THIS HAS BEEN DISTRIBUTED TO ALL AREAS TO PROVIDE OPEN AREA ELEMENTS THAT

RECOMMENDED GOALS LACK LANDSCAPE ELEMENTS SUCH AS STREETSCAPE, SIDEWALKS, STREET TREES, SITE
FURNISHINGS AND ON-SITE PEDESTRIAN CONNECTIONS DUE TO LIMITED DEVELOPMENT
SPACE. SMALLER BUILDINGS AND PLOTS IN THIS AREA COMPARED TO OTHER AREAS
ALONG THE CORRIDOR

RECOMMENDED GOAL #2
OPEN MEDIUM-INTENSITY MIXED-USE ZONING CENTERS FOR RESIDENTIAL AND COMMERCIAL USE.
THE AREA IS LOCATED BETWEEN BALIWASAN AND CAMINO NUEVO, IN THE EASTERN AREA, AND
CONSISTS OF MANY PLOTS ON THE EAST SIDE OF THE ROAD, WHICH HAVE BEEN CONVERTED INTO
RESIDENTIAL PLOTS COMPOSED OF CENTERS SUCH AS ENTERTAINMENT CENTERS, COMMERCIAL,
RETAIL, OFFICES AND AUTOMOBILES REPAIR AND SALE USE WITH ITS OWN DEVELOPMENT AND
PARKING RESTRICTIONS AS THE CORRIDOR IS AVAILABLE FOR COMMERCIAL USE

RECOMMENDED GOAL #3
LINK AND IMPROVE ACCESS TO THE NEW CBD WITH OTHER LAND USES AND OPEN SPACES.
THIS AREA IS BETWEEN ALL OTHER CHARACTER AREAS. THE NEW CBD IS CREATING A PRIMARY
SOURCE FOR ALL STUDY AREAS, RESTAURANTS AND DAY-TO-DAY DEVELOPMENT.
SUCH NEW AND IMPROVED PRODUCTS, SERVICES OR TECHNOLOGIES FROM ENTREPRENEURS CAN
OPEN UP NEW MARKETS AND CREATE NEW WEALTH.
IN ADDITION, AN INCREASED EMPLOYMENT AND HIGHER INCOMES CONTRIBUTE TO BETTER
NATIONAL INCOME IN THE FORM OF HIGHER TAX REVENUES AND HIGHER GOVERNMENT.
AS WELL AS PROVIDING NEW PROPOSED CHANNELS ON A GIVEN WEBSITE.

RECOMMENDED GOAL #4
DEVELOP CIVIC CENTRES SUCH AS CULTURAL OR CONFERENCE CENTRES.
LOCATED BETWEEN BALIWASAN AND CANELAR AND IN FRONT OF THE INSTITUTIONAL ZONE, THE
AREA CONSISTS OF MANY PLOTS ON THE EAST SIDE OF THE ROAD THAT HAVE BEEN CONVERTED
INTO RESIDENTIAL PLOTS CONSISTING OF COMMERCIAL, RETAIL, OFFICE, AUTO REPAIR AND SALES
USES PIECE.
AS THE CORRIDOR COMMERCIALIZES, THERE ARE DEVELOPMENT RESTRICTIONS AND PARKING
RESTRICTIONS.THE CIVIC CENTER IS THE OLD AIRPORT THAT WAS BUILT OR CONVERTED INTO A
MUSEUM TO PRESERVE ITS QUALITY ARCHITECTURE.

ZONE EVERYONE CAN USE. THE AREA IS LOCATED BETWEEN THE CIVIC CENTER AND THE SERVICE AREA AND IS IN
FRONT OF THE INSTITUTIONAL USE AREA.
THIS AREA CONSISTS OF A NUMBER OF PARCELS ON THE EAST SIDE OF THE ROAD, WHICH HAVE BEEN
PRIVATE SECTOR CIVIC CENTER CONVERTED INTO RESIDENTIAL PARCELS FOR COMMERCIAL, RETAIL, OFFICE, AUTO REPAIR AND SALES
LANDSCAPE
PURPOSES.
WITH THE COMMERCIALIZATION OF CORRIDORS AND THE USE OF THE LANDSCAPE IN THE AREA, THEY HAVE
THEIR OWN DEVELOPMENT RESTRICTIONS AND PARKING RESTRICTIONS.
