productivity, quality and reduce project delivery time.
Building Information Modeling (BIM) offers to achieve
these objectives by simulating the construction project in a

contains precise geometry and relevant data needed to
support the design, procurement, fabrication, and
construction activities required to realize the building.
After completion, this model can be used for

Thus, BIM represents a new paradigm within AEC that
encourages integration of the roles of all stakeholders on a
project, promoting greater efficiency and harmony among
players. It also supports the concept of integrated project
delivery, a novel project delivery approach to integrate
people, systems, and business structures and practices into
a collaborative process to reduce waste and optimize
efficiency through all phases of the project life cycle.

Better design: Building proposals can be rigorously
analyzed, simulations performed quickly, and performance
benchmarked, enabling improved and
innovative solutions.
Code reviews: Fire departments and other officials
may use these models for their review of building
projects.
Conflict, interference, and collision detection:
Because building information models are created
to scale in 3D space, all major systems can be instantly
and automatically checked for interferences.
For example, this process can verify that piping does
not intersect with steel beams, ducts, or walls.
Cost estimating: BIM software has built-in cost
estimating features. Material quantities are automatically
extracted and updated when any changes are
made in the model.
Construction sequencing: A building information
model can be effectively used to coordinate material
ordering, fabrication, and delivery schedules for all
building components.
Facilities management: Facilities management
departments can use it for renovations, space planning,
and maintenance operations.

Slide 7 Level 0 Unmanaged CAD, information is probably


disseminated in 2D drawings, with paper (or
electronic paper) as the most likely data exchange
mechanism.
Level 1 Managed CAD in 2D or 3D format using
BS1192: 2007 with a collaboration tool providing a
common data environment, possibly some standard
data structures and formats. Commercial data
Level 0 Level 1 Level 2 Level 3 managed by standalone finance and cost
management packages with no integration.
Level 2 Managed 3D environment with different BIM
tools holding the data from different disciplines. An
enterprise resource programme manages
commercial data. Integrationis achieved by
proprietary interface or bespoke middleware. The
approach may utilise four-dimensional (4D) schedule
data and 5D cost elements.
Level 3 BIM is a fully open process that enables data
integration through IFC/IFD and a collaborative
model server. It allows each contributor to add their
discipline-specific information to the model on an
ongoing basis, including the client who may request
changes in the requirements of the building. The
latest data is available to all parties, and data within
the BIM model can be freely exported to third-party
simulation software. BIM Level 3 facilitates materials
procurement, planning and scheduling, costing, and
other purposes.

Slide 9 In other words, 4D CAD allows designers to create a


virtual model of a construction project, building, or
infrastructure that can be viewed from different angles and
perspectives, but also allows them to incorporate a
timeline of events or construction phases. This allows for
better visualization and understanding of the project's
progress and potential issues that may arise during the
construction process.
4D CAD software can also help with project management,
by enabling designers to plan and schedule tasks, identify
potential problems before they occur, and communicate
progress with stakeholders more effectively. Overall, 4D
CAD is a valuable tool for construction and engineering
projects that involve complex structures and scheduling.

project, it is important to identify the main challenges
that the construction process may face. To gather this
information, the planner must work closely with the

detailed plan that addresses these challenges and ensures

SIMULATION

In the model building phase, the planner works with
designers, subcontractors, and model building experts to
create a model that includes components necessary to
simulate the construction process. This includes the
building components, temporary works, and construction
plant items. The planner may need to adjust the building
model to reflect the construction process, considering
factors such as granularity and level of detail needed to
ensure safety and feasibility. The complexity of the
temporary works and safety requirements will determine
the overall detail required in the model.
THE PROCESS SIMULATION PHASE
The process simulation phase visually demonstrates the
planned construction process, allowing the planner to
explore alternative construction plans, resolve conflicts,
and validate the construction sequence. This is an
iterative process that requires close collaboration
between the planning and modelling teams to optimize
the construction process.

Slide 15 Planners and schedulers are now using 4D CAD and


virtual construction to change the way they work, who
they work with, and when. The planner's role remains
mostly unchanged, but the adoption of BIM is likely to
radically transform the way buildings are designed and
constructed. For traditional contracts, 4D CAD is used at
the tender stage and pre-contract stage, while virtual
construction is used at the pre-contract stage. With the
increasing use of BIM, new business models will emerge,
and planners and organizations will need to be involved
earlier in the project cycle to optimize design,
construction, and operation.
