The Dubai Government have been making the transition into tourism with
this strategy over the past two decades with the Burj Khalifa to be the
focal point of a 500 acre mega project of 'Downtown Dubai'. There is also
the competition with the Western countries who at this point had
dominated the market for skyscrapers and super structures. This was
evident as the Sheik in Dubal once said that he was inspired to construct
the Burj Khalifa after visiting New York City and seeing the Empire State
Building
Project Description
The Burj Khalifa will be the centre piece of a 500-acre large-scale mixed-
use development project of Downtown Dubai which is to include 30,000
homes, 9 hotels, the Dubai Mall, the Burj Khalifa Lake, 19 residential
skyscrapers and 7.4 acres of parkland. The proposed design of the Burj
Khalifa is set to break the following World Records if successfully
completed:
Tallest building in the world
The project budget is projected to cost a total of $1.5b US dollars for the
entire project lifecycle and will be constructed over six years.
The project manager on this job will have full authority over the decisions
made on the project as far as staffing and construction methodology once
the sponsors have agreed to the contract terms their only Involvement
would be if the project team has infringed on the agreed constraints.
Staffing Decisions
Any and all budget management and variance will be approved by the
Project Manager although approval of these would only be accepted if
there has been a change in scope as all works have been agreed to as a
part of the Fixed Firm Price. The Project Manager will control and
allocate funds as he deems appropriate for the successful completion of
the project.
