12, The licensor will permit to display the name of the licensee in the
| common display subject to the standard terms of the building.

13. Licensee not to do or permit anything in or upon the said premises or
any part thereof, or in the said building, which may cause nuisance or
annoyance to the licensor.

14, It is agreed between parties that the license premises will be in lock-in
period for consecutive 3 years and this agreement will not be able to
cancel by prior 3 month notice within lock-in period of 3 years by any |
party. This clause have overriding effect on other clauses of this
| agreement subject to default in regular payment of license fee amount.

| 15. The licensee and the licensor shall have the option to cancel and
Lota Py terminate this Agreement (without being required to give any reason
{> SAN for the same) by giving a written notice of not less than 3 months to
/ yo ~\ the other party in this regard after completion of lock—in period.

| ae m lg 16. The licensee shall carry out day today business functions on own risk

SA 17. The Licensed Premises are given to the Licensee on personal basis and
the Licensee will not be entitled to transfer the benefit of this
agreement to anybody else or will not be entitled to allow anybody :
else to occupy the premises or any part thereof or will not entitled to
create third party interest in whatever nature .
: 18. The Licensee shall not be deemed to be in the exclusive occupation of
7 the Licensed Premises and the Licensor will have the right to enter
upon the premises at any time during working hours to inspect the
premises, with prior intimation to licensee.
19. The Licensee, his servants, agents and visitors will have free and open
| access to the licensed premises subject to the terms and conditions of
this agreement.

20. The licensee hereby expressly agrees, understands, accepts and


confirms that the licensee in by and under this Agreement merely
granted a bare, non assignable and non-transferable permission and
right to use and occupy the said premises and subject to the terms,
conditions, covenants, stipulations and provisions of this Agreement,
and that it is not the intention of any of the parties here to create any
other rights or interests whatsoever in respect of the said premises,

| and therefore, the licensee shall not be entitled to and shall not claim
any right or interest whatsoever to use or occupy the said premises
beyond the period of this Agreement or in any manner contrary to the
terms, conditions, covenants, stipulations and provisions of this
Agreement.
