SPECIFICATION
I. GENERAL DESCRIPTION OF THE WORK:
The work to be done shall include the furnishing of Labor, materials, equipment and
specialized work in the construction of residential building as shown in the drawing and as
specified herein.

II. CONCRETE WORKS:


a. Design Mixtures

The mixture for all classes of concrete shall be designed and approved by the
engineer to obtain concrete having compressive strength as specified herein under
subparagraph (b) and (c) at the age of 28 days, unless otherwise specified in the specifications or
indicated in the drawing.

b. Cement Content

The minimum cement per cubic meter of concrete for different classes or gradation of
aggregates shall be in accordance with the following:

1. CLASS “A” 220 kg/cm 9.5 bags/ cu. m


2. CLASS “B” 175 kg/cm 8.0 bags/cu. m
3. CLASS “C” 141 kg/cm 7.0 bags/cu .m

c. Aggregate Content

Concrete mixtures shall be designed to use the largest size and the minimum amount
of course aggregates, the practicable for the intended use of concrete.

d. Consistency

The amount of water to be used for when the concrete shall be regulated as required
to secure concrete of the proper consistency and to adjust for any variation in the moisture
content or grading of the aggregates as they are mixed.
.

e. Unless otherwise specified, all steel reinforcements shall be new billet stocks and of standard
structural grade.

f. Placing of concrete through reinforcements cares shall be taken that no segregation of the
course aggregate occurs, on the bottom of the beams where the congestions of steel near the
forms, makes the placing difficult, a layer of mortar of the cement-sand ratio as used in the
concrete shall be first deposited to cover the surface.

g. Forms shall be used whenever necessary to confine the concrete and shape in the required
lines or insure the concrete against contamination by foreign materials or sloughing from
adjacent excavated surface. Forms shall have sufficient strength to withstand the pressure
resulting from placement and vibration of the concrete and shall be maintaining rigidly in
concrete position. Forms shall be sufficiently tight to prevent loose of matter from the concrete.

h. Pipes and conduits embedded in concrete shall be placed before depositing the concrete.
They shall be of such size and in such location as not duly impair the strength of the
construction.

i. All concrete shall be cured by an approved method for a period not less than seven days or at
least three days in case of high early strength. Concrete shall be protected from injuries action
from the sun, rain flowing and mechanical injury and shall not be allowed to dry out from the
time it is placed until the expiration of the minimum curing period. Curing start as soon as
concrete has attained the initial set.

III. MASONRY WORKS


a. Concrete hollow blocks units for walls and partitions shall be manufacture locally by “RIGID
BLOCKS” or approved equal. They shall modular non-load bearing with minimal sizes of 0.10 m
and 0.15 m thick. Hollow block unit shall be true to size, without cracks, splits, or other defects
which may impair the strength of durability.

b. Portland cement mortar for laying block shall consist of one (1) port land cement, three parts
(3) clean coarse sand and only sufficient water to make a workable mixture will be permitted.

c. All horizontal reinforcement shall be tied to vertical reinforcements.

d. All concrete and CHB walls shall be plain cement finish.


IV. CARPENTRY WORKS:
a. All carpentry work shall be performed and completed in a workmanlike manner, in
accordance with the generally accepted and modern practice in carpentry.

b. Lumbers shall be of approved quality and shall be selected grade available for their selected
kinds required for the various parts of the work, well-seasoned, thoroughly dry and free from
loose or unsound knots, saps, shakes or other imperfections that may impair the strength,
durability and appearance. Unless otherwise indicated in the drawings, lumbers shall be made of
laua-an or tanguile.

c. Nails to be used shall be smooth and shank, zinc coated wires of best commercial quality
manufactured locally,

d. Putty for wood works shall be the same color to match the exposed color finishing, and shall
be subjected to the approval of the engineer.

e. The sizes of wood framing unless otherwise indicated in the drawing shall be specified herein,

1) Door Jambs, use 2” x 5” for all exterior doors on masonry, and 2” x 4” for all
interior wooden partitions.

2) Wall Studs and Ceiling joist, use 2” x 2” with a minimum spacing of 0.60 m on
center both ways.

f. All door shall the type and size indicated in the drawing and as specified herein. Thickness of
all doors shall be 45 mm thick unless otherwise specified. The top and bottom edges of all
exterior and interior wood doors shall be given coat of lead and oil priming paint or coat of
water-resistant spray varnish after cutting and fitting prior to the installation of the said work.

V. PLUMBING WORKS:
1. All plumbing installations shall be done in accordance with the provisions of the National
Plumbing Code, the existing local ordinances on sanitation of the municipality, and with the
rules and regulations of the water service company.

2. All materials to be used shall brand new, the type and sizes conforming with the plans and
specifications and free of cracks and other defects that could eventually result in leakage.

3. Main pipe leading the toilet to the septic tank shall have an inclination of at least 2 cm per
meter run.

4. All joints and fittings shall be filled with appropriate sealing materials to prevent leakage.

5. All plumbing works shall be done in accordance with the accepted practices in plumbing and
shall be under direct supervision of a duly licensed Sanitary Engineer or a Master Plumber if one
is available in the locality.
VI. electrical works:
1. All electrical works shall be done in accordance with latest edition of the Philippines Electrical
Code, local ordinances and requirements of local electric utility company.

2. Nature of service to the building shall be 10.2-wire, 230 volts, 60 Hz, AC.

3. All materials and equipment to be used shall be brand new and of approved type for the
purpose and location intended.

4. All wiring shall be in rigid- non metallic conduits, (uPVC) run imbedded on all concrete and
hollow blocks structures, walls, floors, and partitions or run concealed between double walls
and ceilings.

5. Mounting heights shall be:

Switches. 1.4 m above finished floor line

Convenience Outlets. 0.30 m above finished floor line and 0,15 m above counter and
table tops,

Panel Board. 1.8 m above finished floor line to top of panel.

6. Pull or junction boxes shall be installed where necessary even if not indicated in the drawing.
All be done under direct supervision of a duly licensed Electrical Engineer or a master electrician.
