trusted third party for the
payment. They will have a real estate attorney on staff to
properly finalize the transaction.

If everything was done correctly up to this point then you


can just sit back and wait for the check to arrive in the mail.

Putting it all together


You have all of the foundational information to
get into wholesaling real estate. Now you must
put it all together.

The most time-consuming aspect of wholesaling


is marketing. Many people who get started in
wholesaling never make it beyond marketing
because they get discouraged early on.

Pick one or two marketing strategies then stick


with them until you find a deal. Understand
that there is no magic button to make motivated
sellers appear in your life. You must go out and
find them, which takes time!

If you work hard and follow the guidance


provided in this book you WILL eventually land a
deal. I've interviewed countless people who
landed deals in 30 days or less!

Hire someone to do cold calls. Hire someone to do text

You can eventually get to a point where the day-to-day tasks


are handled by your team and money flows into your

focus your energy into new frontiers and make even more
