COMMUNITY GUIDELINES AGREEMENT

EDEN PARK RESIDENTS WELFARE ASSOCIATION (EPRWA) ON 08/07/2022.
ALL TRUSTEES PRESENT AT THE MEETING AND PASSED THE COMMUNITY GUIDELINES AGREEMENT
UNANIMOUSLY

The terms herein, this Community Guidelines Agreement is hereby incorporated and added as part of
the Rules and Regulations in Memorandum of Association [MoA].
The Resident should read and incorporate the following Community Guidelines Agreement.
Terms used in the Community Guidelines Agreement shall have the same meaning as defined in the
MoA.
A single violation of this Community Guidelines Agreement or a violation of fire, health, or criminal laws
by Resident or Resident’s guest(s) shall constitute a violation of the Community Guidelines; in which
case, the Association shall be entitled to pursue all rights and remedies pursuant to the applicable law.

COMMUNITY GUIDELINES

1. Electrical Charging points:


a. All [New & Existing] Electrical points for EV vehicles must pass through approval from
Management Committee.
b. Installation for EV points from the associated vendor should go hand in hand with EPRWA
guidelines.

2. Tenancy Declaration:
a. Any owner who has let out the property for Rent/Lease should furnish Tenancy Declaration
to Management Committee.
b. KYC details of Tenants should be provided to the Management Committee for records.
c. It’s the sole responsibility of the owner to make sure that their Tenants maintain Harmony
and are in line with Community rules.

3. Ownership Declaration:
a. Please share 1st page copy of your Sale Deed to Management Committee – this should
contain Builder & Owner details along with the Address.
b. The same has to be updated in Mygate.
c. KYC details each of the resident in the Flat has to be furnished to the Management
Committee.

4. Broadband & Cable connections:


a. All the cabling must be done by the service provider only with approval from the
Management Committee.
b. All the cables should be internally wired and there should be no aerial connection.
c. All the cables must be tagged with Flat number for easy identification.
d. Any existing cable left hanging, should be brought inside individual flats using conduit and
ducts.

5. Lift Usage:
a. Timings: 6AM-11AM both the lifts in each block will be ON. Rest of the time only small lift
will be Operational.
b. On needed Basis: If there is any event/requirement, all the lifts can be ON, provided it is
informed/supervised by Electrician/Security.
c. Material moment: Only Big Lift is allowed to carry materials; this needs to be supervised by
the Security/Electrician by making sure all the interior walls are covered to stop damage.
d. Any damage incurred due to breach of above laid protocol is liable to recovery from
individual owner.

6. Finance:
a. Funds collected as part of Maintenance, AMC and the Corpus are very important for running
uninterrupted services in the Apartment Complex.
b. Residents are requested to make on time payment to help Management Committee run the
show without any haze.
c. The associated Bills are always with Treasury and can be available to view physically.
d. Below are the breakup of charges:
i. Monthly charges:
• This is the expenses running for monthly maintenance and collected
Monthly on or before 5th.
• The present charges are 3.8/sqft
• Default charges are 1% of maintenance per day if paid after 5th of every
month and the same will display on the defaulters list each month
ii. AMC:
• AMC's will be collected during renewal of any machines/instruments for
safe maintenance on a needed basis.
iii. Corpus:
• This will be collected for emergency.

7. Housekeeping: The housekeeping staff will be collecting garbage in 4 different ways as mentioned
below. Request residents to handover the garbage separately on or before 9AM daily [Incl Sundays]
at the doorstep.
a. Dry waste
b. Wet waste
c. Diaper & Sanitary waste
d. Glass waste

8. Personal Help:
a. Request all Daily help [maid/cook/etc] to submit the KYC details [Aadhar/Voter/Ration card]
to security before entry. Non submission is considered as a Visitor.
b. Interior/Civil work
i. Timings: 9AM – 6PM.
ii. Any changes in the internal structures have to pass through Advisory of
Management Committee and upon assessment the Management Committee has all
rights to disapprove/approve the changes requested.
iii. No work should be carried out on Sundays.
iv. Left over debris cannot be put in common areas & its sole responsibility of house
owner to dispose.

9. Parking:
a. Visitor parking is strictly for visitors and not owners and technicians/workers.
b. Please make sure all your vehicles have parking stickers. Non sticker vehicle will be
considered as a Visitor.

10. Pet care:


a. Please submit pet License & Vaccination certificate to the Management Committee for
records and verification from Govt bodies.

11. Garden Etiquette:


a. Please refrain from keeping personal pots and using any other items in Garden area to
maintain elegance & patio.

12. Swimming pool Timings:


a. Timings: 7:30 AM to 9:30 PM Everyday.
b. Scheduled maintenance will be notified in advance.

13. Club House:


a. Party Hall Booking should be made through MyGate; Booking is subject to availability
i. Timings:
• Advance: 1000/-
• Rent Half Day: 6AM – 3PM OR 3PM – 11PM; Price 1500/-
• Rent Full Day: 6AM – 11PM; Price 2500/-
ii. Gym & TT room will be locked during events at the Party Hall. Any residents needing
to use should approach security for open & closure.
b. Please help in putting back the items [gaming equipment’s, chairs, new paper, etc] in the
designated place after use.
c. Switch off Fans/Lights inside the Club house when not used.
d. Gym:
i. Kids entry to Gym should always be under Parent/Guardian Supervision.
ii. Entry & Exit into Gym should be recorded in Register.

14. Car wash:


a. Timings In Common area: 10AM to 1PM & 9PM to 11PM
b. Car wash can be carried out at respective car parks by making sure the residue of mud/dirt
to be cleaned upon wash. There should not be any water stagnant in any areas due to this.

15. Monthly Meetups:


a. Every month last weekend is scheduled for our Monthly meetups.
b. The Date and time will be communicated by EPRWA in advance.
