Phase 1 Environmental Report Phase 2 Investigation Remediation Strategy Flood Risk Assessments
Sometimes a Phase 1 environmental report or desktop study is requested to demonstrate compliance with
Part C1 of the Building Regulations. Sometimes one may be required by a warrantee provider or bank. In all
cases the report will follow a similar format.
When purchasing a site either you or your funder may require a more in depth and site specific report than
can be obtained on line. We often prepare such due diligence reports for both UK and foreign investors,
banks and insurers. Those completed range from a coffee shop with flats above, located in Croydon to a
24acre industrial estate in Grays, Essex.
Some potential sources of contamination are obvious such as the local scrap yard or gas works; others are
less so. Typical examples of potential sources of contamination are old pits or cellars filled with
contaminated material or rotting rubbish producing methane and other gases, past rebuilding on bomb
damaged sites or old industrial complexes without consideration of chemicals we now know to be harmful.
Similar to the phase 1 report is the site condition report for environmental permits which we prepare for
submission to the Environment Agency.
A report should include an assessment of the geology of the area as well as the ground and surface water. Past and

the possibility of this reaching and affecting sensitive receptors, such as people, fauna, flora, surface or
