NSL East County Tower 1 All Owner’s Minutes of Meeting

Venue – NSL East County Tennis Court

1. Key areas of concern in East County Tower 1


a. Maintenance Charges
i. Owners are of the view that Maintenance shall be collected once the
project is completed. NSL is unilaterally taking decisions
ii. No communication from NSL on how and on what aspects the
Maintenance is being charged.
iii. Same house keeping staff and security is being used for both
maintenance and projects related works
b. Clubhouse Amenity Charges
i. NSL has unilaterally decided on the amenity charges.
ii. NSL has collected Infrastructure and club house charges from each
owner at the time of registration.
iii. Owners are recommended not to pay any charges for Gym, indoor
games.
c. Electricity Charges
i. Electricity unit charges are on the higher side
ii. Owners are on the opinion – NSL East County shall be converted from
commercial zone to residential zone
d. Plumbing issues or other issues
i. NSL is legally binded for providing solutions for any issues in the
community for a period of 5 years.
e. Parking slots
i. Allocation of slots at the earliest time

2. Action Items from the meeting


a. A legal team of 5 owners is formed. They will come with a plan, from a legal
aspect to handle the above points
i. V Raghunath – Flat 1817

iv. N Dhanveer – Flat 1812
v. P Santosh – Flat 1112
b. The legal team will come up with a draft e-mail memorandum covering all
aspects of the issues by 2nd November 2023.
c. This memorandum will be reviewed and finalized by owners on the same day.
The review will happen on 6:30PM, 2nd November 2023, Venue - East County
Looby – All owners are requested to be part of this meeting.
d. Email memorandum will be sent to NSL management on 6th November 2023
e. Next course of actions will be discussed in further meetings
f. All attendees have recommended to have regular owners meet on every
Sunday 11AM to strategize and track the progress of all the issues. – All
owners are requested to part of the weekly meetings.
g. All attendees have recommended to identify a Single point of contact (SPOC)
from each floor. The identified individual will be able to represent the respective
floors and can come up with issues facing from that particular floor.
