GENERAL SPECIFICATIONS
SCHEDULE OF FINISHES AND MATERIALS
SFM 100: GENERAL

101. NOTE: This simplified specification is prepared in a concise manner with the intention of
saving time and to simplify specifications elaborateness. All work covered in this contract
shall be executed in the highest form of workmanship and quality of materials.

102. The drawings and specifications are intended to explain each mutually, and anything shown
or called for in one and not in the other shall be executed as part of the contract as though
both are shown and specified.

The Contractor shall be responsible to check all the numbers and units as may be indicated
on the specifications or drawings and shall supply the actual required units called for.

103. Precautionary Measures – The Contractor shall take precautionary measures for the
protection of the adjacent properties from injury, damage or loss arising in connection with
this Contract. He shall be responsible for all damages to persons or property, which may
occur in connection with the prosecution of the work.

SFM 200: EARTHWORK:

201. Include cut and fill, compaction and grading to acquire finished grade as required in the
plan.

202. Site Clearing:

a. All obstacles within the premises shall be disposed and cleared as directed by the
Supervisor.

b. Existing plants to remain shall be protected from damages.

c. All plants obstructing the work shall be removed to the designated places, unless
otherwise directed by the Supervisor.

d. All plant roots shall be disposed.

203. Backfill and Fill:

a. Backfill of suitable excavated soil shall be placed in horizontal layer of 30 cm thick,


compacted by hand or mechanical as required density.

b. Fill shall be shown in the drawings unless otherwise directed and shall be compacted by
mechanical means to require density of 95% optimum.
c. Excess earth – surplus earth from cut portion shall be placed in lower ground as desired
by Supervisor to the nearest depressed area.

SFM 300: SIDEWALK

301. Include sidewalk.

302. Sidewalk slab shall be of 0.10 meter thick R.C. 2,500.00 psi concrete reinforced with No.
12mm Ø bars at 0.50 o.c.b.w. Provide 4” thick compacted gravel and slabs.

SFM 400: FOUNDATION AND EXCAVATION WORKS AND SOIL POISONING:

401. Gravel Bed – 3” thick compacted on bottom of foundation and or footing trenches.

402. Excavation and Grading – Visit site and accept as is, include all excavation and grading as
shown on the drawings.

403. Minimum depth of excavation – from natural grade line, 1.50 m. Refer to Plan.

404. All excavation work for foundation based on drawing shall be from natural
Grade. No foundation shall rest on fill. Excavate a minimum of 1.50M depth for
foundation footing.

405. Drain water in trench as may be directed during pouring time.

406. Soil Poisoning – Apply soil treatment enclosed by the building perimeter and to the ground
within the lot boundary against ground pests like subterranean termites and others.
Chemicals shall be AGENDA or PREMISE brand and shall be applied according to
manufacturer’s specifications.

407. All columns shall be flushed. Details & specifications shall be furnished by the Architect
upon award of the construction contract.

SFM 500: FILLING, GRADING AND SLABS ON FILLS:

501. 1-part escombro, 2-part lastillas or barrow earth for all filling job, done in 6 layers,
compacted. Filling shall be confined on building area as shown on plan.

502. 4” thick gravel fills immediately under slabs on fills.

503. Ground floor slab on fill and Basement slab on fill – 0.100 thick reinforced with 10 mm Ø
bars spaced at 0.50 meter on center both ways.

504. Driveways and pathways slab on fill – 0.125 thick reinforced with 10 mm Ø bars spaced at
0.50 meter on center both ways.
SFM 600: CONCRETE AND REINFORCED CONCRETE WORKS

601. Test – Steel bars, cement, gravel and concrete samples, shall be tested as required by the
ENGINEER’S OFFICE OF QUEZON, CITY, samples and fees to be borne by the
Contractor.

602. SCHEDULE OF CONCRETE:

a. Concrete – fc’ = 20.68 Mpa (3,000 Psi) at 28 days.

b. Cement – approved brand. Portland cement.

c. Gravel – G-1 crushed, ½” to ¾” in size.

d. Sand – “Porac” sand only.

e. Reinforcing bars: Use Pag-Asa, Universal Steel or equivalent.


1. All mild reinforcing bars shall be round deformed bars conforming to ASTM A-615.

a. fs’ = Mpa (20,000 psi) grade 40 (25 mm Ø and larger).

b. fs’ = 124 Mpa (18,000 psi) Structural Grade (10 mm Ø; 12 mm Ø;


16 mm Ø and 20 mm Ø).

2. All reinforcing bars shall be welded to existing bars.

f. Forms – Use 3/8” thick plywood for all form works.

g. Form oil – Form to be coated with “FORFILM” only. All exposed concrete surface are
not to be plastered, only rubbing shall be allowed.

h. Timber – Use Apitong or Tanguile for all structural wooden lumbers.

SFM 700: WATERPROOFING

701. Use 5-ply asphalt sheet hot process system or torched applied waterproofing system for
concrete gutter, toilets & bathrooms flooring, and balconies. All brands must be approved
and verified by the Architect.

702. Company doing waterproofing job shall post a guarantee bond of at least twenty percent
(20%) of the Total Cost of the job for five (5) years.
SFM 800: MASONRY WORKS
801. Concrete Hollow Blocks – 6” thick for wall with pipe vent and exposed surfaced along the
perimeter except for facade. Room. Use 700 psi for all CHB.
802. Reinforcement – 10mm Ø bars at 0.60 m on center both ways for all concrete hollow
blocks wall.

803. Wall finishes as per schedule on plans. Cement plaster shall be in two (2) coats rough
textured with paint finish.

804. Exposed pipes of S.S., D.S. and others besides column shall be covered with CHB wall and
plastered.

805. Walls along hallways, kitchens, toilets and where pipe line is located use 6” thick concrete
hollow blocks.

SFM 900: SCHEDULE OF LUMBER AND PLYWOOD WORKS:

901. Yakal, sun-dried free from defects – For all wood plate in contact with concrete,
Solignum treated.

902. 2” x 4” Tanguile varnish finish sun dried free from defects – For door jambs.

903. Use 2” x 2” Solid Tanguile varnish finish for Main Stair Handrail & Baluster Post.

SFM 1000: DOORS AND WINDOWS:

1001. ENTRANCE DOOR – Use Solid Tanguile Panel Door with Horizontal Strips(For
Architect’s approval)

1002. BEDROOM DOOR – Use Tanguile Panel Door with Horizontal Strips. (For Architect’s
approval)

1003. T&B DOOR – Use PVC Door. (For Architect’s approval)

1004. T&B DOOR– Use PVC Door for all t&b area (For Architect’s approval)

1005. ALL WINDOWS- Use Aluminum Analok Window Frame with 6mm thick clear glass.
(For Architect’s approval)

1006. T&B WINDOWS- Use Aluminum Analok Awning Window Frame with 6mm thick clear
glass.(For Architect’s approval)

SFM 1100: GLASS AND GLAZING:


1101. Silicon Sealant– good grade to be tested prior to installations. Approved by Architect.

1102. Use ¼” thick tempered clear glass for all Aluminum Door , sliding, awning & fixed
windows and 3/8” thk. Glass for uPVC casement, sliding , awning & fixed windows.

1103. Use 9mm thick tempered tinted bronze glass for main chapel walls, all balcony/viewing
deck railings.

1104. Use 1/4” thick textured glass for Wooden sliding doors.

1105. Refer to schedule of doors & windows for further details.

SFM 1200: FLOOR FINISH SCHEDULE:

1201. Use 0.60M x 0.60M Granite Tiles/Homogenous Tile finish for all Living area. Verify
color & design for Architect’s approval.

1202. Use either 0.30 Mts. X 0.30 Mts. or 0.40 Mts. x 0.40 Mts. Textured Ceramic tiles for all
T&B areas. Verify color & design for Architect’s approval.

1203. Use 0.40 Mts. x 0.40 Mts.. Textured homogenous tiles (wood grain finish) for all
BALCONY AREA/VIEWING DECK. Verify color & design for Architect’s approval.

1204. Verify and submit samples for Owner & Architects approval.

SFM 1300: WALL FINISH SCHEDULE:

1301. Toilet partitions enclosing toilet and hallway use 4” concrete hollow blocks.

1302. 0.30 Mts. X 0.30 Mts. Natural stone slate accent wall for exterior walling (verify design
on plans for further details).

1303. Use Boysen Liquid Tile low sheen on rough plaster wall for Exterior finish. Verify color
for Architect’s approval.

1304. Use Boysen Virtuoso paint on indicated rough plaster walls for Interior finish. Ordinary
concrete walls should use latex paint. Verify color for Architect’s approval.
1305. Use 0.30 Mts. x 0.30 Mts. Ceramic tiles for T&B walling. Refer to toilet detail. Verify
color & design for Architect’s approval.

1306. Refer to plans, elevations & sections for further details.

SFM 1400: CEILING FINISH SCHEDULE

1401. Use12mm thick Gypsum board on metal furring for all Interior ceilings.

1402. Use 12mm thick Moisture Resistant Gypsum board with 3” plaster glass cornice on metal
furring for all T&B area Except for maids & drivers T&B, use 4.5mm x 4’ x 4’ thick
Hardiflex board on metal furring with ¼” groove design.

1403. Use 4.5 mm thick Hardiflex board on metal furring for garage areas. (verify details)

1404. Use Hardiflex Board on metal furring for Exterior Roof Ceiling Eaves, porches & lanai.
Verify color & design w/ Architect.

1405. Refer to ceiling plan as further detailed.

SFM 1500: CLOSET, KITCHEN CABINET, BUILT-INS

1501. Closet work – Use ¾” thick Marine plyboard for carcass. ¾” thick Sashed Solid Tanguile
for covers. Finish & design for Architect’s approval.

1502. Main Kitchen counter – Use China Granite Slab. Cut to size at kitchen counter. Verify
color & design for Architect’s approval.

1503. Kitchen cabinet – Use Modular cabinets. Verify color & design for Architect’s approval.

1504. Hardware – Use concealed hinges for all closet and cabinet doors German or Italian
brand or approved equivalent.

1505. Interior of kitchen counter shall be tiled with 0.20 Mts x 0.20 Mts. glazed tiles (Flooring
only).

1506. Provide 1/8” thick marine plywood backing on all closets as per design.

1507. Provide metal drawer guides for all drawers.

SFM 1600: FINISHING HARDWARES:


1601. Hardware for counter, shelves, cabinet, drawer, etc. – All necessary hardware for all type
of wood work such as bolts, automatic catches, cylinder locks, drawer pull, cabinet and
closet door pulls, knobs, push or cover plates, strikes, holders, indicators, push or pull
bar, drawer locks, metal drawer guide etc. approved samples shall be provided for
operative function. All shall be of Japan made or its equivalent.

SFM 1700: MISCELLANEOUS:

1701. Air Conditioner – Owner shall provide necessary stub-outs for split-type air conditioners,
which will be either wall-mounted or ceiling mounted (for the administration office and
family rooms).

1702. Intercom & Phone – Intercom equipment telephone type by Aiphone


(Apparatus owner supplied). Contractor shall install intercom lines for every family
room, admin. office & hallways & 2 external phone lines with PABX equipment at admin
office, as indicated in the Power & Auxiliary layout.

1703. Main Door lockset shall be with escutcheon plate and deadbolt apart from lever type
handset.

1704. Medicine Cabinet. To be provided at the admin. Office.

1705. CCTV cameras shall be installed at strategic locations within the premises. The central
monitor shall be located at the admin office.

1706. All electrical specialty lighting fixtures such as wall & table lamps, chandelier, center
lights, electrical lighting dimmer devices for halogen, wall lamps, & chandelier shall be for
the approval of Architect and Owner.

1707. Water & Electrical Meters shall be within reach upon entrance of the development, near
the admin office.

1708. Floor drains & strainers, lighting fixtures & accessories, bathroom fixtures & accessories,
Narra wood plank, all cabinet & closets closers, door hardware shall be selected by the
Architect for approval of the Owner.

1709. Contractor’s Responsibility – Contractor shall coordinate and facilitate installation of


above equipment by other suppliers and assist in the provision of stub-outs.

1710. Water heater. (preferably Panasonic brand).

SFM 1800: PLUMBING FIXTURES:


1801. Drawings – In general, the drawing for the work are diagrammatic and show the location,
type and size of piping, plumbing fixtures, accessories and equipment. The contractor
shall furnish all fittings, necessary dimensions before installing any work, and shall check
his layout to allow clearance required for other work as shown in the drawing.

1802. The Contractor shall also furnish three (3) copies of the plumbing layout as built upon
completion of the project.

1803. General – All fixtures shall be installed complete with accessories, shut off valves, angle
valves, and pressure relief valves, etc.

1804. Lavatories – Use ULS by Sanitec brand (fr. Kuysen Enterprise) vessel type counter top
lavatory for family room T&B

1805. Water Closets – Use ULS by Sanitec brand (fr. Kuysen Enterprise) with soap and paper
holder for all toilets.

1806. Kitchen Sink – Use Pyramis or Tekka Brand double bowl stainless kitchen sink (from
Wilcon Builders Supply). For kitchen sink mixer use Duo Plus model no. 12820 from
Kuysen Enterprises Inc.

1807. BATHROOM FIXTURES

a. Use ULS by Sanitec brand (fr. Kuysen Enterprise) or HCG brand, tissue paper holder
for all toilets.

b. Use ULS by Sanitec brand (fr. Kuysen Enterprise) or HCG brand, soap holder for all
toilets.

c. Lavatory faucet – Use C.A.E or equivalent Italian or German brands.

d. Shower set – Use C.A.E or equivalent Italian or German brands.

SFM 1900: PLUMBING MATERIALS, PIPE AND FITTINGS:

1901. Note: all underground pipes shall be coated with hot asphalt and wrap with jute sack
soaked with coal tar as protective cover against rust and covered with concrete.

1902. Waterline – Use Fusion type piping system or equivalent, PN-20 for hot & PN-10 for
cold water line.

1903. G.I. Valves and fittings – U.S. made 125lbs. working pressure, red & white, kits or
crame brand.

1904. Water meter – EVER, ASAHI Model or approved equal.


1905. Sewer line or Sanitary line – use Neltex series 1000 PVC or Atlanta.

1906. Concrete drain pipes – JACKBILT & CUSTOMBILT or equivalent.

1907. Clean out cover – Bronze cast, rustproof.

1908. Floor drain cover – 4” x 4” stainless strainer with slot opening.

1909. Area drain – catch basin detail, 12” x 12” reinforced concrete cover with steel handle.

1910. Sanitary & Vent lines – 2” to 4” use Neltex series 1000 PVC or Atlanta.

1911. Drainage lines – use Neltex series 1000 PVC or Atlanta.

SFM 2000: ELECTRICAL WORKS:

2001. General – Furnish and provide all times, articles, materials, operations or methods listed,
implied mentioned or scheduled on the drawings and/ or therein, including all labor,
materials, equipment necessary and required for their completion.

2001. Scope – Complete electrical system, service entrance, application, and installation of
electrical meters, fixture mounting, electrical computations and riser diagrams subject to
Architect’s approval. Furnish all fuses, wires, boxes, conduits, circuit breakers and make
test.

2002. Permits and Licenses – The Contractor shall pay and secure all permits and licenses
including inspection fees. He shall hire an Electrical Engineer for the preparation and
computation of the electrical plans and pay for all necessary expenses. The Owner shall
pay for the deposit of meter/ meters required by the Contractor and the Owner.

2003. Materials:

All materials and workmanship shall follow all provisions as provided by the latest
edition of the National Electrical Code.

a. Junction Boxes - Hot dipped galvanized steel sheets, clean, rust-free, and painted
with primer red lead. Provide with locknuts Ga. 16.

b. Utility Boxes - Hot dipped galvanized steel sheets, clean, rust-free, and painted
with primer red lead. Provide with locknuts Ga. 16.

c. Conduits – c.1. Neltex or Atlanta Schedule 40 for PVC.


c.2. Matsushita or Nikon Brand for RSC.

d. Wires and Cables – Phelps Dodge THHN/THWN, Phil flex THHN/ THWN
Or approved equivalent.
e. Circuit Breaker –G. E. Bolt-on type, Common trip, molded case circuit breakers.

f. Panel Board – recessed type or flushed type depending on location. G.E., Ga. 16
painted with enamel gray provided with ground bar & terminals.
g. Exterior switches and convenient outlets – Use weatherproof duplex universal
type switches & outlets. Use National brand wide series devices.

h. Interior switches and convenient outlets – Use weatherproof duplex universal type
switches & outlets. Use National brand wide series devices.

i. Switches and Receptacle Plates/Cover – Use Standard National brand.

j. T.V. outlet & cable – Plain faced, National Brand, T.V. outlet w/ RG-6 coaxial
cable.

k. Telephone outlet & cable – National Brand telephone outlet w/ 4C/#22AWG


telephone jacketed wire, phil flex.

2004. Wiring Methods – All wiring shall be in concealed PVC conduits, Neltex or Atlanta
including those in double walls inside ceilings, all underground conduits shall be properly
waterproofed.

2005. Size of Wires – No wires shall be smaller than AWG gauge # 2.0 sq.mm. Ø THHN for all
lighting control switch line & # 3.5 sq.mm. Ø THHN for circuit feeder line. All circuits
shall be wired according to wires specification on load schedule.

2006. Limit of small appliance outlets – No more than twelve (12) outlets shall be
allowed per circuit of 30 amperes.

2007. Stand By or Extra Circuits – For future expansion provide at least two (2) extra circuits.

2008. Telephone System – Strict compliance with provision and requirements of the local
telephone company. Complete telephone connections and outlets in PVC underground
conduits from entrance outlet shall be with plug in telephone Modular Jack.

2009. Door Bell System – Provide one (1) weatherproof type push button at a strategic location
Apparatus provided by the Owner.

2010. Electrical Fixtures – Electrical fixtures, lights, water pumps, heaters, lamps, bulbs,
fluorescents and chandeliers shall be furnished by the Owner. Mounting and installation
of fixtures shall be done by the Contractor.

2011. Intercom system – Kocom by the Owner, wiring and cable by the Contractor.

2012. Metering – Contractors to secure meter base from Local Electric Company, but the owner
shall pay the corresponding deposits.
SFM 2100: PAINTING WORKS

2101. MATERIALS –BOYSEN Liquid tile low sheen paint for exterior finish where specified.
BOYSEN Virtuoso or Latex paint for interior finish of walls and ceilings. Or approved
equivalent.

2102. APPLICATION – All applications and methods to be used shall follow strictly
manufacturer’s instructions and specifications.

2103. SURFACE TREATMENT – All surface include masonry wall shall be thoroughly
cleaned, puttied (masilia), sand papered rubbed and polished unless otherwise specified
as rough plaster finish by Architect. All masonry walls shall be treated first with
neutralizer prior to painting.

2104. SCHEDULE OF PAINTING FINISHES:

a. All masonry wall cement finished surfaced – two (2) coats paint. Verify color & tone
with Architect.
b. Ceiling &/or wall surfaces – two (2) coats paint. Verify color & tone with Architect.

c. Doors, door jambs, woodworks, cabinets, counter, closets (interior and


exterior) – Will be Varnished Finish. Color & Tone verify with Architect.

d. Steel and Metal Works – Two (2) coats epoxy primer and coated with quick
drying enamel. Verify color & tone with Architect.

2105. Extra Coats – shall be applied to achieve desired finish, follow Architect’s instructions.

SFM 2200: ROOFING WORKS

2201. Use Rafter ( 3x6 C purlins )& 2x4 C purlins as per design. Refer to Structural plans for
further details.
2202. Use 1 pc- 1” x 8” Hardisenepa for fascia board.

2203. Used Long Span Ribbed Typed Roofing


2203. Used Stainless Steel Gutter

SFM 2300: STEEL WORKS

2301. Use 1” x 1” tubular horizontal steel baluster, ½” round bar & ¼” x 1 ¼” flatbar, for
Service stair balusters. Provide steel rings on all vertical baluster bars. Verify color &
finish with Architect.

2302. Refer to stair schedule & steel baluster supplement drawings for further details.
