METHOD STATEMENT

Purpose
BUILDING MANAGEMENT SYSTEM
The Purpose of this Method Statement is to define the work procedure for testing
& commissioning of Variable Air Volume (VAV) system with Air Handling Unit
(AHU). The variable air volume boxes are provided with a room thermostat in each
room to maintain the room temperature set point. The room thermostat set point will be
maintained by regulating the supply air flow into the rooms.

Work Preparation
Honeywell supply the VAV Controller, Thermostat and 25VA Transformer to VAV
box supplier Aire-Max.

Aire-Max mounting the VAV Controller and 25VA transformer in VAV Box. Provide
the cable between controller and transformer and connect the pressure tube from Duct
to VAV controller.
Ensure that all the VAV controller box have correct label name and respective wiring
name tag as per the corresponding located place.
After all complete setup VAV Controller box hand over to Kilowatts.
Kilowatts install the VAV controller box in the field side required and located area of
the Air Duct place also provide the power point for the VAV box. Power point max 4
VAV box per loop.
Complete the VAV Controller setup Honeywell provide the cable work for power
point to 230vac transformer in VAV Box.
Provide the cable work for VAV controller to room thermostat. Download the VAV
Program according to the VAV Name and do the testing and commissioning work
based on the air flow design.

NOTES
A plant identifier to make the “Tag Name” plant specific will prefix the above “Tag
Names” directly following the building identifier. The tag names are as shown in the
table.
An underscore will then be inserted followed by text that will identify the point
function. The text will be a mix of uppercase and lowercase.
For example, the on/off status of VAV-PO-B2-01 will have the “Tag Name” of VAV-
PO-B2-01_RmT
Equipment Schedule
Responsibilities
Engineer in-charge is responsible for ensuring the Testing and commissioning for the
Variable Air volume is carried out as per method statement and in a safe manner.
Check that the works are carried out according to the technical and engineering
specifications.
To test together with the Mechanical T & C team to ensure the testing are in line with
Mechanical requirements.
The following test instrumentation & tools will be required to undertake the
equipment testing & commissioning detailed with in this procedure.

Work Procedures
1. Visual Inspection
2. Electrical Check
Ensure that the correct supply voltage is available to operate a VAV (24 Volts AC)
and that the correct polarity is adhered to when connected.
Ensure that wiring of the local thermostat for the VAV is terminated correctly and
tested.

Ensure that all electrical connections are tight and the wiring is secured.
Ensure all BMS wire connection is terminated and tested at the DDC Panel and field
devices.
Safety Aspect
Pay attention when working at height, look out for any person passing or working
below.
Always use hand gloves, when handling materials.
Always use personal protective equipment (PPE) for personal safety and protection.
(Safety helmet, safety shoes and Safety belt / Safety Harness).
