NOTICE OF VIOLATION, 2102 WEST DRIVE- In June, a Sheffield unit


owner filed complaints with PBC Code Enforcement against UCO. These
complaints are connected to two open permits from 2008 (flagpole,
dumpster enclosure), when the UCO building was built. It took a bit of time
to research these fifteen year old permits, and to make sure that there were
no clerical errors at the County. On 8/16, UCO VP Dom Guarnagia visited
the PBC Permit Department to self-reopen the permits. Unfortunately, the
only way to close out these old permits, and satisfy the directions of the
NOV, is to hire a General Contractor to reopen the permits, schedule
inspections, and perform any work that is required to bring the property up
to current code. In other words, this will cost us all some money.

REAL ESTATE OFFICE AT NORTHAMPTON H- Over the past several


months, UCO has received reports of a real estate company operating out
of 159 Northampton H. This company is advertising its new location on the
Internet, through bulk mailings, and with a sign in the front door of the unit.
Clients of this real estate company are coming in and out of this unit every
day, and using guest parking spots belonging to other nearby associations.

Century Village is a residential community, and condominium units should


not be permitted to be used as real estate offices, grocery stores, or car
washes. I have sent a complaint to PBC Code Enforcement about this
activity. I have also contacted members of the Northampton H Board, and
this association’s Property Manager. The VP of Northampton H has
informed UCO that the real estate company will vacate this unit no later
than 10/31. In the meantime, neighboring associations have renewed their
towing contracts, installed towing signs, and will tow unauthorized cars.

PRESSURE CLEANING, HAVERHILL ROAD ENTRANCE- On 8/17, Mid


South Painting pressure cleaned stained brickface perimeter walls at both
sides of the Haverhill Road entrance to Century Village.
STREETLIGHTS- Over the past few weeks, I found a number of non-
functional streetlights at various sections of CV. I sent repair requests to
FPL, and will follow up until these lights are repaired. There are also a few
non-functional lights that are not owned by FPL, including two at the UCO
office parking lot. An electrician will make these repairs soon.

LANDSCAPING- Last week, Seacrest Service performed quarterly mowing


of the Haverhill Road grass swale and cleaning of the areca palms along
Haverhill Road. On 8/18, Seacrest took care of a number of areas that
were on last week’s punch list, including trimming a hibiscus hedge near
Kent I and trimming and cleaning a row of areca palms across from
Andover H. Next week, Curtis Landscaping will install areca palms along
Haverhill Road, to replace palms that have died, or were damaged by cars.

PEST CONTROL- Last week, Seacrest Services advised CV associations


to consider adding rodent control programs to their upcoming budgets.
Given the major construction projects on our horizon, this is good advice.
The seventy-two acre Reflection Bay property has been undisturbed for
over a decade, and has become something of a “Wild Kingdom”. When the
excavation machines start digging, there is no telling what kind of animals
will crawl out of that parcel. Same goes for North and South Canals, which
have been undisturbed for many years, and are overdue for dredging. UCO
maintains a community-wide rodent control program across Century
Village, and will expand this program soon. But CV associations will also
need to participate in rodent control to keep us all “rat free”.

DUMPSTER NEWS- Last week, there were a number of unserviced


dumpsters, and several sections did not receive bulk trash pickup service. I
sent complaints to Waste Pro. By Friday, 8/18, all overflowing dumpsters
had been serviced, and all missed bulk trash was picked up on Saturday,
8/19. Remember, bulk pick up day is FRIDAY, and starts in the early
morning. Bulk items should be put out on THURSDAY, and not before.

ADVERTISING THIS LOCATION. THE SIGN IN THE FRONT WINDOW IS
ANOTHER COUNTY CODE VIOLATION. A SECOND COMPLAINT WAS
SENT TO PBC CODE, #C-2023-08160005 . THE OWNER OF THIS UNIT
IS THE VICE PRESIDENT OF NORTHAMPTON H.

NORTHAMPTON SECTION- REAL ESTATE CLIENTS PARKING IN THE
GUEST SPOTS OF SURROUNDING ASSOCIATIONS IS A PROBLEM.
THE NORTHAMPTON I ASSOCIATION HAS SIGNED A TOW
CONTRACT, INSTALLED TOW SIGNS, AND WILL TOW
UNAUTHORIZED CARS THAT PARK IN ITS GUEST SPOTS.
HAVERHILL ROAD- THESE BRICKFACE WALLS NEEDED TO BE
PRESSURE CLEANED, AND THE DAMAGED WHITE COLUMN NEEDS
TO BE REPAIRED. MID-SOUTH PAINTING CLEANED THE WALLS ON
8/17, AND FAZA CONTRACTORS WILL REPAIR THE COLUMN SOON.
HAVERHILL ROAD/CENTURY BOULEVARD- BRICKFACE WALLS ON
BOTH SIDES OF THE ENTRANCE WERE PRESSURE CLEANED BY
MID SOUTH PAINTING ON 8/18.
WEST DRIVE- SEVERAL DARK STREETLIGHTS IN FRONT OF THE
OKEE GUARDHOUSE. A REPAIR REQUEST WAS SENT TO FPL.
CENTURY BOULEVARD- THIS DARK STREETLIGHT IS NOT OWNED
BY FPL. AN ELECTRICIAN HAS BEEN ASSIGNED TO MAKE THE
REPAIR.
SOUTH DRIVE- THIS BLINKING STREETLIGHT WAS REPORTED IN
BY A CV UNIT OWNER WHO GETS UP EARLIER THAN ME. AN
ELECTRICIAN HAS BEEN ASSIGNED TO MAKE THE REPAIR.
SOUTH HAMPSHIRE STREET- THIS LINE OF ARECA PALMS,
ACROSS FROM ANDOVER H, IS ON UCO PROPERTY AND NEEDED
TO BE TRIMMED AND CLEANED.
SOUTH HAMPSHIRE STREET- ARECA PALM HEDGE OPPOSITE
ANDOVER H WAS THINNED OUT BY SEACREST ON 8/18.
SOUTH HAMPSHIRE STREET- ANOTHER OVERGROWN AREA
ALONG THE SOUTH CANAL FENCE LINE WAS TRIMMED BACK BY
SEACREST SERVICES ON 8/18.
WEST DRIVE- THIS HIBISCUS HEDGE WAS MISSED BY THE
SEACREST TRIM CREW EARLIER THIS WEEK. THEY CAME BACK TO
TRIM IT ON 8/18.
WEST DRIVE- THIS HIBISCUS HEDGE WAS TRIMMED BY SEACREST
SERVICES ON 8/18.
AVON STREET- UCO MAINTAINS 80 RODENT BAIT STATIONS AT
VARIOUS LOCATIONS IN CV. THIS NUMBER WILL BE INCREASED
WHEN CONSTRUCTION PROJECTS START. CV ASSOCIATIONS
SHOULD ALSO HAVE RODENT CONTROL PROGRAMS IN PLACE TO
HELP KEEP OUR COMMUNITY “RAT FREE”.
BEDFORD SECTION- BULK TRASH ITEMS WERE MISSED BY WASTE
PRO ON 8/18. ALL MISSED ITEMS WERE PICKED UP BY WASTE PRO
ON 8/19.
NORTHAMPTON SECTION- WASTE PRO FELL BEHIND ON THEIR
DUMPSTER SERVICE SCHEDULE LAST WEEK, AND SOME
DUMPSTERS BECAME OVERFLOWS. ALL SECTIONS WERE
SERVICED BY FRIDAY, 8/18.
