Rules & Regulations


WOODSIDE COURT LTD is the Management Company for the Flats

PLEASE note carefully and comply with the Company’s Rules & Regulations.

The Lease excludes from the flat the hall, staircases, landings and common parts of the
grounds as well as the main structural parts of the Building.

The Rules of the Company agreed by the original residents and updated from time to time are
included in your Flat Owners Lease and it is important that these are fully complied with.

a) Alterations and/or Services. You may not make any alterations or changes to or on the
reserved property or cause any services to be brought across them.
b) Front Door. Should you require to replace your front door, this door MUST comply with
the ‘Fire Regulations’.
c) Structural Alterations. Any structural alterations within your flat must have the
Company’s written approval.
d) Communal Areas. You should not leave any items in the communal halls or on the
landing or under the stairs.
The communal halls are cleaned weekly. If you have any work carried out inside your
flat, could you please ensure that you/your workmen leave the halls, stairways, etc. in the
clean condition they found them.
Residents will be held responsible for damage to communal carpets and walls and are
asked to take care when moving furniture, etc.
e) Lounge Door. The lounge door of your flat is of fire resisting construction and should
not be altered.
f) Number of Residents. The number of permanent residents per flat is limited to three.
g) Pets. Dogs and cats may not be kept in any flat.
h) Insurance. You are responsible for insuring the contents of your flat – the Company
insures the structure.
i) Electricity. The flats are all electric and must remain so. They were originally supplied
with electric storage heaters which run at the cheap rate between midnight and 7am in the
winter and between 1am and 8am in the summer.
j) Washing Lines. Rotary washing lines are available, one per block
k) Refuse. Refuse can be disposed of down the chute on the first landing of each block.
Please ensure all refuse is bagged and tied securely. At present cardboard should be

broken down and placed in the green bags. If you have any bulky items these can be
collected by contacting the Council. Telephone: 029 2087 2087.
l) Noise. As a courtesy to other residents please do not carry out any noisy work or use
washing machines late at night.
Please be as quiet as possible when entering/leaving the blocks late at night and ensure
that music levels and TV sounds do not disturbed your neighbours.
m) Garden Areas. The common garden areas are for the enjoyment of all residents and
skateboards, riding of bikes and all ball games are not permitted on any part of the
gardens, pavements or private road including garage areas.
n) Airbnb and holiday lets. All sub-lets MUST be for an initial term of not less than six
months on an ‘Assured Shorthold Tenancy’ under the Housing Act 1988. Airbnb &
holiday lets are deemed to be ‘running a business’ which is contrary to the Lease you
have signed.
