1. PURPOSE OF MAINTENANCE

The main purpose of regular maintenance is to ensure that all equipment required for production is always
operating at 100% efficiency. Through daily / monthly / bi-monthly / quarterly inspections, cleaning, and
making minor adjustments, minor problems can be detected and corrected before they become a major
problem that can shut down a production line.

To ensure your security products are working to their optimum performance, Mackeen Security System
can provide you with a Quality Maintenance Plan to suit your specific needs.

1.1 Preventive & Predictive Maintenance: where equipment is maintained before malfunctioning occurs.
This type of maintenance has many different variations and is subject of various researches to determine
the best and most efficient way to maintain equipment. Recent studies have shown that Preventive
maintenance is effective in preventing age related failures of the equipment. For random failure patterns
which amount to 80% of the failure patterns, condition monitoring proves to be effective.

1.2 Corrective Maintenance: where equipment is maintained after failure. This maintenance is often
most expensive because worn equipment can damage other parts and cause multiple damage, Corrective
maintenance includes availability of spare parts in our stock.

2. SCOPE OF WORK

Mackeen Security System Scope of work will be maintaining the IP CCTV System in MOJ-Golf Tower

Our SOW includes but not limited to the following;

 Quarterly Preventive Maintenance for CCTV System


 Detailed Maintenance reports
 Root cause analysis report
 Assisting the security operators
 Training Course when needed for the operators
 Assistance in providing information to MOJ department / MOI authority
 Assistance in providing Data for MOI SSD in case of incidents
 Spare Parts
3. MAINTENANCE METHODOLOGY

This document details the methodology and sequence of operations for the maintenance IP CCTV System
in MOJ-Golf Tower to ensure that the system is fully functional and compliant with local standards and
contracts requirements

This methodology covers the potential hazards identified in Mackeen Security System’s project specific risk
assessment highlighting controlling measures to provide a safe work environment for Mackeen Security
System personnel involved in the maintenance of the said systems.

Mackeen Security System aims to ensure that all maintenance activities / works are carried out in
systematic manner, all works are inspected and conformance to quality assurance and quality control
objectives are verified and documented.

A dedicated Team will be assigned to execute the preventive maintenance as specified in the tender
documents

Quarterly PPM will be submitted to UHPP Team / management for approval, the activities will be carried out
according to the scope (cleaning outdoor & indoor cameras, system health check on Head-End devices,
NVR’s, recording, connectivity, storage etc…)
Preventive Maintenance will include replacing minor components & consumables such as fuses, diodes,
memory back up batteries, cable lugs, etc…

Mackeen Security System will handle the corrective maintenance by dedicating 24hrs * 7 days Hotline /
Help Desk and skilled Engineers / Technicians for any emergency, irrespective of week days and national
holidays.

Corrective maintenance will include the following;

 Troubleshooting
 Root cause Analysis
 Actions to avoid the recurrences
 Rate of failure report and occurrence
 Failure analysis report for any replacement recommended
 Spare parts consumption summary and forecast for procurement initiation

PREVENTIVE MAINTENANCE- CHECKLIST

Preventive Maintenance - Check List

Periodic maintenance is been carried as per agreed schedule where equipment is maintained before
Malfunctioning occurs and to reduce system breakdown time.

The maintenance team shall perform following checks and act (as necessary) for each site in order to best
optimize the installed CCTV system equipment and components.
