COMMUNITY ADVISORY, “LEGAL ASSISTANT”- Last week, an Andover


D tenant posted advertisement fliers at many CV Association bulletin
boards, offering services as “legal assistant”, helping with “having a will
done; a Codicil to an existing Will, Trust Agreement”, etc. In a large senior
community like Century Village, uncredentialed and unqualified persons
offering discount legal and financial services can be a real problem. Also,
solicitation inside CV is not permitted. This tenant, and her Landlord, were
sent Community Violation Notices. CV residents are strongly advised not to
contract with “shoemakers” for legal, insurance, and financial advice.

NOTICES OF VIOLATION, 2102 WEST DRIVE- In June, a Sheffield unit


owner filed complaints with PBC Code Enforcement against UCO. These
complaints were connected to two open permits from 2008 (flagpole,
dumpster enclosure), when the UCO building was built. It took a bit of time
to research these fifteen year old permits, and to make sure that there were
no clerical errors at the County. UCO Vice President Dom Guarnagia
attempted to reopen and reschedule inspections for these permits, but the
County required that UCO hire a licensed General Contractor to close out
these permits, and Murphy Builders was assigned to this task. On 9/29, the
flagpole and dumpster enclosure passed final inspection.

DUMPSTER NEWS- Last Friday, Waste Pro missed several bulk trash
piles at various sections of CV. A list of these locations was sent to Waste
Pro, and most of the items were picked up on Saturday.

FIRE SAFETY EQUIPMENT- On 9/25, Advance Technologies tested the


central station fire alarm at the UCO Office (2102 West Drive).

AC EQUIPMENT INSTALLATION- On 9/28, A.I.R.C.O. of Florida


completed installation of new air conditioning equipment at the UCO Office
(2102 West Drive).
REFLECTION BAY- On 9/28, Palm Beach County Commissioners gave
final approval for the development of housing at the defunct golf course
property that is adjacent to Century Village. Pursuant to the previously
signed drainage agreement between Kolter Land Development and UCO, a
Statement of Support for this project was submitted to the BCC. Kolter’s
Attorney reported that construction work will commence “in about a year”.

SOUTH CANAL PROJECT- On 9/28, the UCO Officers Committee


approved a proposal from Wallace Surveying to, well, survey the entire
length of South Canal, from the point where this canal connects with the
Reflection Bay property, west to the Florida Turnpike. This survey is
required by UCO’s engineering firm, Simmons & White, who are preparing
an engineering plan for the upcoming dredging of South Canal.

EMERGENCY GENERATOR- On 9/27, The Generator People performed


maintenance of the emergency generator at the Okeechobee Boulevard
guardhouse. This maintenance included replacement of oil, coolant, air
cleaning filters and spark plugs. A new starter and battery cable was
installed. Propane fuel supply was confirmed, approximately 750 gallons.
All three of UCO’s emergency generators (2 guardhouses, UCO Office) are
under annual maintenance contracts, and are serviced every other month.

STREETLIGHTS- On 9/25, electricians working for FPL began repairs to a


number of non-functional streetlights at various sections of Century Village.
This repair work will continue for at least a few weeks.

GATOR SIGHTING- Another large gator has been reported at various


sections of Century Village, including Wellington and Camden sections.
W.P.R.F. has requested that a trapper be assigned by Florida Wildlife
Conservation to catch and remove this gator. In the meantime, please be
careful when near the water’s edge and DON'T FEED THE GATORS.

CANTERBURY SECTION- THERE WERE SOME VERY HEAVY RAINS
THIS WEEK, AND OUR SECURITY, MAINTENANCE, AND
LANDSCAPING STAFF WERE BUSY WITH KEEPING STORM DRAINS
CLEAR.
HASTINGS SECTION- HEAVY RAIN AND WIND BRINGS LEAVES TO
THE CATCH BASINS AND BLOCKS THEM. ONCE THE BASINS ARE
RAKED OFF, THE WATER DRAINS QUICKLY.
BERKSHIRE SECTION- THIS DRAIN WAS CLOGGED BY THE
SEACREST LANDSCAPING CREW WHEN THEY TRIMMED THE
HEDGES. I REMINDED THIS CONTRACTOR TO KEEP THESE CATCH
BASINS CLEAR.
SOMERSET A- THIS FLIER WAS POSTED TO CV BULLETIN BOARDS.
PLEASE, DON’T USE UNQUALIFIED SHOEMAKERS TO WRITE YOUR
WILL, CREATE YOUR TRUST, OR COMMUNICATE WITH YOUR
INSURANCE CARRIER. USE LICENCED AND CREDENTIALED
PROFESSIONALS.
WELLINGTON K- WASTE PRO MISSED A NUMBER OF SPOTS IN CV
LAST FRIDAY. ALL OF THESE SPOTS WERE SERVICED ON
SATURDAY.
SOMERSET L- THIS JUNK PILE WENT OUT ON SATURDAY
MORNING, AND WILL STAY OUT ALL WEEK UNLESS THIS
ASSOCIATION AUTHORIZES CHARGES FOR SPECIAL PICKUP. THE
BOARD WAS NOTIFIED.
EMERGENCY GENERATOR, UCO OFFICE- PROPANE FUEL SUPPLY
CONFIRMED, APPROXIMATELY 700 GALLONS.
UCO OFFICE- THIS NEW AC CONDENSER SERVES THE FRONT HALF
OF THE UCO BUILDING.
UCO OFFICE- THIS IS THE NEW AC AIR HANDLER UNIT. THE
CEILING WILL BE RESTORED LATER THIS WEEK.
CENTURY BOULEVARD- FPL ELECTRICIANS BEGAN REPAIRS TO
CV STREETLIGHTS ON 9/25. ALL LED LIGHTS IN CV WERE
REPLACED IN EARLY 2019, SO MANY OF THEM ARE BURNING OUT
AT THE SAME TIME. IT WILL TAKE A FEW WEEKS FOR THE REPAIR
CREWS TO CATCH UP.
WEST CANAL- THIS GATOR IS MOVING AROUND TO DIFFERENT
PARTS OF CV. A TRAPPER WILL, EVENTUALLY, CAPTURE AND
REMOVE THIS GATOR. IN THE MEANTIME, PLEASE BE CAREFUL AT
THE WATER’S EDGE AND DON’T FEED THE GATORS.
BERKSHIRE D- CAR WITH EXPIRED REGISTRATION TAG.
