SUBJECT: SPECIFICATIONS

1.0 CONCRETE and REINFORCED CONCRETE

1.1 Forms shall be true and smooth. They shall be strong enough to contain the concrete without
bulging. All forms shall be securely supported in place to avoid accidental movement during
concrete.

1.2 Cement shall be PORTLAND Cement and must conform to the standard specification
requirements and tests for Portland Cement.

1.3 Water shall be fresh and potable. It should be free from injurious amounts of soils, acids,
alkali, salts, organic materials or other substances that may affect the strength of the
concrete. Water to be used for concreting shall be checked to ensure concrete
workmanship.

1.4 Fine aggregates shall be clean and free from deleterious materials. It should not contain more
than 5% of materials passing through No. 220 sieve by washing or 2% clay lumps or 25 of
shale.

1.5 Coarse aggregates shall be well graded of approved materials a crush stone or river gravel.
Maximum size of aggregate shall not be larger than 1/5 of the narrowest dimension between
reinforced bars, and in no case larger than 2” in diameter.

1.6 All main reinforcing bars shall be deformed conforming to ASTM A615-68.

1.7 All secondary reinforcing bars such as ties, stirrups, temperature bars and inserts may have a
minimum yield strength of 33,000 psi. Unless otherwise noted in the plans, the minimum
yield strength of the main reinforcing bars shall be 40,000 psi.

1.8 Properties of cement, fine aggregates, coarse aggregates, and water shall be such that they
produce concrete having a minimum compressive strength of not less than 3,000 psi (28
days).

1.9 Concreting shall be done continuously until the section to be concreted shall be completed
when stoppage of concreting occurs, construction joints shall be provided. No concreting
shall be commenced unless all reinforcing bars and other related works required to be built
into concrete have been placed, inspected and approved.

CLASS A: 1:2:4 mixtures for columns, footings, beams and slab-on-grade.

CLASS B: 1:2:5 mixtures for concrete slab on fill.

1.10 Forms shall not be removed until concrete has adequately set and
strong enough to withstand anticipated loadings.

1.11 Foundations shall be wetted thoroughly at least two times daily for a minimum of 7 days
after placement. Concrete floor slabs shall be kept continuously mist until concrete attains
proper strength. Curing shall commence as soon as the concrete attains its initial set.

2.0 MASONRY AND OTHER RELATED WORKS

2.1 All masonry walls shall be true and plumb, built to dimensions, bond or patterns as indicated
in the plans. Where no bond or pattern is shown, the wall shall be laid in straight uniform
courses with the vertical joints aligning over center of a unit below, giving perfect
alignment of vertical cells, affording maximum size openings for reinforcing of walls.

2.2 Cement mortar mixture shall be 1:3. Water shall be dependent on workability required.
Reinforcement shall be 0.60 V by 0.80 H using 10 mm bars. Plastering mixture shall be 1:2.

2.3 Concrete hollow blocks shall have an average strength of 700 psi unless otherwise specified.

3.0 CARPENTRY AND JOINERY

3.1 Lumber shall be of approved quality of the respective kinds required for the work. It shall be
well seasoned, thoroughly dry and free from large, loose or unsound knots, spas, shakes or
other imperfections impairing their strength, durability, and appearance.

3.2 All framing lumber shall be of nominal size and all exposed wood work shall be 3 or 4 sides
plained.
All sizes of lumber should not be less than inch as indicated in the drawings.

3.3 All lumber in contact with concrete or masonry shall be bruised with coal tar and anchored
by means
of 20 nails spaced not more than 4 inches apart around the contact surfaces. All structural
lumber
shall be coated with one coat of Solignum wood preservative.

3.4 Lumber to be used shall be sun dried Tanguile.

3.5 No hammer marks shall be allowed on wood sidings or panels and plywood installations.
Windows and
door trims shall be single length.

4.0 DOORS AND WINDOWS

4.1 All bathroom doors shall be Polyvinyl Chloride.

4.2 All windows shall be fixed aluminum window (analok).

5.0 ELECTRICAL WORKS

5.1 Electrical installations shall strictly conform to the latest edition of the electrical Code and
all other internationally accepted standards, rules and regulations.

5.2 All services entrance equipment such as transformers, frames of


primary switches, secondary breakers, distribution panels, lighting panels, safety switches,
etc., shall be properly grounded accordance with the requirement of the Philippine
Electrical Codes.

5.3 Refer to the drawings for the details and schedules of electrical installations.

6.0 PLUMBING WORKS

6.1 All cold water lines in the building as well as the service entrance shall be galvanized iron,
Schedule 40.

6.2 All sewer lines and vent lines shall be unplasticized PVC. Sizes are shown in the drawings.
6.3 All downspouts, branches and laterals shall be conveyed to the catch basis or trench
provided and then to the main drainage line.

7.0 TILE WORKS

7.1 Granite tiles and ceramic tiles shall be used for interior finish.

7.2 Unglazed ceramic tiles shall be used for terrace and patio.

8.0 PAINTING WORKS

8.1 Painting shall be three coatings by Boysen or approved equal. Painting shall conform to
manufacturer’s specification.

9.0 FIRE SAFETY AND CONTROL

10.1 All wooden fixtures shall be treated with fire retardant solutions. Construction of fire exits
and fire escapes as well as installation of fire suppressions systems shall be incorporated in
the works herein specified in relating to the fire safety rules and regulations.
