What is a Green Building?

According to the US Environmental Protection Agency

(EPA, 2009a):

“green building is the practice of creating structures and

using processes that are environmentally responsible
and resource-efficient throughout a building's lifecycle
from siting to design, construction, operation,
maintenance, renovation and deconstruction. This
practice expands and complements the classical
building design concerns of economy, utility, durability,
and comfort. Green building is also known as a
sustainable or high performance building.”

www.themegallery.com
What is a Green Building?

According to the Urban Ecology Australia (2007), green

buildings must make best use of the sun, wind and rainfall
to help supply the energy and water needs of occupants.

Thus, “green” or “sustainable” buildings should use key

resources like energy, water, materials, and land more
efficiently than traditional buildings. With more natural light
and better air quality, green buildings typically contribute to
improved health, comfort, and productivity of end users.

complements the classical
building design concerns of

Why green buildings?

Huge amount of
resources like water,
energy and materials
are required for
constructing and
operating buildings,
and in turn they
produce large amounts
of waste.

www.themegallery.com
Why green buildings?

Green building can reduce

operating costs by
increasing productivity and
using less water and
energy, improve health by
improving indoor air
quality, and reduce
environmental impacts.

How are green buildings green?

Green Building is a fairly broad concept, but the core

ideas of green building entail the following:

1) Environmentally Friendly

2) Efficient use of Resources

3) Designed for health and wellbeing of the building

occupants

zainab m. zainordin

Environmentally Friendly

Buildings can be certified as

being environment-friendly
based on 6 defining criteria:

•Energy Efficiency
•Indoor Environmental Quality
•Sustainable Site Planning and
Management
•Materials and Resources
•Water Efficiency

How are green buildings green?

1- Environmentally Friendly

It simply means two things;

1 ) Constructing the building is safe for the surrounding environment and

will not significantly interfere with the wild life, its patterns of daily life, and
that it will not negatively affect the natural environment.

that the construction process is well designed to reduce the
unnecessary pollution and negative effects on the environment.

a sustainable building is energy efficient

- using water saving faucets and plumbing

elements, energy efficient lighting units and

financial benefits for the building owners and
helps reduce the carbon monoxide footprint of
the building on the environment.

3) Operation

Financial benefits:
• Lower energy costs from some of the design
processes
– high efficiency windows and insulation
– passive solar building design
– roofs that create high solar reflectance
(thereby reducing heat transfer to the
building) and high thermal emittance (when a
large percentage of absorbed/non-reflected
solar energy is able to be released). These
are called “cool roofs”
Health Benefits:
• Health benefits from green building are greater
than just a better natural feeling.
www.themegallery.com
Green Building concept
4) Maintenance
• Maintaining a building is important to ensuring
it remains sustainable and profitable.

• Nice thing about green building is

– that even though initial costs of
implementation are higher, long-term
maintenance is often much less of a
hassle!
– Consider the idea of design concepts
taking into account the increased usage of
natural light and temperature control
services–the more natural used, the less
maintenance of and dependency on
furnaces, air conditioners, and lighting
systems.

5) Reduce Waste
• Waste can be reduced on several levels by
taking a green approach to building.
– on site waste management, such as
separating garbage, recycling and compost
– centralized wastewater treatment systems
reuse wastewater from dishwashing or
washing machines

SITING of the building with a low impact

on the land, paying attention to solar
gain, prevailing winds, and water issues
is key. Good orientation is one of the
greatest gifts for a high performance
building.

LOCATION provides for walkable

neighborhoods close to services, solar
potential, good density, reuse and
adaptation of existing infrastructure. A
building is not an island, it is part of a
community.

The new washing process uses about

44 lbs of plastic chips around a half-
centimeter in size to absorb and remove
dirt. These chips are mixed with a cup
of water and a pinch of detergent in
the washer. During the washing cycle,
the water is heated to help dissolve the
dirt. The plastic chips absorb the dirt
and your laundry comes out fresh
and clean.

The plastic chips can be reused up to

100 times, which the inventors estimate
will wash around 6 months of laundry.
They claim this process can effectively
remove all sorts of everyday stains
including coffee and lipstick.

Common principles for sustainable design

• Low-impact materials: choose non toxic, sustainably produced or

recycled materials
• Energy efficiency: use manufacturing processes and produce products
which require less energy
• Quality and durability: longer-lasting and better functioning products will
have to be replaced less frequently
• Design for reuse and recycling
• Sustainable design standards and project design guides are also
increasingly available by a wide array of private organizations and
individuals.
• Renewability: materials should come from nearby (locally)
• Healthy building: sustainable building design aims to create building that
are not harmful to their occupants nor to the large environment –
especially indoor air quality.

Green Energy Generation Systems

Energy Generating systems are considered to be the

most expensive elements of a green building design,
but the initial cost of this type of investment is justified
when calculated for future energy savings for the
building owner.

It is also environmentally sound choice that not only

results in free energy, but also earns LEED / green
building credits to the building owner.

The GBI is Malaysia’s industry recognised green rating tool for
buildings to promote sustainability in the built environment and
raise awareness among Developers, Architects, Engineers,
Planners, Designers, Contractors and the Public about
environmental issues and our responsibility to the future
generations.

The GBI rating tool provides an opportunity for developers and

building owners to design and construct green, sustainable
buildings that can provide energy savings, water savings, a
healthier indoor environment, better connectivity to public
transport and the adoption of recycling and greenery for their
projects and reduce our impact on the environment.

WHAT IS THE GREEN BUILDING
INDEX (GBI)?
GBI is developed specifically for the Malaysian-tropical climate,
environmental and developmental context, cultural and social needs
and is created to:
• Define green buildings by establishing a common language and
standard of measurement;
• Promote integrated, whole-building designs that provides a better
environment for all;
• Recognise and reward environmental leadership;
• Transform the built environment to reduce its negative environmental
impact; and
• Ensure new buildings remain relevant in the future and existing
buildings are refurbished and upgraded to improve the overall quality
of our building stock.
