PROJECT: PROPOSED 2 Storey Residence

SPECIFICATIONS

1.01 GENERAL CONDITION:

1.01 This section is prepared in a manner that is concise to simplify the


elaborateness of the Specification although this is should be
coordinated and correlated to each corresponding elaborated section
of the Specifications.

1.02 All works and materials shall conform to the Plans and Specifications
furnished by Architect and with the laws and regulations of the Local
and National Authorities concerned in the place of construction.

1.03 This Specification is intended to cooperate with the Plans and each to
form a part thereof. In case of doubt or discrepancy in the figures or
drawings, shall be brought to the attention of the Architect for
clarification and final decision.

1.04 The contractor shall be responsible in checking all items and units as
indicated on the Plans and Specifications and in the supply and
installation of all the requirements called for.

1.05 Substitution of materials shall only be accepted if the material specified


would not be available in the time to complete the work and if the
substituted material is proven to be of equal or superior quality.

2.01 SITE WORKS

2.01 The Contractor shall visit and accept site as is.

2.02 Site clearing: shall include protection of existing trees and vegetation or
its removal; protection of adjacent properties and utilities; and removal
of improvements below and above ground for the execution of work
indicated.
3.01 STRUCTURAL SPECIFICATION

3.01 General Notes:

A. In the interpretation of these drawings, indicated dimensions shall govern,


distances or sizes shall not be scaled for construction purposes.

B. In case of conflict in details or dimensions between the architectural and


engineering drawings, refer to the Architect for final decision.

C. In case of conflict between these drawings and specifications, the working


drawing shall govern.
D. All structural details unless otherwise shown in the drawings shall follow
construction note details.

E. All concrete work shall be done in accordance with the ACI-318-71 Code
in so far as they do not conflict with the local building code
requirements.

F. Contractor shall coordinate with the Architect, Mechanical, Electrical,


Structural Engineers plans as to the exact size and location of
openings thru floor slab, beams and walls.

3.02 CONCRETE

 *Minimum concrete strength at 28 days compressive test shall be as


follows*

A. Footings, columns, slabs, beams, grinders and stairs – fc’ =22.68Mpa


(3,000 psi)

B. Ground Floor slab on fill – fc’ =17.24Mpa (2,500 psi)

C. Others not specified – fc’ =20.68Mpa (3,000 psi)

Concrete shall be deposited in its final position without segregation


rehandling of flowing. Placing shall be done preferably with buggies,
buckets or wheelbarrows. No chutes will be allowed except to transfer
concrete from hoppers to buggies, wheelbarrows or buckets in which case
they shall not exceed six (6.00) meters in aggregate length.

No depositing of concrete shall be allowed without the use of vibrators


unless authorized in writing by the designers and only for unusual
conditions were vibrations is extremely difficult to accomplish.

Without preliminary test data, the water cement ratio for a given strength of
concrete should npt exceed the values shown in the ACI Code, when
strength in excess of 211.0 kg/cm (3 ksi) are required, strength test should
be made.

3.03 Reinforcing Bars:

A. Unless specified otherwise, all reinforcing bars shall be round deformed


structural grade in accordance with ASTM A 615 – Fy = 227.48Mpa
(33,000 psi).

B. All reinforcing bar diameter shall be strictly followed.

C. Where splicing is required: slab and beam reinforcing bars shall be


spliced at quarter point and a minimum length of 40 times the diameter of
the bar.

D. Column vertical bars shall be spliced at mid-floor height and a minimum


length of 40-D also. Not more that 50% of the total numbers of bars shall
be spliced at any given section.

3.04 Materials:

A. Portland Cement: Republic or Equivalent

B. Gravel: G ¾, for slabs, walls and columns.

C. Sand: White sand

D. Water: Clean, potable.

E. Reinforcing bars: deformed, billet steel, PAG-ASA or approved equal,


must pass materials test.

F. Steel Tie Wire: Gauge 18, Gl. Wire

G. Forms: ¼ thk. Plywood

H. Forms Ties: From ties shall be watertight.

I. Concrete Hollow Blocks: Ordinary or approved equal

3.05 Concrete Topping: Over membrane waterproofing shall be 75mm. thick


reinforced with Ga. 10 x 100 mm. x 100mm. Welded wire mesh.

3.06 Vibrator: All concrete including 100mm. thk concrete slab shall be
compacted with high frequency, internal mechanical vibrating equipment
supplemented by hand spading and tamping. Vibrators shall be designed
to operate with vibrating element submerged in the concrete, and shall
have a frequency of not less than 6,000 impulses per minutes when
submerged.

3.07 Concrete Hollow Blocks: - 5 thk. For interior partitions with embedded
Pipes: 4” thk. For interior wall partitions unless otherwise noted. Ordinary
or approved equal.

: - Reinforced Bars: Deformed steel, Grade 230 Structural Grade 10mm.


Diameter vertical bars at every third course (600m) and 10mm diameter
horizontal bars at every second course (400m).

: - Stiffener Beams: 150mm x 300mm for 100mm CHB, 150mm x 300mm


for 150mm thk. CHB with 4-12mm diameter vertical bars with 9mm
diameter ties at 250mm on center for CHB wall with span of more than
4.00 meters.

: - Stiffener Beams: 150mm x 300mm with 4-12mm. diameter horizontal


bars with 10mm diameters tie at 250mm on center for CHB wall height
span of more than 2.40 meters.

: - Lintel Beams: Thickness varies per CHB wall 350mm. with 2-12mm
diameter continuous bar (top and bottom) with 10mm diameter stirrups 4
at 100mm. rest at 250mm. on center, for CHB wall with span of more than
3 meters and for all headers of door and window opening.

: - Anchor Masonry to Structural with Metal ties embedded in masonry


joints and attached to structure.

3.08 It shall be the duty and responsibility of the Contractor to provide sheets
piles, to protect adjacent and personal during construction.

4.0 WATERPROOFING

4.01 All concrete waterproofing materials shall be manufactured by


Flexseal, Vandex, Syscoat Waterproofing or approved equal.

4.02 All surface preparation and application of materials shall strictly


follow the manufacturer’s specifications.

4.03 All works have a minimum guarantee of one year and a


certificate must be issued to client upon completion of
waterproofing works.

5.0 WOODWORKS
4.01 Lumber and Plywood:

A. Tanguile: sun-dried, for all wood plates and other lumber on


contract with concrete.

B. Tanguile: Kiln dried for wood doors, jambs, and stair and other
finishing woodworks unless otherwise specified.

C. Ficem board: for all ceiling exposed to water and weather and
for all covering of toilet.

D. Plyboard ¾ for Interior Cabinet and Marine ¾ for the Cabinet


door.

E. Seasoned Lumber: 19% moisture content

F. Kiln Dried Lumber: 15% max. Moisture content

G. All frameworks must be coated with wood preservative,


Cuprinol or approved equal.

H. Wood in contact with concrete shall be applied with 2 coats of


black coal tar.

6.0 DOORS AND WINDOWS

6.01 Wood Door:

A. P.V.C Door: Finished thickness of 44mm. plain design for toilet


and bath.

B. Flush Type Hallow Core Door: Finished thickness of 44mm,


Tanguile KD framing consisting of end stiles, bottom and top
rails of solid pieces 31mm x 120mm, lock jointed to each
other with at least three intermediate rails of solid single
pieces with 5.5mm thk. Slice cut plywood on both facts
with 9mm x 44mm tanguile edging all around, use
5.5mm thk. Marine plywood face for doors exposed
to water and weather. Provide wood blocks where
locksets are located.

C. Tanguile Panel Door: For main & rear doors

6.02 Aluminum Windows:


A. All fixed aluminum window frames at front sides shall be
analook finish.

B. For schedule of Aluminum Windows refer to Sheet No.

C. The supplier as per Architect’s approval must provide all


hardware for doors and windows.

6.03 Finishing Hardware:

A. Locksets: Sentry,Hafele, all doors, or approved


equal, a per sample as per Architects approval.

B. Door Hinges: Loose pin butt hinges, ballbearings, Hafele or


Hager Brand or approved equal.

6.04 Glass and Glazing:

A. Putty: Imported, good grade to be tested prior to installation


for steel windows.

B. Glass Schedule: 1/8 thk. For steel window & ¼ for Aluminum

7.0 FINISHES

7.01 Floor Finishes:

A. .60 x .60 Glazed tiles or the like for Ground floor

B. For Toilet & Bath 8” x 8” Tenzen Tiles or the like.

7.02 Wall Finishes:

A. Interior Wall Finishes:

(1) Plain Cement Plaster: for all exposed surface of


concrete work not otherwise noted with finishes.

(2) Plain Cement Plaster Finish: 10mm. Thk. On vertical


concrete on masonry and for all concrete not noted with other
finishes.

(3) 8” x 12” Tiles for Toilet and Bath

7.03 Surface Treatment: All surfaces including masonry wall shall be


thoroughly cleaned, puttied, sandpapered, rubbed and polished;
masonry wall shall be treated with neutralizer.
A. Masonry Wall cement Surfaces: all in three (3) coats. Must be
smoothly finished prior to application of neutralizer.

B. Doors, Automotive or varnish Finished Paint.

C. Steel and Metal Works: two (2) coats metal Primer and two (2)
coats acrymel or quick drying enamel.

D. Extra coats shall be applied to achieve even paint-finished work


as pear Architect’s approval.

8.0 PLUMBING

8.01 The works be done under this Division of the Specifications consists of
the fabrication, complete in all details of the Plumbing works, the
subject premises, and all the work and materials incidental to the
proper completion of the installation, except those portions of the work
which expressly to be done by others. All works shall be in accordance
with the governing Codes and regulations and with Specifications.
Conflicts shall be brought to the attention of the Architect and or
Engineer for final decision. The requirements in regards to the
materials and workmanship specify the required standards for the
furnishing of all labor, materials and appliances necessary for the
complete installation of the work specified and indicated on the
drawing.

8.02 Drawings and Specifications:

A. The Contract drawings and specifications are complementary to


each other and any labor or materials called for by either,
whether or not called for by both, if necessary for the successful
operation of any of the particular type of equipment furnished
and installed without additional cost to the owner.

B. All dimensional locations of fixtures, equipment, floor and roof


drains, risers and pipe chase shall be verified on the
architectural drawings and manufacturer’s catalogue.

8.03 Intent:

It is not intended that the drawings shall show every pipefitting, value
and appliances. All such items whether specifically mentioned or not,
or indicated on the drawings, shall be furnished and installed if
necessary to complete the system in accordance with the practice of
the plumbing trade and to the satisfaction of the Architect and the
Owner.

8.04 Codes and References:

The work under this contract is to be installed with references to the


latest requirements of the following:

REGULATIONS OF LOCAL WATERWORKS AND
SEWERAGE AUTHORITY

8.05 Record Drawings:

A. The Contractor shall, during the progress of work, keep a record


of the actual installation from that shown on the Contract
Drawings. Any major deviation shall be provided with shop
drawings for the Architect and Engineer’s approval.

B. Upon completion of the work, the Contractor shall submit four


(4) copies of the as-built plans indicating the works as actually
and finally installed.

8.06 Workmanship

The work throughout shall be executed in the best and most through
manner to the satisfaction of the Architect and Engineers, who will
jointly interpret the meaning of the Drawings and Specifications and
shall have the power to reject any work and materials that in their
judgment are not in full accordance therewith.

8.07 Installation:

A. Excavation, Backfilling and Pipe Laying

1. Excavating

a. Trenches for all underground pipelines shall be


excavated to the required depths and grades.

b. Bell holes shall be provided so that pipe will rest on


well-tamped solid ground for its entire length.

c. Where rock is encountered, excavation shall extend


to a depth six inches below the pipe bottom, and
before pipe is laid, the space between the bottoms of
pipe shall be filled with approved filling materials.
2. Pipe Laying

a. Pipe in trenches shall be laid true to line and grade


on a stable or suitably prepared foundation, each
section of the pipe being bedded and bottom of the
trench shaped to fit the lowest quadrant of the pipe
circumference.

b. Pipes shall not pass through columns, footings,


beam of fibs, except where noted on the drawings.

3. Backfilling

a. After pipelines have been tested, inspected and


approved by the architect and prior to backfilling, all
forms and bracings shall be removed and the
excavation shall be cleaned from trash and debris.

b. Materials for backfilling shall consist of approved


materials and shall be free of debris or big rocks.

c. Backfilling shall be placed in horizontal layers


properly moistened and compacted to an optimum
density that will prevent excessive settlement and
shrinkage.

B. Water Piping

1. The piping shall be extended to all fixtures, outlets and


equipment from the value installed in each branch.

2. The piping system shall be installed with a fall toward a


main shut0oof valve and drains. Ends of pipes and outlets
shall be capped with pipe extension of 30cm. long.

3. All pipes embedded underground shall have at least tw0 (2)


coast of far or carbon line.

C. Cleanout and Traps

1. Cleanout

a. Cleanouts shall be of the same size as the pipe. For


pipe 100mm. and larger, use 10mm. cleanout.

b. Use C.I. cleanouts with computer sunk brass cover


for septic tan/vault at car park.

2. Trap
a. Each fixture trap except those cast integral or in
combination with fixtures in which the trap seal is
readily accessible use brass type screw of ample
size.

D. Sleeves, Hanger, Support

1. Sleeves, pipe hangers, pipe supports and fixture support


shall be furnished and set, and the contractor shall be
responsible for their proper and permanent location.

2. Pipe Sleeves

a. Pipe sleeves shall be installed and properly secured


in place at all points where pipes pass through
masonry or concrete except unframed floors on
earth.

8.08 Plumbing Fixtures

All fixtures shall be installed, such as tank fittings, seat and cover,
angle valve, shut off valve and supply pipe assembly and P-trap.

a. Water closet, Possi, American Standard or approved equal.

b. Lavatory, Single Faucet or approved equal.

9.0 ELECTRICAL

All Electrical works shall conform the least edition of the


Philippine Electrical Code, to the rules and regulations of the
Local and National Authorities and the requirements of the Local
Utility Company concerned.

9.01 Service-electrical service shall be 220 volts, three phase, three-wires


60 hertz system.

9.02 Wiring Methods:

A. Flexible pipe shall be used values otherwise specified and shall


conform to Local and US Specifications. Conduits shall be
installed in the service entrance coupling reamed threaded on
each end.

B. Lightning fixtures: are not included, the Contractor shall install


all Owner-furnished lightning fixtures, were the plans call for
incandescent ceiling outlets of the screw-shell type, the ceiling
receptacles shall be furnished and installed by the Contractor.

C. Specifications and materials: Materials to be used shall conform


to the standards and Specifications have been established for the
particular type of material or equipment in question:

a. U.S Underwriter Laboratories.

b. US National Board of Fire Underwriter

c. National Electrical Manufacturer’s Association

d. Insulated Power Cable Engineer’s Association

e. American Standards Association

f. Bureau of Standards, Ministry of Trade

Materials shall be as there under specified:

A. Intermediate Metal Conduits (MC) for Service Entrance


Conduit and Metering Conduit.

B. PVC Pipes for all Feeders, Branch Circuit and Auxiliary


System: Neltex, Atlanta or approved equal, shall locally
manufacture Conduit.

C. Wire and Cables; Philflex or approved equal.

D. Circuit Breaker: General Electric or Approved

9.3 Roofing: teguila type ( as recommended by provence engrs.)

10.0 PAINTING

1. Scope of Work: Complete

2. General Requirements:

Paint materials shall be delivered to the jobsite in their original


unbroken packages. Paints shall be applied in strict accordance
with the manufacturer’s printed instructions. Use paint thinner or
linseed oil of the same brand as the paint to thinned. The
Contractor shall submit for approval, specification data and
samples for the various paints to be used. Paint materials shall
either be Boysen Paints or the like. Painting work shall be done
by Contractor approved by Architect to be experienced and
qualified to do first class quality of workmanship.

3. Finished surfaces shall be smooth, even and free from defects,


and shall show even coatings. Paints shall be applied to dry
surfaces only and on succeeding coat of paint shall be applied until
the preceding coat is thoroughly worked into all joints, crevices and
open space. There shall be a perceptible difference in the shades
of successive coats of paints.

4. Color Scheme:

Color Scheme shall be as shown on the schedule or as approved


by the Architect and the Owner.

5. Preparation of Surfaces:

A. General – rust, loose or disintegrated paint, grease and


scale be removed from metal work before priming of field coats
are applied. Wood, concrete and masonry, and other surfaces
shall be free from dirt, grease and dust, shall be in a condition
necessary to receive a satisfactory paint finish. Nail holes,
cracks or open joints shall be puttied, caulked or grouted. Putty,
where necessary shall be applied with knife after the prime
coats have been applied.

B. Concrete and Masonry Surfaces – new painted concrete and


masonry surfaces must be thoroughly neutralized either by
brush or spray with a solution of four (4) pounds of zinc sulphate
to each gallon of water. Surfaces so treated shall be tested with
litmus paper to ascertain that alkalinity is removed, otherwise a
second washing with solution shall.
