Victorian: Load bearing external walls with Timber walls on first floor, and Timber/masonry internal walls on
the ground floor. Timber floors on the ground and first floor.
Not all areas could be seen during the visit. Opening up works where necessary have been noted on the
main design drawings. Alterations to the plans may be required once the opening up works have been
completed. Such alterations may be charged at our hourly rates.
New side extension has been designed. Existing rear and side wall to be demolished and supported by steel frame.
This information and associated calculations are provided for Part A of the building regulations only. There are items
of Part A which will form part of the subcontractor’s design responsibility e.g. connection design, precast elements,
timber trusses, timber frame, glass etc. All other sections of the building Regulations are outside of PLAN SE brief.
Subcontractor Design items to be provided 1 week prior to undertaking works for the Contract Administrator’s
approval may cover:
o Structural steelwork connections and base plates designed by steelwork contractor. Connection
design is the contractor’s Design & responsibility. Loads are to be taken from attached calculations.
Allow a minimum of 75kN Axial Load and 80kN shear load to all connections unless noted otherwise.
Contractor to supply Fabrication drawings & Calculations
• Stair cases
o Temporary Propping is the contractor’s Design & responsibility. Loads are to be taken from attached
calculations. Design to allow for full dead loads and 25% live loads. Lateral loading and overall
stability of the structure must be considered.
Setting out from and to the architect’s information. The contractor must pay particular attention to be paid to
vertical elements, stairs, head room.
Items not required by Part A of the building regulations: Services searches for Electrical, drainage, Thames Water,
Comms, gas etc. by others. Not with PLAN SE brief

Specific Dead loads are shown in the loading sheets. Specific to this project we have considered:
Partition loading
• Block work partitions over 2.6m high = calculated partition loading on floor specifically
A conservative approach to wind load in the South East allows for 0.6 kN/m2
Lateral stability of the structure is maintained from the use or box frames on original building and the rear extension.
From the existing, proposed and adjacent structures the lateral actions that should be considered are:
• Roof Trusses
• Portal Bases
A Terrace block acts as one structure. We do not consider it appropriate that each individual dwelling requires its
own independent stability frame capable of carrying all wind loads. The party wall act acknowledges this in so far as
when removing a middle terrace, one is required to stabilise the walls. PLAN SE Approach is:
• Rear additions should provide their own stability for the full wind load applied to the structure.
• Internal walls of the main building can be designed to carry 1/2 of the wind load with the remaining 1/2
being shared with the terrace.
• Internal wall loads should be designed to carry the notional load of the laterally supported structure this may
included the notional load of the party walls
• End of terrace structures should be designed for the full wind load.
It is recommended to undertake
Use Sulphate resistance cement to be used in foundations and all concrete against ground.
MC Strips founded on the clay to a suitable depth. The final formation will be to the BCO’s approval.
3. Utilities
The contractor must ensure that utilities are checked before undertaking any excavations. PLAN SE have not
completed a utilities Search.
‘Principal Designer’. Clients are required to appoint a ‘Principal Designer’ for all projects involving
more than one contractor (trade contractor) on site at one time. PLAN SE
does not provide the service of either Principal Designer and Client duties.
Clients duties The Client has a new duty to ensure that both the Principal Designer and
strengthened. Principal Contractor comply with their duties.
Client’s “key project Under CDM2015 the Principal Designer only has to provide advice to the

5. Party walls
4.1 Party walls
Footings are lower than, and within 3m, of adjacent property.
Footings are below a 45º line , and within 6m, of adjacent property.
Removal of masonry from a party wall such as jabs and chimneys
We have considered the structural implications for a party wall award. There may be other non-structural items that
result in a party wall notice being required: flashings, drainage, enclosure etc.
6. Structural Design
Calculations to be checked by local Authority before work commences. Client to ensure all of contractors’ works on site to comply with and
meet Approval of the relevant British Standards and the Local Authority including Building Control and Planning Departments. Maximum
liability for these works is equal to the fee being paid.
Dimensions: Note that all dimensions shown on the drawings are indicative and should be checked prior to start of the works on site. It is the
responsibility of the client to notify the Designer of any discrepancies. The same applies to the alignment of walls and general layouts. All
existing foundations and lintels to be exposed to verify suitability and to be checked for adequacy and/or replaced or surrounded in 150mm
concrete cover if necessary. Prior to commencement a trial hole and /or soil report/investigation and an inspection of any trees in the areas
may be required.
Structural Calculations Loadings: We do not have access to any plans of building as they were originally constructed. Consequently, structural
calculations are based upon assumptions. The client should be aware that the calculations have limitations based upon the information
forthcoming. We are not privy to the original construction details of the building from the time of its construction.
All Steel Beams to have minimum of 1/2hr Fire Resistance via ‘ Nullifire’ Paint or 19mm Gyproc Plank tied with 1.6mm wire binding @ 100mm
c/c and finished in Carlite Bonding 16mm thick. The dimensions of all steel sections required should be measured on site by the client (or their
representative contractor or steelwork fabricator). Where the wall above is wider than the steel (supporting it) below there is the need to weld
a 12mm thick plate to the top flange/s of the steels to ensure that the wall/steel interface are the identical width.
All below ground steelwork must be concrete encased with minimum 100mm thickness.

1. USE ONLY FIGURED DIMENSIONS. All dimensions in mm's. Refer to Architect's drawings for
setting out. This drawing is to be read in conjunction with all relevant Architects, subcontractors and
engineers drawings and specifications. Final co-ordination of cladding, drainage, insulation, steelwork,
and other elements is the responsibility of the contractor.
2. All dimensions and levels shown are based on survey drawings. The contractor is to satisfy
themselves that dimensions levels etc are sufficiently accurate to complete construction to the
necessary tolerances. Existing structure to be verified on site by the contractor and any discrepancies
reported immediately to Engineer.
3. Where applicable the contractor is to notify the local H.S.E. area office of the works using form
F10 (rev.) in accordance with the C.D.M. regulations, 2015. A copy of the notification is to be displayed
on site and copied to the Engineer. The client must appoint the Principal Designer and Principal
Contractor and comply with CDM Regulations for all projects: PLAN SE are not the Principal Designer.
The Client must ensure that the Principal Designer issues the Health and Safety File at tender stage,
The Contractor must have a Construction Phase Plan in Place prior to beginning works.
5. Concrete to be in accordance with BS8110. Concrete for mass concrete foundations to be To FND
3 in accordance with BS8500 (minimum strength 35N/mm², 20mm maximum aggregate size, 75mm
slump and ordinary Portland Cement). Reinforced concrete to be RC28/35 min (previous designation
C35N/mm²) unless noted otherwise.Minimum Cement contents 320kg/m3, Water cement ratio 0.55.2
Cubes to be taken for every 10m3, or every pour, and 1 tested at 28 days with the results provided to
the engineer.
