SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, Marilou Binag Bernardo, married to Fernando Bernardo, of legal age, Filipino


citizen, with address at ____________ do hereby appoint, name, and constitute my niece,
Mrs. Ruby B. Calamba, likewise of legal age, with postal address at ERBC Bldg., Atis
St. Brgy. Alibagu, City of Ilagan, Isabela, to my true and lawful Attorney-in-Fact to act,
for and in my stead, to do and perform the following acts, deeds and things, to wit:

1. To sell, transfer, and convey at whatever price, terms and conditions that
she may deem proper to whosoever may buy or purchase the subject property consisting
of a lot and improvements thereon located at Romans St. Francisca Village, Brgy.
Baligatan, City of Ilagan, Isabela, Philippines, covered by Transfer Certificate of Title
No. 035-2014000561and more particularly described as follows:

“A PARCEL OF LAND LOT NO. 5-B, BLK. 6 OF THE SUBD, PLAN PSD- (AF) 02-031488, BEING A
PORTION OF LOT NO. 5, BLOCK 6, PCS-02-002407, SITUATED IN THE BARRIO OF
BALIGATAN, MUNICIPALITY OF ILAGAN, PROVINCE OF ISABELA, ISLAND OF LUZON.
BOUNCED ON THE N., ALONG LINE 2-3 BY LOT 6, BLK. 6, PCS-02-002407; ON THE E., ALONG
LINE 3-4 BY LOT 12 BLK. 6, PCS-02-002407; ON THE S., ALONG LINE 4-1 BY LOT 5-A, BLK. 6,
PSD-(AF) -02-031488; ON THE W., ALONG LINE 1-2 BY ROAD. BEGINNING AT THE POINT
MARKED “1” ON PLAN BEING S. 36-42 ‘W., 4698.62 M. FROM BLLM NO. 1, CAD-403-D
THENCE . . . N. 6-32’W., 6.00 M TO PT. 2; N. 83-28 ‘E., 18,00 M. TO PT. 3; S. 6-32’E., 6.00 M. TO
PT. 4; S. 83-28 ‘W., 18.00 M. TO POINT OF BEGINNING. CONTAINING AN AREA OF ONE
HUNDRED EIGHT (108) SQ. M. MORE OR LESS. ALL POINTS REFERRED TO ARE INDICATED
ON THE PLAN AND ARE MARKED ON THE GROUND AS FOLLOWS: P.S CYL. CONC. MONS.
15X40 CMS., BEARING TRUE. DATE OF ORIGINAL SURVEY ON N.A AND THAT THE SUBDV,
SURVEY WAS EXECUTED BY GEO. ENGR. PEDRO SANTA CRUZ ON OCT. 20, 2003 AND WAS
APPROVED ON DEC. 2, 2003.”

2. To sign, execute and deliver the necessary Contract to Sell and Deed of
Absolte Sale covering such sale including any and all documents that may be necessary
or required thereto and to deliver possession of the property to said buyer;

3. To receive the proceeds of the sale, either in cash or in check, and to pay
expenses for capital gains, real property tax and any other such expenses that may
be agreed upon with the buyer;

4. To represent us before the Bureau of Internal Revenue, Register of Deeds,


Assessor’s and Treasurer’s Office of the appropriate local government units, and any and
all government offices or agencies, in order to process, execute, pay relevant taxes and
fees, and/or give effect to the foregoing authority;

5. To do such any other act or thing that may be required necessary or


incidental to carry out effectively any and all of the purposes for which this authority is
hereby given;

HEREBY GIVING AND GRANTING unto my Attorney full powers and


authority to do and perform all and every act necessary to carry into effect the foregoing
authority to all intents and purposes as I could lawfully do if personally present, and
HEREBY RATIFYING AND CONFIRMING all that said Attorney-in-Fact shall
lawfully do or cause to be done by virtue of this Special Power of Attorney.
