1. GENERAL
All works in this project shall be done in accordance with the latest edition of
National Building Code of the Philippines (PD 1096) and its implementing rules and
regulation, Philippine Electrical Code, Plumbing Code of the Philippines, National
Structural Code of the Philippines. Use appropriate Personal Protective Equipment
and worn by the Workmen.

A. Concrete and Masonry


- The following shall be used for all reinforced concrete works, FC 3000 – 3500 PSI @
28 days for column, slabs and beam. Verify the structural general notes too.
- 3000 PSI for columns, beams, slabs and footings.
- 2500 PSI for partitions, bedded slabs, walks and other non-structural members.
- 2000 PSI for plant box and non-critical concrete structure.
- 2000 psi for lean concrete, or as required by the Engineer.
- Water shall be clean and free from injurious amounts of oils, acids alkalis, salts, and
organic materials, or other substances that may be deleterious to concrete or steel.
- Use deformed bars all reinforcement and never used undersized.
- Plywood or phenolic shall be used for all form works.
- Stripping of formworks – footing is 2 days, side forms is 3 days, stair soffit is 7 days
and beam/slab is 28days.
- Use G-1 gravel or ¾” gravel.
- Use 6” Concrete Hallow Blocks for external and 4” Concrete Hallow Blocks for wall
interior partition.
- Mortar shall be (1:3) mix and shall be filled. Reinforce with 10MM diameter bars
spaced @ every 2 blocks vertical and every 4 blocks horizontal.
- Provide lintel beam and lintel column every 3.00 meter vertical and horizontal on
center.
- Provide lintel beam and lintel column for all openings.
- Cement should be properly protected after delivery at the building site from injury
through contact with dampness; stored in shed with a wood floor raised about 12” to
15” from the ground. Piles should be limited to ten sacks in height.

B. Safety Measures
The Contractor shall be responsible for safety of all workmen and other persons
entering the Works and shall at his own expense take all measures, subject to the
Engineer’s approval, necessary to ensure their safety. Such measures shall include
but not limited to:
o Appropriate personal protective equipment (helmet, dusk mask, safety
shoes and hand gloves) must be provided and worn by Workmen;
o First Aid Cabinet must be fully equipped and readily available for
treatment of sickness and injuries; Provide safety and emergency
regulations for fire and electric shock prevention;
o Safe control of flowing water; and Conduct regular safety meeting.

C. Interior / exterior finishes


- For concrete blocks, plain cement plaster shall be applied with flat latex or semi-gloss
paint.
- For toilet room, use glaze tiles for wall and non-glazed for flooring.
- For counter top, use 120cm x 60cm glazed tiles.
- Provide waterproofing for all exterior walls likewise on all wet areas.

D. Ceiling
- Ceiling framing shall be 2”x2” @ 24” O.C. both ways with standard accessories of
metal furrings.
- 12mm thick gypsum board.
- Provide manholes for maintenance.

E. Roofing
- Roofing shall be gauge #22 or #24 rib-type sheets.
- Provide insulations.
- Use plain G.I. sheets for flashing.

F. Lumber
- Lumber shall be approved quality of their respective kinds required for various parts
of the works, well-seasoned, thoroughly drr and free from loose knots, saps, shakes
and other imperfections.

G. Plumbing works
- Use 13mm for water supply atleast PPR.
- Rough-in sanitary drainage be schedule 40 or approved equal
- Verify plumbing plan for the other details

H. Painting
- Use Boysen/Davies or any approved equal
- Interior wall shall be applied with one (1) primer and two (2) final coats. Either flat
latex or semi-gloss.
- Ceiling shall be applied first coat primer and two coats of final coats. Flat latex.

I. Hardwares
- All locksets shall be approved quality in their respective kind.
- Use 4 pcs of hinges for every door. Exterior door shall be provided with deadbolt or
barrel bolt.
J. Termite Control
- Termite control is a method to prolong and protect structures from termite
infestation. Soil poisoning is the process wherein the soil is treated with chemical
solutions to control and prevent the entry of termite into the structure. After
excavation, soil treatment must be done. The bottom surface and the sides of the
excavation made from masonry foundation and basements shall be treated with
termite concentrate at a rate of 5 L/sq.m surface area or as specified by the product
data.

K. Steel Reinforcing Bars


- Steel is considered as an excellent partner of concrete in resisting tension and
compression. The design of reinforced concrete assumes that concrete and steel acts
together in carrying load in the state of simultaneous deformation. The Contractor
shall furnish all information as manufacturer’s certificate, invoice and other related
details of all reinforcing steel bars to be used and shall be of round deformed bars
with lugs or projection on their sides. The reinforcements shall have no crack, scale
or rust or foreign particles that will destroy or reduce the bond. All reinforcing steel
bars shall be accurately bent and formed to the dimension indicated in the Drawings.
Binding wire used to bind reinforcements shall be annealed galvanized binding wire
of Gauge #16. Reinforcement shall not be welded except where required by the
contract or agreed by the Architect/Engineer.

L. REMOVAL OF FORMWORKS
- Formworks shall be carefully removed without shock or disturbance to the concrete.
No formworks shall be removed until the concrete has attained sufficient strength to
support its own weight and any loads that maybe placed on it. Side forms of beams
and girder maybe removed earlier than the bottom forms but the additional posts or
shoring must be placed under the beam or girder until its attains the sufficient
strength., are given below:
